I was very keen to purchase a property from this estate agent. When the property went on the market, within 2 days I got in contact to arrange a viewing. From the very first contact, I got the feeling they did not want me to buy this property. I felt they already had a buyer in mind. However I’ve booked a viewing within a few days of the property going on market and I was very very keen to put in an offer. When I turned up for the viewing, my concerns were further confirmed as I noticed a sold sign up outside. When I questioned this (as I was reluctant to enter and get emotionally involved with a property if it was already sold), they told me it was “premature” on their part and the property was indeed still available. I was very keen during the viewing and told them there and then I wanted to put a full asking price offer. They told me they had another offer on the table which was not the asking price so my offer would be welcome and was assured no further viewings would be going ahead. I was worried though as my property was not on the market. They offered to sell my property for me, which I was happy with. As the viewing was in the evening, I was told someone would contact me in the morning to get my offer officially in writing and to arrange a valuation of my property. I did get a call quite late the next day, but the person who called did not seem to know anything about the conversation I had with his colleague at the property the day before. So again I explained my situation, said I want to put in a full asking price offer and I want to booking a valuation. He booked in my valuation and said the process was in hand. Having not heard anything after that, and having not been asked to put my offer in writing, I contacted them and asked if my offer had been put forward. I did not receive a response so I called to chase my email. I was then told something completely different again, that there were now 3 offers on the table and that they were above the asking price. As I said, from my very first contact the LR, I felt they did not want me to purchase this property. And I wouldn’t have minded, if they have just been honest with me. I have been told different things by different people I have had my hopes raised and now I’ve been told as I suspected from the first time at the property is likely to be sold to someone else. I do not appreciate my time being wasted and I do not appreciate being told different stories from different people and the dishonesty from this company.NegativeProfessionalism
Had a lovely email this morning, "Congratulations on the start of your tenancy" Which would have been lovely, if our tenancy hadn't fallen through and our deposit hadn't have been kept. Not really what you want to see when you're facing homelessness in a couple of weeks.
Really disappointed with the service provided by Lawrence Rand at Ruislip Manor. Hardly had 4 viewings in a 5 month period that we were tied down with them for. There were 2 other/ similar properties listed in the same area at the same time with other agents and both of them sold. Ours was the only one left on the market. Also be careful while signing the contract as even if there are no viewings you are still stuck with them for 5 month.

Paul apparent branch manager absolutely rude and hung up mid conversation. Clearly money talks and did not want to hear a customer out. Definitely no not recommend.
Very friendly, and helpful team from the beginning to when we met Sean at the property, through to the end with us purchasing the property. Glenda's knowledge and professionalisim has been amazing, always keeping us informed of everything that was happening when we purchased the property. Hopefully we will be able to continue working with Lawrence Rand to let out our property. *Update 2019* Unfortunately there lettings department is VERY POOR I would not recommend to use. Constantly having to chase for payments and updates when we opted for a fully managed service very stressful. Extremely unfortunate we signed a new contract for 1 year with them!

TERRIBLE EXPERIENCE! We purchased our house through them in 2015. It all stared well, but as our offer got accepted and moved on to next stage the ordeal began. Our offer was accepted late July, we were told there was no chain and the seller is ready to move out as soon as we can get paperwork done. This turned out be a load of bunk. The seller used to "disappear" for weeks impacting the progress, not responding to queries raised by the solicitors. Paul Ryan who was dealing with the case from Lawrence Rand wasn't very helpful either. During the course he went on leave without giving an hint he was planning to do so. We never got any honest answers as to why the delay despite everything being in order from our side. Phone calls to his office or emails asking for updates rarely got returned unless the email was marked to Peter Lawrence. This was our first home purchase and with so much delay we were not sure what was happening, if there were to be gazumped, whether the deal is going to go through or not, it was very stressful for us. Finally we got the keys towards end of Nov. To our surprise the seller left all his unwanted stuff(mostly rubbish) behind. And he took away some of the fittings/fixtures that he earlier agreed to leave! When we requested Lawrence Rand if they can contact the seller and get the house cleared, all we got was "we will pass the message" and that's it. We never heard anything back. We were never given the contact details of the seller so there was no way possible for us to reach him. We also found out in the week that followed that someone else had signed up for Council Tax payment and another person had signed up for Gas and Electricity for the property. We managed to sort this out ourselves, not not sure how it happened in first place. Had Lawrence Rand been clear with their communication instead of keeping us in dark this experience would have been much better. I guess in a seller driven market, with properties in short supply and high prices, its the buyer which is at the receiving end and the estate agent only cares for the seller from whom ultimately the profits come! And today morning I received a phone call from them asking if I was interested in selling my house due to an increased demand for properties in my area! Good grief!
Given that the sale was chain free for both parties it was a long drawn out process due to the purchaser employing the services of an online 'property lawyer.' The promised weekly updates from the valuer/sales person were not forthcoming. It was not until Glenda Hall took up the mantle that we were kept in the loop. Many thanks Glenda. In all, a most frustrating experience.
