Due to them having so many student properties in the local area it’s virtually impossible to get a decent house without using them. But let’s get into the issues because for 3 years I had to use their trash services. 1: Their maintenance team clearly didn’t care as I had multiple issues over the years including my latest one which was a leak that came through my fire alarm and nothing was done about it all the up until I left. 2: They expect £350 for a security deposit, which for students is absolutely ridiculous in the first place, but the main reason I have an issue is because at the end of every year they want my room ‘professionally clean’. Problem is no matter how clean the room is they will do everything they can to charge you. Now please explain to me why whenever I’ve moved into one their properties at the start of the year it’s never been, as they like to put it, ‘professionally clean’? I would like to know exactly what they think that term means because clearly there’s some misunderstanding somewhere. 3: Customer service is awful. I have had multiple conversations with different members of staff and besides maybe 1 of them I cannot say it was pleasant. There was little to no understanding and to be honest many times it was outright just rude. I believe when it comes to students they have a complete lack of care and almost a snobbiness where it feels as if they’re looking down their nose at you. I would also like to add, when presented with these criticisms they did not choose to listen and improve their customer service skills or even politely acknowledge what I was saying. I was just met with argumentative behaviour and nothing got resolved. Really annoyed more than anything that my entire living experience during uni became such stress and I’ve even had to waste my time writing this. Don’t use belvoir if you can help it.

Dear Karan, I am sorry to read your review but as you know it is not factually correct. All students/tenants including yourself are given a full photographic inventory at the start of the tenancy which shows the exact condition of the property and you have 7 days to check it and add any notes or photographs yourself. 2 months before your move out you have had an inspection from us highlighting any areas that you need to ensure are cleaned prior to leaving. After leaving we have sent you a copy of your signed move in inventory and photographs of the dirt in your property that requires cleaning. You have agreed immediately that the cleaning is required and you have not questioned the cleaning charge of £100. You have released £100 of your deposit to us and received the balance back. Only now, on a review site are you questioning things. If you can give me permission I will happily post the photographs of before and after you moved in and out so that it is fair and the public can see the condition you left your property. In addition to this, if you would like to put our name down for a reference for any new property you move into , I will happily send them the photos too. We have moved out over 500 students this year and many many have received their full deposits back. We are very fair, we give you step by step guides on how to ensure you do receive it back and if you pay no attention to these and disregard your move in inventory and do not return your property the way you found it, then you will have to pay contractors to put it right ready for the next tenants to move into.
