I had to reply with my second email account as it would not allow me to reply. It’s finally nice to be acknowledged and get a response. Is it because I have posted in the public domain now? Don’t you know who you a speaking with? PLEASE READ the name of the person who wrote the other review as you kept telling me to READ the tenancy agreement. You slipping up now? And now people can other how rubbish you guys are? I have told nothing but the truth. I have numerous emails too. I’m sure you have a call system that has a recording function so please feel free to hear my conversations for the slight times I got through to Jess or David and you will understand my frustration with them both. You will feel the same way! I have paid my rent on the 5th of every month on time. and upon giving notice I wrote on the email I will be leave the property by the 5th December, At which point does it mention that I will stay an extra day? I even mentioned to you guys that I will pay my rent one last time. if I misunderstood, then you guys should inform me that I will get charged for the extra day, but you didn’t. you knew and waited for me to vacant the house and then take from my deposit. That was your intention! I even gave the keys back early to you guys so you knew I will leave early! So why charge me? You even misinformed me regarding the process of claiming my deposit money back. When I rang to inform you I will be leaving the house early due to a family crisis you were quick to take the keys back, the lady on the phone said it will not effect my deposit nor did she say anything about me contacting TDS. She said I will be receiving an email for which I waited for but never got! Jess had also mentioned the same thing to me when I gave her the keys on the 3rd and said there will be no issues. They be nice to you in your face and ignore you because you are not there. This is the level of service you can expect here. I then called you guys which I dreaded and David answers the phone and very rudely explains you need to call TDS, I explained that I was given a different message by his colleges and he wasn’t having it and kept speaking over me constantly. It’s not the customers fault you guys have communication issues! Also regarding TDS he could have also kept the ball rolling for me and made the call for me to TDS rather then make the customer chase his own deposit. That is your job! I will action my bit when I need to do it. The only reason I accepted the repayment is because I’m sick and tired of you guys, I don’t want to deal with you guys, I have had enough. I would rather take a loss of £17 than speak with any of your you guys. I am a key worker and I don’t have time to be dealing with a mess you guys created! Its not worth the headache. I have numerous emails to prove what I am saying to be true and the countless emails you have ignored. I will also be going to the local authorities and paper regarding this matter and I believe this is unacceptable. I even sent an email today and guess what? No reply! The landlord renewed his contract with you guys. God help him! Mentioning something you can’t prove. Disgusting! Sorry you have had cause to leave a one star review Ziaul Haque. For clarity, I have looked into this in detail, assuming this is for your tenancy at Queen St, Shaw: You emailed your notice (26th October) confirming your move out date of 5th December. Jess replied the same day, 26th October. You were charged rent to the 5th December as requested. We explained that the rent would be calculated to this date being the end of tenancy date. If you do not understand or do not agree, we cannot be more specific than referring you to the tenancy agreement. Once you move out, we have 14 days to inform the TDS to return your deposit (it was returned in 10 days). Again, we can only explain this process so many times. Your deposit is not in our account, you have to contact the deposit company - we cannot do that for you. If you refuse to do that, don’t want to do that or don’t read any of the prescribed information you are given at the start of your tenancy (as is a legal requirement for us to provide for YOUR protection) that is not our fault. I am sorry you are working hard, as many of us are doing – we are all in this together. However, you have a legal requirement to pay your rent. You have only been charged for the days you requested to pay for so I find your complaint confusing to say the least. The landlord is entitled to receive rent for the period you occupy his property, which is what you have been charged for. I will not apologise for my staff working to your requests to then receive a tirade of abuse both on the telephone and by email because you do not want to pay the rent or cannot be bothered carrying out your part of the deposit return process, as is your legal duty to do – not ours. Must be the worst Estate Agent in Oldham !! Will never use them. I gave my house to Northwood estate agent, brand new, even Northwood advertised the house as "High Standard". When Northwood gave the house back to me there was over £2200 worth of damage, even Northwood agreed to the damage, I even sent them over 20 pictures. As I work full time and do not have much time spare it took me over 6 months to get the house back to a decent standard and I also lost 6 months worth of rent and I had to pay the full council tax. In total I am nearly 5K out of pocket!! after using Northwood the Cowboys. It now nearly been a year they are still refusing to pay for the damage. David Proctor is also refusing to pay my outstanding rent. Northwood do not even provide the service you pay for, such as checking tenant refs in detail. Please avoid using this company at all cost or you will regret. EDIT- In reply to comments. Northwood must be joking if this is genuine, to contact your office, as you joking?, I have contacted your office at least 20 times, and now no reply, please look at the pictures these are just some, and I have sent all the pictures to Northwood who have confirmed the damage has been done by Northwoods tenant. The lairs at Northwood even told me I have signed the tenancy agreement with the tenants without ever visiting Northwood's office or meeting the tenants. Northwood provided a tenancy agreement which did not have my signature. Then the lairs at Northwood told me Northwood has signed the tenancy agreement on my behalf, just lies all the time. I am owned rent by Northwood, (Does northwood want me to make this public?). Northwood has probably covered up the rent I am owned in fake repairs. Either Northwood has a very short memory or they are lying again. I have even told Northwood, I will be making this public. I have PAID for fully managed, but Northwood never provided the service paid for, eg, visiting the house to ensure house is kept in a good service. I assume Mr Subrata Gupta set up the fake account “Paul Taylor” as he is our only client on Taurus St. We have no registered landlord called Paul Taylor, so my reply is to Mr Gupta.. Mr Gupta engaged Northwood on a fully managed service over four years ago. Using a local, established, award winning and regulated specialist letting agent is a great first step when letting out your first property. His employed tenants were externally referenced and passed all checks. Their rent was never late and all property inspections passed. Fast forward to end of tenancy. The property hadn’t been cleaned and there was minor damage. This was largely in line with a property tenanted for almost 5 years. There were no rent arrears, the account is balanced. At the start of the tenancy, David, (Lettings Director) discussed various rental schemes and risks/returns. We strongly recommended our guaranteed rent scheme or as a minimum fully managed service with rent/legal insurance policy. These were handed to Mr Gupta, see here https://www.northwooduk.com/landlords/ It is critically important you carry out your own research and seek expert advice. The various Housing and Tenant Acts are predominantly there to protect the tenant, not the landlord. Having a dedicated, in house Legal and Compliance Team gives all Northwoods Landlords access to up to date info and specialist products/services. Mr Gupta did not take our guaranteed rent service or rent/legal insurance, which costs £5 per week. Mr Gupta was given a guide to Fair Wear and Tear at the start of tenancy. See here https://www.northwooduk.com/landlord-resources/ Wear and Tear takes in to account age of decoration, flooring, etc. Experienced landlords put money aside for redecoration/reflooring at least every 3 years. Of course a good tenant can make this last many years longer. However, a court would award very little compensation for a property that had not been decorated for 5 years. The Deposit. We use TDS Custodial for all deposits as we are legally bound to. Despite David explaining many times that Wear and Tear has to be allowed, Mr Gupta can challenge and apply for deductions. However, the flaw with Deposit Protection is that tenants must agree to use the Deposit Schemes own reconciliation service. These tenants have refused. Mr Gupta must now use a court order or negotiate, which he has refused to do. So this deposit will sit in the TDS for 7 years before being donated to charity. Mr Gupta would have been protected from this if he used the Guaranteed Rent service or took out insurance. At £5 per week. Mr Gupta can challenge in court if he believes he is owed money. We tried to explain many times he is the landlord, his tenant is the legal party that owes him money, not the agent. Court action will cost thousands and take months. Which is why we offer a guaranteed rent service and sell legal and rent insurance protection (at £5 per week). However the tenants have left the UK country so this is almost impossible. A lesson to all new and experienced landlords. Research any project. Seek expert advice. Undestand the advice. Act on it. We can help every step of the way, but we cannot help people that refuse to listen. For clarity and to correct errors in the review; 1 The tenants were externally referenced, and the file is here in the office 2 The rent account is balanced, no rent is due 3 We visited the house to carry out legal checks/inspections, the file is in the office You wouldn’t drive a car without insurance. You wouldn’t go on holiday without insurance. Why would you give such an expensive asset like a house to a stranger without insurance or without understanding your market? A lot of their property's to rent are hanging, they also don't pay their contractors for repairs they have carried out. steer well clear.

The Northwood property on our street is very badly looked after. Constant problems with the alarm going off, the tenants and others on the street have complained but it's never fixed. Very little concern about the house, tenant or other local residents. Have tried to deal with them over the phone and calling into the local branch and they were very unhelpful.

Taking the deposit back is a nightmare. Vacated the property on 23th of June, contacted several times only to be told he is busy and she is busy. They are all busy to return the money :) First tried to blame us for something that was already in the property and now asking us to go claim from the deposit protection scheme so that they can get another 30 working days to hold the money. If you wanted us to claim then why didn't you ask this in the beginning? Didn't contact us even once to say oh we have your deposit as well I know you guys reply to the reviews and i am sure you can find my details, if not leave a comment here and i am happy to provide contact details. Edit: so you first confirm that yea its over a month that the deposit is being held by u. 2nd look at your aggressive reply. ALL FUTURE TENANTS PLEASE READ THATS HOW YOU WILL BE TREATED WHEN YOU WILL ASK FOR DEPOSIT BACK. Really professional help. We are asking for our deposit back and you are getting annoyed that why we have made 3 calls after a month? Did u make a single attempt to send the deposit back?

Thanks for your review. As we have explained, we do not hold your deposit, we do not have your money. 100% of our deposits are sent to the Custodial Deposit Scheme with the TDS. We provided you with a legal document at the start of your tenancy called Prescribed Information. Please read it and follow the instructions on how to dispute deductions directly with the TDS. Repeatedly calling our office will not solve your problem, as we have tried to explain to the tenant on more than one occasion - we do not have your deposit. The landlord is within their rights to apply for deductions due to the the condition the property was left in and the TDS will independently adjudicate on this, should you wish to dispute it with them. But please dont call us to do this as you have to follow the information provided directly with the TDS.

We have put our house on let with Northwood Oldham but we haven’t received good service.house has been left in bad situation and they didn’t even check before returning it to us . We signed contract for 2 years fix monthly payment But they gave us keys before three months and paid no rent . There is a lot more I want to put in this review and I will be posting the full story soon These estates agent don’t deserve one star rating. And no body should trust them and handover their house keys . all the reviews has been left is from their family and friends they not genuine definitely. If anybody wants a proof we have all the emails from Northwood that we can show you how they treated us . We rung them two weeks constantly but no reply.the lady always said David is busy .alex is busy they can’t talk That’s the way u deal with customers .

I am sorry you have had cause to leave a 1 star review. All properties are subject to our Fair Wear and Tear policy at check out, a copy of which we give to all landlords at the start of a tenancy and can also be can be found in the landlord section on our website. I agree that the property is in need of considerable repair, as was the case when we had to instruct an emergency program of works to make the property safe for the tenant. Despite numerous complaints from the tenant, the landlord consistently refused to address maintenance issues highlighted by both Northwood and the tenant, therefore forcing Northwood to carry out essential work. We are still working with the landlord to resolve these issues and have requested that he emails us a list of outstanding jobs so we can avoid any confusion and resolve this as soon as possible, but as the landlord has refused to do this, we are struggling to help. Northwood fully embrace the government’s intentions to introduce mandatory electrical certificates in 2019 together with heightened regulation to force landlords to comply with their legal responsibilities and duty of care to their tenants. For a clearer picture of how this tenancy was managed and how we conduct business, please read the tenants 5 star review written 10 months ago, our other overwhelmingly positive reviews from some of our 500 happy customers, and the 2 questionable 1 star reviews that appeared within minutes of this review and draw your own conclusion.
