Must be the worst Estate Agent in Oldham !! Will never use them. I gave my house to Northwood estate agent, brand new, even Northwood advertised the house as "High Standard". When Northwood gave the house back to me there was over £2200 worth of damage, even Northwood agreed to the damage, I even sent them over 20 pictures. As I work full time and do not have much time spare it took me over 6 months to get the house back to a decent standard and I also lost 6 months worth of rent and I had to pay the full council tax. In total I am nearly 5K out of pocket!! after using Northwood the Cowboys. It now nearly been a year they are still refusing to pay for the damage. David Proctor is also refusing to pay my outstanding rent. Northwood do not even provide the service you pay for, such as checking tenant refs in detail. Please avoid using this company at all cost or you will regret. EDIT- In reply to comments. Northwood must be joking if this is genuine, to contact your office, as you joking?, I have contacted your office at least 20 times, and now no reply, please look at the pictures these are just some, and I have sent all the pictures to Northwood who have confirmed the damage has been done by Northwoods tenant. The lairs at Northwood even told me I have signed the tenancy agreement with the tenants without ever visiting Northwood's office or meeting the tenants. Northwood provided a tenancy agreement which did not have my signature. Then the lairs at Northwood told me Northwood has signed the tenancy agreement on my behalf, just lies all the time. I am owned rent by Northwood, (Does northwood want me to make this public?). Northwood has probably covered up the rent I am owned in fake repairs. Either Northwood has a very short memory or they are lying again. I have even told Northwood, I will be making this public. I have PAID for fully managed, but Northwood never provided the service paid for, eg, visiting the house to ensure house is kept in a good service. No to make the regulators aware of the services they have providedNegativeResponsiveness, Quality, Professionalism, Value

I assume Mr Subrata Gupta set up the fake account “Paul Taylor” as he is our only client on Taurus St. We have no registered landlord called Paul Taylor, so my reply is to Mr Gupta.. Mr Gupta engaged Northwood on a fully managed service over four years ago. Using a local, established, award winning and regulated specialist letting agent is a great first step when letting out your first property. His employed tenants were externally referenced and passed all checks. Their rent was never late and all property inspections passed. Fast forward to end of tenancy. The property hadn’t been cleaned and there was minor damage. This was largely in line with a property tenanted for almost 5 years. There were no rent arrears, the account is balanced. At the start of the tenancy, David, (Lettings Director) discussed various rental schemes and risks/returns. We strongly recommended our guaranteed rent scheme or as a minimum fully managed service with rent/legal insurance policy. The various Housing and Tenant Acts are predominantly there to protect the tenant, not the landlord. Having a dedicated, in house Legal and Compliance Team gives all Northwoods Landlords access to up to date info and specialist products/services. Mr Gupta did not take our guaranteed rent service or rent/legal insurance, which costs £5 per week. Mr Gupta was given a guide to Fair Wear and Tear at the start of tenancy. See here https://www.northwooduk.com/landlord-resources/ Wear and Tear takes in to account age of decoration, flooring, etc. Experienced landlords put money aside for redecoration/reflooring at least every 3 years. Of course a good tenant can make this last many years longer. However, a court would award very little compensation for a property that had not been decorated for 5 years. The Deposit. We use TDS Custodial for all deposits as we are legally bound to. Despite David explaining many times that Wear and Tear has to be allowed, Mr Gupta can challenge and apply for deductions. However, the flaw with Deposit Protection is that tenants must agree to use the Deposit Schemes own reconciliation service. These tenants have refused. Mr Gupta must now use a court order or negotiate, which he has refused to do. So this deposit will sit in the TDS for 7 years before being donated to charity. Mr Gupta would have been protected from this if he used the Guaranteed Rent service or took out insurance. At £5 per week. Mr Gupta can challenge in court if he believes he is owed money. We tried to explain many times he is the landlord, his tenant is the legal party that owes him money, not the agent. Court action will cost thousands and take months. Which is why we offer a guaranteed rent service and sell legal and rent insurance protection (at £5 per week). However the tenants have left the UK country so this is almost impossible. A lesson to all new and experienced landlords. Research any project. Seek expert advice. Undestand the advice. Act on it. We can help every step of the way, but we cannot help people that refuse to listen. You wouldn’t go on holiday without insurance. Why would you give such an expensive asset like a house to a stranger without insurance or without understanding your market?
