Absolutely disgusted at the service received with regards my step daughters rental through Northwood. The property was disgustingly dirty on receipt of the keys, but have the cheek to state they will charge for a professional clean once the rental agreement is over. Dirty hand prints on the walls, dried food all over the kitchen counters, spider webs and dead flies everywhere. In my opinion, the worst letting agents I have ever encountered.

Absolutely shocking administration fees to rent a property - £360 administration fee for 2 adults?? Really? Plus 1.5 x the rent for a deposit which is non refundable if you don't go ahead and a clause which states your deposit will be higher depending on your personal circumstances/credit check results!! Really?? £100 fee every time your contract is renewed, £50 if your rent is 3 days late, £250 + VAT for early release from tenancy, £35 if you ever need a reference from them, £50 fee if you overpay your rent and have the audacity to ask for it back, £120 to have the oven cleaned when you move out, additional 10% fee of the cost of any work when you move out, £100 fee to claim your deposit back at the end of your tenancy.... WOW.... a real shame as I found a really nice property I wanted to rent with you guys.... but I refuse to be exploited

Hi Gareth, I am sorry you feel this way however rightly or wrongly our charges are in line with the industry and some of the cheapest in our area and the country. In regards to the charges I think you may have misunderstood. For example the deposit varies as some people may not be in employment or have moved from overseas and we therefore sometimes take a larger deposit in that case. Equally if you commit to taking the property and then pull out prior to moving in then it would mean the landlord would lose a months rent and in that case your deposit would be used to compensate the landlord for any lost rent. The renewal fee is standard and one of the cheapest in the area as our competitors charge £150 each time and also charge the landlord where as we don't as we fell it is unethical to charge twice for the same job. We also charge a re-Let fee if you wish to terminate your contract early and this is to cover the cost if you are wanting to break your contract, which I feel is more than fair. Also if you require a reference then yes we charge but this is to cover our admin costs as unfortunately the guys in the office do not work for free! Yes we charge in the case that you over pay your rent as the bank charges Northwood for the payment you make in forgetting to cancel your payments and they also charge us for paying it back to you and again the guys in the office have to process that and they do not work for free. The 10% fee we charge on any work we carry out after you have left the property in the event you have not left the property as it was given to you and this again covers the admin in organising contractors etc to do the work however if you leave the property as you found it then there would be no charge to you. I hope this explains our charges better and therefore would not be an obstacle in you renting from Northwood.

Awful company, if I didn't love my house so much I wouldn't deal with this estate agents. We are currently letting off Northwood and have been for a couple of years. When ever we have a maintenance issue it takes around 10 phone calls/10 emails chasing them up and about a month later it may possibly get sorted. Was told last week that the information had been passed over to the contractor and he should of been in contact. (reported on the 24th April , its now the 16th may) When the contractor rang TODAY he told me he had only been passed over the job an hour ago and even sent me the email to prove it. Do not appreciate being lied to and no apology as to how long it takes to get an issue sorted.

I am really sorry to hear that although I want to assure you that this was an issue out of Northwoods control. Due to the matter not being of an urgent nature we didn't use our own approved contractor as the landlord wanted to use their own. Unfortunately when we learnt that the contractor had let the owner down we then instructed ours whom you spoke with. I am sorry for any inconvenience caused however if at all you feel that a matter has not be resolved to your liking then please contact me directly and I will ensure it is dealt with immediately. I would not recommend this company to sell your house. I have never met a company/person who promises so much and delivers so little. They said they would arrange group viewings of our house in December, they knew what time of year it was, and would only accept viewings on Saturday's. After two weeks they didn't have a single viewing but had said they would do a call out and give us feedback....they never mentioned the call out again. We asked for the board to be taken down, three weeks later we still have it. When I finally said enough is enough as the other agent we use has now arranged 10 viewings they said we have to give a weeks notice. So they are going to market our house for another week, but they physically can't arrange a viewing as they don't have another Saturday and they only do Saturday viewings with us. Pretty much sums up their competence! UPDATE - Another week has passed, they are still marketing our house (now illegally) and they still haven't collected their board, which is getting binned soon.

John I am sorry to hear your feedback and want to assure you that we did do a ring out for your property but unfortunately due to the close proximity to Christmas and lack of client motivation we were unable to secure you viewings. We are always optimistic and as such do our best at a tough time of year. That said I am sure had we had the opportunity in the new year then we would have been able to provide you the service you deserved. I will investigate the issue of the property being advertised after your dis-instruction however I am sure this was an oversight and I apologise unreservedly.

We have just finished our agreement after a year in a property let by Northwood in Sale. Everything throughout the tenancy was absolutely fine, all the girls in the office were kind and helpful. When it came to handing back the keys it's completely changed. We were told when we signed the contract a year earlier that the oven will be professionally cleaned and will come out the deposit money which we have no issue with (£100). They are also trying to charge us for a check out fee for £100 which we were not told about and none of the paperwork we were given showed this figure anywhere. One of the girls sent a fee guide to us to prove it is this price but the figure only says £70, which we had not been aware of in the first place anyway. On top of that, we cleaned the place from top to bottom for a whole day to make sure it was spotless yet they are charging us £72 for a professional cleaner!! We challenged this and they have decided to half the price but this is still money that should not need to be paid! Do not rent with this company!

Hi Dan, I am sorry you feel disappointed but everything we do is to protect the landlords property and to make sure that the incoming tenant has the standard of property we had promised them on the viewing. I appreciate your frustration however all our charges are clearly displayed and in fact you signed the sheet which shows all the charges on to say you were happy with them when you moved in. In terms of the charges they are levied to make sure the property is handed back in the same condition it was given to you and whilst I understand you cleaned the property the lady who inspected the property felt that it needed further cleaning.
