We let a property through Northwood for 4 years. Their fee was supposed to be 15% for an arrangement where they took on the property but guaranteed the rent. After several tenants for whom they increased the rent without informing us, I found out that they had fixed the nominal amount they paid to me but kept 40% of the rent themselves - even after I had challenged them on a rent increase which they told me was not affordable. They used a tradesperson who carried out work of a poor quality and over-charged for it, sometimes informing us retrospectively. Their caveat was always that they could not be held responsible for the work - something which I doubt a court would accept as Northwood were the agent!! When I gave them notice, they ignored it and placed another tenant delaying eventual handover for several months. On the day of the handover, they lost the keys. A sum of £125 held from a previous tenant for damage was not returned, their final excuse bing that I had been overpaid- a statement justified by calculating the pro-rata days they claimed they had paid me - despite the rent being measured per calendar month. They rarely paid on time and I'm just glad to be rid of them.
