SCAMLORDS! If you are thinking of renting in Silkhouse Court, RUN! Mismanaged, dangerous and unsafe. I've rented in dozens of places in the UK and abroad and these are by a long, long way the worst letting agent I've ever had. They manage the property as if they were the landlord ,so you deal with them throughout your tenancy and they are serial liars. The building is managed by Xenia Estates (Qube and Xenia are owned by the same people) and there are homeless people sleeping in the building and stealing parcels constantly as the doors to the foyer do not lock and anyone can enter. They haven't locked for almost a year and Xenia do nothing about it. Qube say it is not their problem. Xenia are impossible to get hold of and completely ignore you and Qube (despite being a sister company) do nothing and say it is not their problem. Even the police say they can't get ahold of Xenia after multiple reports of parcel thefts. This company take your money and provide no service. I and several residents are all leaving at the end of our tenancy due to the unsafe conditions.
Awful agency we are in our apartment our wardrobe is almost collapsing so I bought a new one because this agency they don’t care they said they can’t take this one and they will charge us for it for throw it away because is in a really bad condition, I am sorry? Your people and you are staff are horrible and really nasty I can’t wait to leave from here AWFUL don’t rent any apartment from this people
Awful agency. Called them to arrange th viewing and they rejected just because only my boyfriend works full time now without any option to provide a guarantor. I also explain that I am waiting for job confirmation now. Do not recommend to anyone.
Had a viewing booked for 3:30pm, we sent confirmation via text message, then our viewing was moved to a different time, seems very unorganised... I'd look elsewhere for rentals.
They were ok throughout the year and helpful at the beginning of the tenancy, but when we disputed the (extortionate) end of tenancy deposit fee (asking us to pay for a full repaint when our flat most certainly wasn’t freshly painted or professionally cleaned when we moved in from the previous tenant!) they subsequently added on more charges! I can imagine the money will be going straight in somebody’s pocket and not towards a repaint (as it’s not even needed in the first place). You might as well ignore the move-in inventory report- they don’t cross reference as stated (what is the point in doing it in the first place if you don’t use it?) If they had, then they would see that we had left the flat in far better state than we found it. Not only this, but we used the Reposit scheme and to further dispute the charge requested we were asked to pay another £60 which feels pretty unfair considering some of the charges were so unjustified. A very calculated way of taking advantage of tenants. Joe Lycett needs to get onto this company! Unfortunately they were unwilling to even solicit a conversation about the charge reduction.

A worst experience with this agency. They don't have any idea about their commitment and realty. The keys were handed over to me on the road and had no option to check the inventories or discuss about anything. Flat was dirty enough and their response on that was to give it back in the same way. Highly ridiculous and irksome.

Charged us over £400 after leaving our flat. There were some very fair cleaning charge in there but also a £90 charge for a shower head that fell off the wall in its own accord and £140 for painting. We only were there 6 months and did nothing to cause damage to the walls. Don't think it's fair that we have to foot the bill for: A) Shoddy workmanship B) Because the landlord fancied a new lick of paint We had the option to dispute the charges but it would have set us back an additional £60.
