In reply to the owner response, I am not a customer as such although I did register details for property search, each property I've enquired about does not accept pets and told non of your properties accept pets after about the 4th enquiry, hence my rating from a personal point of view. Thanks

Hi, thankyou very much for the additional information. I am not sure who you have spoken to at our office but some landlords certainly do accept pets. It may be that the current available properties have all said no to pets, but we have plenty of tenants who do have dogs, cats and various other pets. Very difficult to deal with, super unhelpful if you ever get in trouble like being locked out.

Hi, I am sorry to hear you had some issues locking yourself out. I have tried to find you within our database but assume Sky Waterer is not your real name. It sounds like you may be a student tenant who has locked themselves out of their bedroom, I may be wrong, but our standard process in this situation is that we ask the tenant to visit our shop to collect a spare key, leave us a deposit of £30 and when the spare key is returned your full deposit of £30 is handed back. Due to them having so many student properties in the local area it’s virtually impossible to get a decent house without using them. But let’s get into the issues because for 3 years I had to use their trash services. 1: Their maintenance team clearly didn’t care as I had multiple issues over the years including my latest one which was a leak that came through my fire alarm and nothing was done about it all the up until I left. 2: They expect £350 for a security deposit, which for students is absolutely ridiculous in the first place, but the main reason I have an issue is because at the end of every year they want my room ‘professionally clean’. Problem is no matter how clean the room is they will do everything they can to charge you. Now please explain to me why whenever I’ve moved into one their properties at the start of the year it’s never been, as they like to put it, ‘professionally clean’? I would like to know exactly what they think that term means because clearly there’s some misunderstanding somewhere. 3: Customer service is awful. I have had multiple conversations with different members of staff and besides maybe 1 of them I cannot say it was pleasant. There was little to no understanding and to be honest many times it was outright just rude. I believe when it comes to students they have a complete lack of care and almost a snobbiness where it feels as if they’re looking down their nose at you. I would also like to add, when presented with these criticisms they did not choose to listen and improve their customer service skills or even politely acknowledge what I was saying. I was just met with argumentative behaviour and nothing got resolved. Really annoyed more than anything that my entire living experience during uni became such stress and I’ve even had to waste my time writing this. Don’t use belvoir if you can help it.

Dear Karan, I am sorry to read your review but as you know it is not factually correct. All students/tenants including yourself are given a full photographic inventory at the start of the tenancy which shows the exact condition of the property and you have 7 days to check it and add any notes or photographs yourself. 2 months before your move out you have had an inspection from us highlighting any areas that you need to ensure are cleaned prior to leaving. After leaving we have sent you a copy of your signed move in inventory and photographs of the dirt in your property that requires cleaning. You have agreed immediately that the cleaning is required and you have not questioned the cleaning charge of £100. You have released £100 of your deposit to us and received the balance back. Only now, on a review site are you questioning things. If you can give me permission I will happily post the photographs of before and after you moved in and out so that it is fair and the public can see the condition you left your property. In addition to this, if you would like to put our name down for a reference for any new property you move into , I will happily send them the photos too. We have moved out over 500 students this year and many many have received their full deposits back. We are very fair, we give you step by step guides on how to ensure you do receive it back and if you pay no attention to these and disregard your move in inventory and do not return your property the way you found it, then you will have to pay contractors to put it right ready for the next tenants to move into.

I have to agree with one of the previous rating I have seen from a fellow student - but if you are a university I would beg you to STAY WELL CLEAR OF LIVING IN A BELVOIR HOUSE FOR UNIVERSITY! Have had one of the worst experience of living in a house and had cause so much stress to all tht lived here. 1. The conditions first of all are very old so prone to being dingy/damp and dark. They will then blame you for any damage that happen throughout the year when it is INEVITABLE with the living conditions WHICH YOU THEN HAVE TO PAY FOR YOURSELF 2. We have cockroaches everywhere 3. Our washing machine had damaged due to being extremely old they blamed it on us gaslighting us to pay for it. We then with our own money brought in a professional who said it was in no way due to external force and was a fault in the washing machine. So then they gave up and paid for it!! 4. They took a MAJORITY OF THE DEPOSIT!! We spend weeks cleaning took time of uni to even clean but nothing was good enough for them it was actually ridiculous they seemed to really enjoy exploiting uni students as if we didn’t understand! 5. We had to mean our whole garden but they have us a broken lawn mower!! We had to then ask the neighbours. We spent days doing this yet still GOT CHARGED 6. The team and some members who had come to visit were extremely nasty and had a very poor manner to speaking to us - publicly humiliated us in front of future buyers. They even sent very spiteful emails attacking us personally even mentioning that we were not good enough to do the careers we were studying. IF ANYTHING IF YOU READ THIS STAY AWAY AS IT HAS BEEN HORRIBLE! We lived in Belvoir last year, this year moving to another accommodation and the difference is incredible and I feel silly for putting up with such horrible landlords and company.

Thankyou for your review. If you would like to let us know your name we can look at which property you rented, but I am quite certain you have not had cockroaches. Belvoir do not own any of the properties that you or other students rent, they are all privately owned by different landlords. If a landlord asks us to find tenants for their property then first of all we carry out extensive checks on the property to ensure it is fit and safe for all tenants. A landlord may ask us to collect the rents and handle any maintenance reports by the tenant and so the tenants are then given a link where they can report a repair if it is needed. This report then automatically goes over to the owner of the property who authorises the repair if it is necessary. If tenants are not looking after a property then a visit from a member of staff will result in a letter or email to both the tenants and parents advising of the actions required to keep the property clean and safe. As we do not know who you are we can not comment specifically about your property or any actions that have been taken. Please let us know and we will be happy to look into this further. 15 weeks and counting for a simple sale, not good enough in my eyes. Lots of blaming solicitors etc. I obviously know nothing so very easy to fabricate and blame others. I'm left paying the bills and mortgage. No comeuppance for estate agents or solicitors. Something has to change legally to protect home owners!

Dear Ryan, we are sorry to see you have given us a 1 star review. This sale is being handled by another branch of Belvoir and not ourselves directly. However, as an estate agent once a sale/purchase is in solicitors hands to carry out the legal process we are limited to what we can do to speed that process along. We do ensure that solicitors are chased, but sometimes there are issues beyond our control which cause delays with the legal process. Sometimes a survey can reveal issues with cause a buyer to need further investigations, this can add time onto a purchase, and in some cases buyers can even withdraw as they are not happy with the survey. We do hope your sale completes soon and wish you good luck. If you contact the branch which is handling the sale for you, they will be able to update you further as we are individually owned we don't have access to the account or information.

My daughter rents a property from Belvoir, she has been unable to use her front door for at least 6 months, Belvoir have been informed of this on several occasions, the last handyman they sent out to fix the problem hadn't got a clue, this is a fire hazard & needs sorting immediately.
