SCAMLORDS! If you are thinking of renting in Silkhouse Court, RUN! Mismanaged, dangerous and unsafe. I've rented in dozens of places in the UK and abroad and these are by a long, long way the worst letting agent I've ever had. They manage the property as if they were the landlord ,so you deal with them throughout your tenancy and they are serial liars. The building is managed by Xenia Estates (Qube and Xenia are owned by the same people) and there are homeless people sleeping in the building and stealing parcels constantly as the doors to the foyer do not lock and anyone can enter. They haven't locked for almost a year and Xenia do nothing about it. Qube say it is not their problem. Xenia are impossible to get hold of and completely ignore you and Qube (despite being a sister company) do nothing and say it is not their problem. Even the police say they can't get ahold of Xenia after multiple reports of parcel thefts. This company take your money and provide no service. I and several residents are all leaving at the end of our tenancy due to the unsafe conditions.

Hi Oliver, Firstly, you have left this review on our Manchester office site, which has nothing to do with Silkhouse Court. Them apartments are managed by our Liverpool office. Can we kindly ask that you remove this from our Manchester google site please. Secondly, we have reviewed all our tenancies for Silkhouse Court and you we don’t have you down as ever being one of our tenants there? How can we be responsible for any of your issues, when we do not manage your tenancy? I suggest you contact your letting agent to raise these concerns. Lastly, all the issues you have raised are the responsibility of Xenia Estates, the block managers. We are not passing the buck here, we only manage each individual apartment and the tenancies within them. We do not manage anything to do with the communal areas, including communal doors and foyer/entrance areas. These are the block manager's responsibility. Rest assured though, every time one of our tenants raises a communal issue, we expedite it with Xenia. But we have absolutely no control or affiliation with Xenia as it is a separate company. Awful agency we are in our apartment our wardrobe is almost collapsing so I bought a new one because this agency they don’t care they said they can’t take this one and they will charge us for it for throw it away because is in a really bad condition, I am sorry? Your people and you are staff are horrible and really nasty I can’t wait to leave from here AWFUL don’t rent any apartment from this people

Hi Neus, you called us to ask us to remove the wardrobe supplied because you have bought a new one. We explained the landlord can fix the existing one but they have nowhere to store it as they are based overseas. You rejected this and hung up on us. We appreciate you do not want 2 wardrobes in the property but you never gave the landlord a chance to fix the broken one you just purchased your own. This isn’t the normal process, the landlord would like the repair their item of furniture for you and this offer still stands. Thanks you, Team Qube

Awful agency. Called them to arrange th viewing and they rejected just because only my boyfriend works full time now without any option to provide a guarantor. I also explain that I am waiting for job confirmation now. Do not recommend to anyone.

Had a viewing booked for 3:30pm, we sent confirmation via text message, then our viewing was moved to a different time, seems very unorganised... I'd look elsewhere for rentals.

They were ok throughout the year and helpful at the beginning of the tenancy, but when we disputed the (extortionate) end of tenancy deposit fee (asking us to pay for a full repaint when our flat most certainly wasn’t freshly painted or professionally cleaned when we moved in from the previous tenant!) they subsequently added on more charges! I can imagine the money will be going straight in somebody’s pocket and not towards a repaint (as it’s not even needed in the first place). You might as well ignore the move-in inventory report- they don’t cross reference as stated (what is the point in doing it in the first place if you don’t use it?) If they had, then they would see that we had left the flat in far better state than we found it. Not only this, but we used the Reposit scheme and to further dispute the charge requested we were asked to pay another £60 which feels pretty unfair considering some of the charges were so unjustified. A very calculated way of taking advantage of tenants. Joe Lycett needs to get onto this company! Unfortunately they were unwilling to even solicit a conversation about the charge reduction.

Absolutely rubbish. Have been with Qube as a landlord for 5 years, it used to be good in the first 3 years but since change in name and people the whole thing went downhill. Find a better agency.

A worst experience with this agency. They don't have any idea about their commitment and realty. The keys were handed over to me on the road and had no option to check the inventories or discuss about anything. Flat was dirty enough and their response on that was to give it back in the same way. Highly ridiculous and irksome.

Charged us over £400 after leaving our flat. There were some very fair cleaning charge in there but also a £90 charge for a shower head that fell off the wall in its own accord and £140 for painting. We only were there 6 months and did nothing to cause damage to the walls. Don't think it's fair that we have to foot the bill for: A) Shoddy workmanship B) Because the landlord fancied a new lick of paint We had the option to dispute the charges but it would have set us back an additional £60. Hi Dave, sorry to hear about your experience. Your deposit charges were in line with the TDS’ guidelines and there were allowances for fair wear & tear and landlord contributions (your landlord covered twice as much of the painting cost that you did - £280). We sent you evidence of this and explained why you must pay what you were charged for as per the clauses you agreed to in your tenancy agreement. For example there should not have been so much painting needed after only 6 months, we agree with you here, but after showing you the inventory and the check-out report you can clearly see the excessive, avoidable marks to the walls and the landlord can only cover so much as wear & tear after only 6 months use.
