AVOID! Please AVOID this company - Qube Residential Lettings & Management Manchester! I don’t even want to give a star to this company, but if I don’t, I can’t post this review on Google. What they have done feels like a scam—taking your money for nothing. Based on my experience, I would not recommend this agency. I had a very disappointing experience with this company . I was set to move into an apartment on 9th September and paid a holding deposit after completing the referencing process. However, after I made the payment, I was informed that my move-in date was being pushed back to 16th September. This change was unacceptable to me, but since they already had my money, I felt I had no choice but to accept it. The agency failed to communicate any potential changes to the move-in date before I paid the deposit and signed the Terms and Conditions. I requested a refund for the holding deposit since I could not move in on the new date, but the agent claimed that because I had signed the Terms and Conditions, they could not refund the deposit. It feels incredibly unfair for me to bear the consequences of their lack of communication. It’s as if they don’t need to take responsibility for their mistakes, while customers are left to bear the burden.

Useless letting agents. Spend over 3 months reporting a leak into my room then they decide to try charge me for it after tenancy ends. Avoid at all costs

Do not rent with them! Moved out with them multiple weeks ago and have heard nothing regarding the deposit coming back. Paid over £1000 in the deposit and chased them up with emails. Ignored the first ones and then responded saying they haven't got invoices yet. It has been multiple weeks and new tenants have even moved in now. Absolutely ridiculous.

At the very start we were offered the option to pay the equivalent of 1 weeks rent as a non-refundable deposit to cover any maintenance/damage that may occur during our 6 month tenancy. After moving out however we were hit with a £600+ bill for a full flat repaint, clean, and for the fixing of several items that were already broken upon moving in. In addition to this we had to report that the table provided was broken (had been glued back together so many times that the parts no longer could support any weight) to be told that we had to source our own table and store the old table in the flat for the duration of our stay otherwise we would be charged for it. Other issues included the oven glass doors shattering upon first use; replacement chest of drawers needed in the first week as the ones provided were broken, broken boiler (no hot water for a week), and only being provided 1 access card to use between 2 tenants (which we were then charged for despite them being free during the residency)

Hi Megan, We understand that being charged a contribution to end of tenancy works is frustrating when you don’t believe you are liable. We’ve checked correspondence and the lettings team did explain how the no-deposit scheme works in email, in your contract and supplementary materials. You purchased a no-deposit policy for your tenancy and you did confirm you understood how the scheme works and signed their terms and conditions. You also paid for an independent adjudicator to assess your landlord’s necessary works charges and the adjudicator deemed yourselves responsible because of the state that you left the property in upon vacating. It is never pleasant to lose a dispute but we’re disappointed you are choosing to review our services based on this. Your landlord actually attended your maintenance issues promptly and your other statements simply aren’t true - your roommate accepted the cost of a new access card because they lost theirs and you dismantled the landlord’s furniture to facilitate your own, you did not allow the landlord to fix these items. We wish you the best in your future tenancy.

Took a 1 year tenancy out but left within 9 months. They charge you £600 to leave early, if if you have someone to take over Deductibles after… got charged and £85 bogus fee so the could wipe water stains off a tap, wipe the fridge and wipe a tiny bit of left over oven cleaner I’d missed. They lied to us during the viewing promising the landlord would get us curtains but never did. Left a plug faulty even though it was reported, took 3 weeks to fix our fridge and the block of flat we were in had a broken lift 90% of the year. Not to mention the building itself is so badly made! Also, I offer to pay £40 towards the cleaning which was still too high but they rejected it. Unreasonable, unhelpful and overall bad company to rent with. I won’t be going back there

Hi Lauren, Sorry to hear that you did not enjoy your time in the property, we will certainly feed this back to the developers for the benefit of future tenancies. We did explain during your viewing that the brand-new, unfurnished properties do not come with blinds but we will ask your landlord if they could install these for you; unfortunately they chose not to provide these. As the property was brand-new, we were restricted to only use warranty repairs instead of our usual, prompt contractors. After relentless chases at our end the developers fixed your plug socket and Beko fixed your fridge. We completely understand that the delays are frustrating for you as the occupant on the receiving end. We did negotiate a £200 rent reduction for you from the landlord to help compensate for the these delays. Considering the property was handed over brand-new and clean, normal procedure is to cover any cleaning costs to return the property back to the condition you received it in, regrettably the landlord did not want to share this cost with you. We will share your feedback with the building managers for you other issues

Scammers. Please avoid. Fake listing. I came across several properties which were added just a day before. When I enquired for site visit, they said all the properties were booked, and further they said only one property is available but for different price (+200 pounds), which seems to be the same property they advertised. They are literally showing one price for a property and increasing it or marking it as sold out until someone agrees for a huge price. Scammers.

I wouldn't recommend this estate agency. I've recently been denied a viewing based on an application I made last year that was eventually rejected due to unfair reference submitted by the landlord then, which was a result of miscommunication and nothing to do with me as a tenant.

Tried getting hold of these guys so many times just to put an offer in on purchasing an apartment and either no one picks up the phone or they take your details say they’ll call back and never do.

Pathetic service. Absolute scammers, unreasonable charges, Charing me for changing locks when I handed the keys in. Have reported these thiefs to trading standards. Edit: the below is a blatant lie. I was given one key when I moved into the property. I have proof of this and will be reporting this to the relevant body. DO NOT DO BUSINESS WITH THIS AWFUL COMPANY.

Hi Zohaib, as discussed privately you were given two keys but only handed one back. We must therefore change the locks to protect the new occupants of that property.
