Once the tenancy was coming to an end Northwood were quite useless from a tenants point of view. They had unjustifiably sought to recover the entire deposit with exaggerated reasoning and claiming for jobs that had been done, despite the property being in better condition than when we moved in. Northwood refused to try to come to an agreement with ourselves so the DPS made their own decision. A company for a landlords heart maybe, but steer clear tenants. 3 months later and the DPS ruled in our favour (because Northwood were clearly BSing) .

I appreciate your frustration and the views you have expressed but I feel that it is unfairly targeted at ourselves for a number of reasons which I will explain. The first point is that our role at the end of the tenancy is to act between the tenant and the landlord to decide if deductions are justified and how much to deduct. We do not gain from this process, in fact it is better for us if it can be decided and agreed straight away as this gives us less work to do. Any deductions are not our money, they are the landlord´s monies so we do not financially gain from an "exaggerated" claim. The second point is that we are instructed by the landlord. Whatever advice we give to them, it is their choice as to what they instruct us to do and we are contractually obliged to act under their instruction as is the case in this matter. So it is not that we are a "company for a landlords heart", we are contractually obliged to act for them. You might argue it is one and the same but the hard fact is that we act not based on emotions but on a legal obligation. The third point would be that you have expressed your opinion on the condition of the property at the end of the tenancy. The DPS adjudicator did not agree that it was in a better condition (and this is most definitely neither ours nor the landlord´s view), just that the condition when you moved in was fair and therefore the landlord (to quote from their report) has suffered "no material loss because the décor would have required redecorating at the end of the tenancy". This is the adjudicator´s independent view based on photographs and not by their having seen it in person. We would still disagree that there has been fair wear and tear but we understand the point the adjudicator is making regarding the age of the décor and that it is their view to compensate the landlord would be "embetterment". The fourth point would be that your review implies the property was so much better at the end of your tenancy that all of the deposit was returned to you. You know that is not the case, monies were withheld for a number of issues that were upheld by the arbitrator. You make it sound as though you got the whole of your deposit back because of exaggerated claims and because the property was in a better condition at the end of your tenancy. You know that is not the case. Finally, tenants should not be concerned about using us because due process has been followed at every point. The adjudication process exists for this scenario where there is a disagreement. The fact that you "won" on some aspects is not a reason that tenants should not use us. We are fully compliant with all relevant legislation and with the deposit scheme rules and so tenants are protected as you are claiming you have been in your case. If I might be cheeky, I would argue you should compliment and recommend us for following due process that has enabled you to achieve a result that you believe to be fair - we have played our part in that by acting between you and the landlord. I have received the worst customer service from Northwood Lettings in Bolton. They have repeatedly fallen well short of the acceptable service level expected. They are putting sub-prime tenants in the property and unsurprisingly they have not paid their rent for 4 months...Do NOT trust Northwood Bolton with your property.

Called us to say their vendor had “accepted” our offer. We received no email confirmation, they did not ask for solicitor details and no communication since then. They called the following day to say there’s been a higher offer and that’s been accepted. Just seemed like our offer was used as leverage to get higher from elsewhere. Unethical and unprofessional. No further email correspondence and no opportunity for us to match the offer. Will be avoiding buying from here.

Poor customer service yet to view a house despite filling in their approval forms. Waste of time never hear anything back. In the 3 times I've applied the only response I've had from you is because I've left poor feedback.

PLEASE READ IF YOU ARE A LANDLORD It’s crucial to share my experience with Northwood Bolton, especially when evaluating property management firms. This is a summary of the issues I encountered: They failed to perform credit checks on tenants, which was clearly outlined in the contract and then later attempted to shift the blame to the Landlord for not requesting these checks. Northwood Bolton terminated the contract without the proper notice(again this was outlined in the contract) leaving the Landlord exposed even though it had mentioned to Northwood that the Landlord was currently suffering from stress and anxiety. Their consultant then advised tenants on rental matters during what should of been notice period (as outlined in the contract) when they should have been acting in the Landlords best interests and the tenants started missing payments for the first time. Shockingly, their staff discussed my workplace with external parties and even confirmed this in writing, breaching my privacy. A Northwood employee used my personal information to search for me on LinkedIn and threatened to report me to my superiors if I didn't comply with their demands. The same individual used my personal email to send threatening messages after their tenure as a director ended. This was reported to the Police who ask them to stop. When I reported these serious issues to the new director, they refused to acknowledge them and even stated they wouldn't address the problems. I had to file a complaint with the Information Commissioner's Office (ICO) about the data breach and threatening messages. Even when ICO ruled in my favor, Northwood Bolton's director didn't acknowledge the threatening letter. In my experience, Northwood Bolton is a company that doesn't uphold contracts, fails to protect personal data, and takes no action against harassing staff members. Most concerning is their unwillingness to admit or apologise when in the wrong. Northwood continue to say when the person who sent the emails that they were not employed by Northwood even the ICO have identified that they were employed as a consultant. They have also been found in the wrong and asked to pay compensation by the Property Ombudsman for the Landlord experiencing avoidable aggravation and inconvenience as a result of the unclear and incomplete information when enquiring about a rental review. Be very cautious when considering their services.

The worst possible agent you can rent from. They made a claim of 1250 on my deposit of 750 claiming for damages like damaged hob and end of tenancy cleaning and many more which was all fake and even for things i had corrspondence with them on email. Thankfully i had all the evidence to prove they are just greedy and opportunistic and the result of deposit came in my favour for 95% of deposit. Never ever rent with them. Specially the ageny rebecca kellet who just wants to put tenants in misery.

I was a landlord , initially using miller metcalfe who sold the lease of a preoperty i was renting out to northwood based in Bolton , wich meant in laymans terms they were in breach of contract and in breach of data protection , I have never received a single statment from either miller metcalfe nor from northwood , there have been multiple structural alterations and damage to the propertty including a lot of theft and down right malicious damage ! therefore i have decided to launch an online campaigne to make3 the public aware of thease rogue firms ! Who in my personal experiance have been downright dishonest and have took the proverbial , avoid this firm and its partner in mischeif miller metcalfe at all costs i would leave thjem a review well the minus !
