They charge agency fees, this is illegal in Scotland. They are also slow at contacting the landlord. The fees in question are the credit checking fee, the tenancy agreement fee, the guarantor fee and the inventory fee.

Dear Mr Collins, Thanks a lot for your comments. Could you clarify what sort of fees we charge tenants. We take compliance extremely seriously and I can categorically confirm that we do not charge any fees to any tenants. If you feel otherwise please provide any details that allow us to follow your claim. Please post your reply publicly or alternatively contact me directly on eduardo.prato@martinco.com, mobile 07984-408093. Eduardo Prato, Director

Utter disgrace of a letting agent. We moved into the flat and took pictures of every inch of the place - £1300 p/m for a 2 bedroom flat and the place was filthy, food and clothes from previous tenants, fridge smelled and freezer was a disgrace. Every lightbulb was broken or not working. Complained several times and only one hall light was fixed. Upon moving out they withheld our deposit for over a month before advising they were going to charge us £280 to clean the place. We fought this for another month until they reduced this to £92 after being unable to provide a previous cleaning invoice from before we moved in. Given the length of time we had no more energy to fight the letting agent and landlord for our money, robbing b*****s

Dear Miss Jennifer Crilly and Mr James Atherton, As we take your comments very seriously we have investigated the matter. With regards to your comments on the inventory, the inventory report is 100% independent and carried out by a third party with no affiliation with Martin & Co. In terms of your other comments relating to the beginning of the tenancy, you are correct in saying that were a few minor cleaning issues to be addressed. For this reason and as agreed, you were only charged 30% of the outgoing cleaning bill. Our records show that a contractor was appointed on the 19th of November to look into all the maintenance issues you have mentioned. With regards to the returning of the deposit, the records show that we were in constant communication always endeavouring to act upon your requests and bring the matter to a satisfactory conclusion. Furthermore we offer full regulatory protection by offering the redress option that we have by being members of the Property Ombudsman, if you feel that we have not kept our high standard service. Alternatively contact me directly on 07984-408093 and we can discuss your case in detail. I look forward to hearing from you. Eduardo Prato Director Martin & Co (Aberdeen)

Property I have rented has been in a disgusting state, dirt, odour, broken furniture, overgrown garden. Still sorting out issues with the property 5 weeks after the entry date. I recently found out that my landlord is unregistered with the Landlord Registry Scotland Scheme and Martin & Co while being fully aware of this have be acting on their behalf, which is an illegal act.

Don't be fooled by this company, before you sign the lease they will promise to fix broken items in the flat, promise that it will be cleaned prior to the move in date, and it won't happen. When we viewed the flat it was filthy and they suggested this was caused by the previous tenants and the flat would receive a good clean before we moved in. We noticed the bed was really wobbly and asked for it to be fixed, and Martin & Co promised to have this done before we moved in. Upon moving in we found the flat was still minging, and the bed was not fixed and has since collapsed even further. Also prior to moving in we advised that we already had some furniture and explained that if the existing sofa and coffee table could be removed that'd be great but obviously being a furnished flat we would understand if not. Before signing the lease we were told that this wouldn't be a problem we just needed to arrange a suitable date. We paid removals guys to take our furniture over to the new flat and squeezed it all in while we waited for a suitable date to be provided. After 4-5 calls and emails over several weeks we were told that it wouldn't be possible. After living there for 6 months, the rent went up. We decided it wasn't worth the extra money and put in notice to move out. During this time we were arranging to have the broken bed replaced, and after giving our notice we were asked for our availability to replace the bed. We provided our it and then heard nothing. Several weeks later I contacted to ask for an update and were told that we're not getting a new bed. Final complaint, they hold viewings without giving any notice. Twice last week they turned up without any prior warning with a bunch of people to view the flat!

What can I say, there were good things and bad things. The good; you could always get in touch with them to sort things out. The staff apart from the manager in Aberdeen (James) were a pleasure to deal with. 1) The manager and I spoke on the phone about insurance and the deposit. I found him quite rude and obnoxious. Do not believe he represents the company he works for in a good light 2) Getting things repaired in the flat I stayed in took a long time. The only thing that was fixed quickly was the lock on the door 3) Please ensure your deposit is put in the deposit protection scheme. Follow this up 4) After I left the flat, I got a professional cleaner to clean the property but was still charged for a deep clean 5) Please check the inventory very well and flag up any issues because they will make you pay for this later. I had to take them to court to reclaim my deposit after they made some deductions that were inaccurate. I would suggest immediately you move into the flat, take pictures of the flat and compare with the inventory, send a copy of the pictures to the inventory company, martin and co and keep a copy for yourself. Communicate by email and save your emails, you will need them later. When your tenancy ends, get the property cleaned, retain a receipt and video evidence as you will need it in court. Finally, I would suggest you prepare to contact the courts at the end of your tenancy as the goal is to not return your deposit to you. Good luck, I certainly will not lease any property from them again

Dear Mr Mark A, I can confirm that all deposits are transferred to the SafeDeposits Scotland scheme (approved by the Scottish Government). Our goal is to help the adjudicator to reach a fair decision on how to allocate the deposit at the end of the tenancy. In the particular instance of your tenancy, the SafeDeposits Scotland adjudicators allocated the deposit fairly based on the evidence that you and us provided. Had you not been satisfied with this outcome you could have appealed to their decision. Furthermore if you were dissatisfied with any aspect of our service you could either follow our complaint procedure or raise your concerns to the Property Ombudsman (to whom we subscribe) and he would have reached a fair resolution to any claims. You did not follow any of these options available to you. Nevertheless if you still feel that you need to raise your balanced concerns, please contact me directly at eduardo.prato@martinco.com. Very Unimpressed. A dishonest company who refused to clean my rented accommodation on moving in, even though they admit they did not clean it after the previous tenant. On moving out, they persisted to charged for a deep clean at the end, along with accusing me of removing items of furniture from the property to the value of a few hundred pounds. They later found these items....exactly where they were supposed to be on the inventory. I never even signed an ingoing inventory! Bottom line, months of hassle, dishonest tactics and frankly illegal.
