I've had the most stressful experience with Northwood and quite shocked at their un-professionalism and high-handedness. I gave them my property to manage under their guaranteed rent but had to break the contract before it ended (unforeseen circumstances). They made the process so difficult both for me the landlord and the sub tenant. They'd out-rightly lie in the communications and make it seem like the sub-tenant was being difficult so they could get the most they could from me. Davinia Taylor in particular is so rude, inflexible and overall unpleasant. After we agreed on breaking the contract and I paid Northwood the full amount of their commission for a whole year - £1400 (pretty much getting paid to do nothing), they continued to draw out the process and wouldn't handover the property back claiming it was being cleaned. I basically gave them a brand new property and in just 3 months I got back a property with holes in the walls, writings, scratches, dirty etc (see pictures). There was no check out report as i had with other agents and no courtesy call about the things that were destroyed. In a nutshell, you want to stay away from this company as they provide a very bad service and are very disrespectful to their clients. They act like they are doing you a favor when in fact they get paid for every service they render. They obviously only care about the money and don't spend enough time on their relationships.

We let a property through Northwood for 4 years. Their fee was supposed to be 15% for an arrangement where they took on the property but guaranteed the rent. After several tenants for whom they increased the rent without informing us, I found out that they had fixed the nominal amount they paid to me but kept 40% of the rent themselves - even after I had challenged them on a rent increase which they told me was not affordable. They used a tradesperson who carried out work of a poor quality and over-charged for it, sometimes informing us retrospectively. Their caveat was always that they could not be held responsible for the work - something which I doubt a court would accept as Northwood were the agent!! When I gave them notice, they ignored it and placed another tenant delaying eventual handover for several months. On the day of the handover, they lost the keys. A sum of £125 held from a previous tenant for damage was not returned, their final excuse bing that I had been overpaid- a statement justified by calculating the pro-rata days they claimed they had paid me - despite the rent being measured per calendar month. They rarely paid on time and I'm just glad to be rid of them.

I am sorry you have felt the need to post this review as I sincerely believe we had resolved any issues between us to your satisfaction. I will not respond further nor list the inaccuracies in your review other than to clarify the fact that we do not charge a commission to Landlords on our Guaranteed rent scheme and as such I am at a loss to understand where the figure of 15% has come from. As always, we are very happy to respond directly to any further specific issues which you feel remain unresolved.

Could not have been a worse service. Utterly unprofessional, and repeatedly lied. They were dishonest enough that they had to reimburse all of their fees and my costs rather than face me in court (I'm happy to share copies of the paperwork with anyone who is interested). The platinum service is just them creaming off massive profits whilst doing next to nothing, and in our case allowing the house to be trashed and filled with rubbish whilst they marked the inspections as being fine. They then lied about the tenant having signed a new contract to try to force us to give a year's notice to leave them. We've earned £250/month more from the property and had it kept in perfect condition ever since we've left them. I would sincerely recommend avoiding them. Also, as a general rule of thumb, I would be very sceptical if a company feels the need to reply to critical reviews with insinuations of dishonesty towards their customers, as I can see below this review.
