They are one of local real estate agents in Ruislip. I'd following interactions with them for property for sell in Ruislip manor so far and didnt find too impressive: 1. One property which was advertised for sell for viewing in Ruislip manor. Tried reaching 5-6 times, but never got appointment. The agent always said same thing that they will get back with viewing appointment and never reached back. 2. Scheduled one viewing appointment but I'd to cancel because of property's layout . 3. Scheduled another viewing appointment . Person arrived late and when reached asked us to start viewing from right door which was closed. As soon as my spouse and 2 year opened door, dog came jumping on my child scaring her and made her burst into tears. I'd to leave then and there. My trip was wasted. 4. I found the layouts mentioned by the architects is always including garage so finding exact carpet area is always challenging. What I liked? 1. Their informative sheets and 360 degree view of each property though the information is not always perfectly right .

Dear Saurabh Patil Many thanks for your review I have called, text and e-mailed you to have a conversation regarding this and also our findings. I would like to answer point by point for you. 1. We was awaiting the seller to come back to us after having to chase a number of times to have over 15 viewings booked into the property so this had to be planned correctly, sorry you wasn’t informed regarding this 2. We understand people cancel viewings if layouts are not a problem 3. The viewing before yours was late which than pushed our viewing further back which is out of our control but a few minutes wasn’t to bad, regarding the Dog we was informed by the seller that they would take the dog out but failed to do this. I was informed the dog didn’t jump onto your child and have asked the seller for the footage regarding this 4. Regarding the floor plans these are conducted by the RICS qualified specialists and if you would like to understand floor comings we would be more than happy to help you with this 5. Information sheets a data of from 3rd parties and we believe all their data points are correct but I would welcome the opportunity to understand if there is any you have noticed that is incorrect As stated I would be more than happy to have a conversation regarding this as I have tried a number of ways to speak to you Kind regards Peter Lawrence Director

We had a viewing on a property on Victoria Road and when Hayden called us for feedback, we told him that it is on the main road and was noisy. Some properties are good isolated some are not and on pictures it was not obvious that the property would absorb much noise. Hayden told us to make a better check first before viewing properties. Yes I can do that, but does it mean I cannot see any property or get an impression of properties being on main road? People can change their mind, but the response felt we only can view properties, if we most likely buy it. Was upsetting to hear that cold response, and hopefully we can find good properties with other vendors, who understands and accept buyers' honest feedback.

Extremely annoying that they are littering our mailboxes with unsolicited marketing letters, directly addressed so the spam even has our address on it. I would not even consider using them as estate agents, we'd go with Purple Bricks organizing our viewings at the time it suits us. Had enough of these kinda leeches, thank you... And please STOP SENDING US THE ADDRESSED SPAM MAILS - WE DO NOT WANT THEM. Cheers.

Dear Macs Bdivan, Thank you for your review. If you could send me a direct message with the details from the leaflet, I will ensure that your address is removed by our marketing department as soon as possible. Regarding Purplebricks, they were sold last year for £1.00, which might suggest that the cheapest option isn't always the best or the quickest that get you maximum price on you biggest tax free asset. If you wish to have your information removed by from our marketing list, please provide details from the leaflet, and I will take care of it within 24 hours. Kind regards, Peter Lawrence

I dont want to give any stars to this LR estate agent. As a tenant, they do not respect us at all. The manager is rude, impolite, and offers no flexibility for tenants, and ALWAYS stand on the landlord's side. Avoid this estate agent if you can if you are trying to rent a place.

Many thanks for your review. regarding garden close, you have purchased a property to buy and move in June and the landlord has instructed us to put the property back on the market to rent. We only asked to have viewings on the property as per the landlord’s instructions so there isn’t a void period of there property. Happy to have a call regarding this if that helps Kind regards Peter Lawrence Director

Do not recommend if you value your own time. This estate agent falls short when it comes communication. Despite assurances of timely updates by the 'end of the day', we were repeatedly left without a callback. This lack of responsiveness felt disrespectful and wasted our time, leaving us hanging with uncertainty. Even after a month, we remain uninformed about whether the sellers even received our offer or provided any feedback. Our only indication of progress is through Zoopla, where we discovered that the house has been marked as 'sold subject to contract'. Safe to say we will be telling everyone we know to avoid.

Dear Roshni, I wanted to update you on the status of your property offer. I recently spoke with Parth, who mentioned that you were on holiday, explaining the earlier communication breakdown. We have attempted to contact you both by phone and through messages regarding your offer. Regarding the property, an initial offer was made by another buyer who was legally prepared to exchange, pending mortgage approval. Unfortunately, their mortgage did not go through upon review by the underwriters, prompting the seller to put the property back on the market. Since then, we've had over 20 viewings and received several offers, including multiple from you. After your first offer was rejected, you increased it several times. In the meantime, the original buyer resolved their mortgage issues and returned with an offer higher than any others we received. The seller has decided to see if this buyer can finalise the exchange within the next week and exchange contracts. Parth has asked to keep your offer pending. If the current deal does not proceed, we will revisit your interest in the property. Please be assured that all offers and rejections have been formally documented and communicated to the seller as well as yourself via e-mail We strive to avoid multiple agreements that could result in financial losses for any party and must follow the seller's instructions. Thank you for your understanding, and we will continue to assist you in your search for the right property. Kind regards, Peter Lawrence Director

I had the unfortunate experience of dealing with Lawrence Rand recently, and I feel compelled to warn others about their unprofessional and deceitful practices. If you're in the market for a reliable estate agent, steer clear of this one at all costs. First and foremost, honesty seems to be a foreign concept to these people. Throughout my interactions with them, I encountered nothing but lies and misrepresentations. They promised to keep me updated on the status of my offer on a property, but it quickly became apparent that this was just lip service. Despite repeated assurances that they would contact the owner and provide feedback, they conveniently "forgot" to follow through each time. It's evident that their word means nothing, and they have no qualms about stringing along potential buyers with false promises. What truly baffles me is their complete disregard for basic courtesy and professionalism. Ignoring clients and failing to communicate effectively and not sending my offer to the owners are cardinal sins in the real estate industry, yet Lawrence Rand seems to revel in their incompetence. They have no respect for their clients time or investment. Just save yourself the headache and avoid Lawrence Rand at all costs Don't make the same mistake I did by entrusting them with your business. Look elsewhere for an estate agent who values honesty, transparency, and respect for their clients.

A random life situation happened to me and I had to give up the flat I had booked by paying £311. I cancelled a two weeks in advance. They don't look at customers as people just as a source of profit. They are only interested in how they can make money and when they are supposed to do something from themselves you suddenly lose contact with them. When the agency had business with me, they would call me all the time, unfortunately it doesn't work the other way round, especially when it comes to refunding money. According to law it’s up to the agency to decide whether money will be paid out and how much, but the government advises to be fair and look at the circumstances… I lost a job and was left without a place to live since I couldn’t prove one of the tickboxes for their flat application and £100 refund is not fair in this situation. I asked for time to explain my situation - I did not get it. I asked for a larger share of the deposit and nobody replied to my messages. Jacek

Dear Jacek, Thank you for bringing your concerns to our attention. We are genuinely sorry to hear about the difficulties you’ve faced recently, including your job loss and the subsequent challenges with securing accommodation. We understand that such circumstances can be incredibly stressful, and we regret any additional stress our service may have caused. It is never our intention to make any customer feel disregarded or valued only for their financial contribution. The details you've shared suggest that we need to reassess our approach, especially in terms of how we interact with clients during their times of need. We are aware that you had to give up the flat you booked at Grace Court by paying £311 and cancelled two weeks in advance. It is clear from your message that you feel let down by how we handled your request for a fair consideration of your situation, especially concerning the refund. Regarding the details of the transaction, it was noted that after you paid the deposit, you informed us through Graham that your employment contract would not be renewed. We understand this was a significant factor that influenced your ability to proceed with the letting. We did refunded £100 of the deposit as there was cost incured with suppliers, which was discussed with you. At that time, you expressed gratitude for the portion of the deposit that was returned, understanding it as a compromise given the situation. We are surprised to hear that the deposit was paid at a time when you were uncertain about your job continuity. This situation indeed complicates matters, but it emphasizes the need for clear communication from both parties from the outset. Once again, we apologize for any inconvenience and distress caused. We called you yesterday with no response to have a telephone conversation regarding this so please can you call us back on 01895-632211 regarding this matter, We will try again today Warm regards, Peter Lawrence Director
