Hello, I am sorry to read your review. I have discussed with the team here to find out why you are upset and I have discovered that you wished to view a property where a tenant was already in place and you couldn't view at a time which suited the tenant. In the meantime a different viewer applied for the property. We apologise for this, but unfortunately when a property already has a tenant in, we are limited to viewings around the times which they allow us access. Thankyou

DO NOT USE THIS LETTING AGENT. Belvoir are crooks, there is no other way to outline their practises. After we moved out they have claimed that items have gone missing which were NEVER in the property. They overcharged us and previous tenants for repairs which were never carried out (£100 to remove blue tac marks, which were then just added to the inventory once we moved in). They charge for any sign of dirt in their unnecessary inspections, attempting to charge us £50 on several occasions for minor mess midway through our tenancy. The fact they never pursued these charges just shows how they know fine well there is no legal basis for them. Avoid like the plague. I do not wish to receive a reply from any of you. Everyone of you have lied to our faces and cheated your way to some extra money. I hope it serves you well. EDIT - The fact you need to lie in order to defend yourself is laughable. There was minimal damage to the property, the only damage being the bench outside which you failed to varnish. There is NO other damage to the property, but I have come to expect lies from belvoir. The rest of the 'charges' are for massively inflated cleaning fees and supposedly 'missing' items that were never in the property in the first place. What I find 'horrendous' is your business charging tenants for repairs that were never made. Did you not charge a previous tenant £100 to paint over blue tac marks, which you then just added to the inventory? where did that £100 go I wonder? Your inspections provided little more than an opportunity for you to charge £50 for a further inspection based on minimal necessity. If the fire extinguisher that was supposedly missing from the top landing did ever exist, why wasn't this pointed out in any of the 6+ inspections you carried out? At the end of the day you all lied and cheated your way to a few hundred more quid, which certainly wont be going near the actual landlord will it? Feel free to ignore the fact you STOLE, again.

Dear Cobie, I am sorry you feel this way. As you are aware you signed a photographic inventory upon your move in to the property, your deposit was held with a deposit protection scheme and it is the adjudicators at the scheme who would review our photographic evidence and damage the property was left in when you vacated. You would be given the chance to provide your own evidence to support your argument to the adjudicators at the DPS before they would award any landlord or agent the costs towards damages and repairs. It is a shame that we can not add photos to this post to show the horrendous damage caused by your group, who sadly caused more damage to the property than we have ever experienced in any of our properties over an 11 year period despite our repeated efforts at inspections to advise you of what needed attention. We support all of our tenants and protect them from unscrupulous landlords by providing them with a fully photographic inventory at the start of their tenancy to show a clear report of how they found the property to protect them from any claims being made which are unfair. Deposits are lodged with a protection scheme and the rules of the scheme are followed.

Worst letting agents I have used, they constantly tried to falsely accuse us of problems that were not our fault in order to get us to pay for them. The only way to get them to drop these charges was to get external professionals in to examine the problems and support our claim. Highly recommend looking for alternatives.

Hi Ed, thankyou for your email. If you are are the tenant I believe you are and referring to the issue which arose during your tenancy, lets state some facts: Your reported a large patio door had shattered on the inside and no one had touched it. Of course, this throws up some questions, the owner insisted you must have touched it but we discussed this with her and professionals on your behalf to determine whether or not this was the case. We ourselves arranged for a professional to visit and inspect the door who returned to say there was no evidence it had been touched and could be a fault in the door glass. You were therefore not charged and the owner paid the full cost. We have protected you with an inventory upon your move in, we have as a middle man between you and the landlord over this issue, and it has resulted in no loss to yourself. Therefore I am not sure why you are upset at us. don't turn up on appointment time, a text was sent to me with date and time I turned up in agony with broken ribs stood in the cold for 25 mins they never even called to apologize! not happy

There were tenants in the property the whole time who should have allowed you access, we did arrive 10 minutes afterwards as there was another viewing straight after yourself which we did attend and the tenants did open the door to us to let us in, so not sure why they didn't answer the door to you, I can only apologise.

Would warn students to stay away. I was left without a fridge for the last week of my tenancy after the old one stopped working. Was told I would receive one on the Tuesday or Wednesday but received nothing. I was informed after I had left that there had been a delay, it would've been nice to hear that when it was actually due to be delivered. After vacating the property we were informed of what would be taken out of our deposit. We were given no proof that this work would actually be carried out and had to wait over a month to receive this, only receiving it when prompted with repeat emails. One item, the oven clean, was not on this set of invoices so I asked for clarification on this. After 10 days I sent an email asking for an update and within a day was sent an email saying that this had not previously been carried out and was sent a new invoice. This leads to believe that this clean was never going to be carried out and that they would have charged us for it anyway. Part of me doubts the legitimacy of the invoices that they actually sent. Pictures sent with proof of the problems even included pictures of inside the broken fridge which the engineer said there was no chance of it being used again. Overall throughout the tenancy it felt as though the place wasn't a home, we were constantly treated as guilty until proven innocent. Edit: have now been sent marketing emails months after tenancy is over. Bad form.

Hi Dean. I am sorry to hear of your problems during and after your tenancy. I will look into which property you rented and the move out report. All students are give an inventory when moving in which shows full pictures of the property, you and your housemates would have been given 7 days to check this and make any notes. This would then have been used to check you out and obviously if any items were damaged or dirty compared to the move in inventory then the cost would be claimed from your deposit. Your deposit would be held with a protection scheme called the DPS who themselves protect the deposit for the tenant until evidence is provided to support any claims. The DPS then ask tenants to provide their own evidence to support why they should receive the deposit back. Once all this evidence has been looked at they will make a decision as to whether to award the claim to the landlord or return to the tenant. If you are missing any copy invoices please email me at the office email and I will forward them over to you. Quite often we will get quotes but not instruct the work until the deposit has been received back so it may well be the case that an oven clean had not been completed at the point you requested the invoice, but it may well have now been completed.

BELVOIR Hanley (now based in Tunstall) provided a terrible service. They failed to carry out boiler and gas fire service despite charging for it and instead carried out another gas safety check, despite one only being done 6 months earlier. They failed to inform me as the landlord that there had been a issue with the gas fire resulting in it being capped off, then proceeded to move new tenants in without a working gas fire which I only found out about when the tenant contacted me directly as they were having problems getting Belvoir to deal with the matter. I had a long running battle with Alexandra about the matter during which she refused to refund me the money I paid for the gas service that was never done and told me I would have to go to the Ombudsman.......which I did. The Ombudsman instructed them to refund the money as they upheld my complaint. The 2nd tenants that Belovoir moved in damaged my property and left before the 12 month contract was up leaving me out of pocket suggesting that the vetting process was very poor
