I moved into my flat in Bridgewater point in Salford at the start of December 2020. Despite claiming there was an onsite gym on the Qube website, when we arrived there was an empty room with no gym equipment. The window in our flat was also broken and it took weeks for Qube to replace it. Dealing with Qube over the phone was a complete nightmare. They couldn't understand why I was annoyed about being miss sold and were extremely rude to my on the phone. I subsequently moved out the flat at the first opportunity. Any renters considering choosing to live in a property managed by Qube, I'd run a mile.NegativeResponsiveness, Quality, Professionalism, Value

Hi Adam. Your window broke in December 2020 and the glass supplier had to wait for the Christmas holidays to finish to receive your new glass pane and fit it; you were fine with this at the time so we’re surprised that you now aren’t a year later. I can see that there were subsequently no more issues during your tenancy in your property. It’s unfortunate that you based your decision to move-in because of a gym falsely advertised on the developer’s website, but we could have cleared that up for you had you asked and this was never on Qube’s advert for the property. Failed promises, live on a building site, pay a professional cleaner and still charge you for cleaning at the end of tenancy. Will do anything they can to claw back money, staff are rude and inconsiderate. Wouldn’t go near them

Worst experience ever needed somewhere to stay short term, I would not recommend this company very inconsistent in their customer care, had my flat burgled and other incidents of my car broken into absolutely no help to assist police and are not a trustworthy firm to deal with… if you want a trustworthy responsible letting agent to deal with steer clear of this firm at all costs will only cost you more in the long run… after having my property burgled I was encouraged to lie about this for any potential viewings lined up

Hi Jeremiah, your statements are false and defamatory. You have asked to exit your tenancy early because you were burgled when you left your door open for your girlfriend, there is nothing a letting agent can do to prevent this. We sympathise with your situation and are facilitating your request to leave with viewings for potential tenants; you have been present for these viewings and are welcome to chat to the applicants. You aren’t mentioning the burglary because you want someone to take over your tenancy. Your car was broken into on the street and again a letting agent can’t be held responsible for this. Hi Arran, sorry to hear of your disappointment. As we explained to you there was cleaning needed to make the flat acceptable for a new tenant. We provided photos and an invoice from the cleaner for you as evidence to go back to the cleaner you hired. We can’t stress enough that letting agents do not receive your deposit money, the cleaner does so there is no “clawing back”, we just paid a cleaner to clean the areas that your cleaner missed. The offer still stands for us to submit a report for you to use to raise a dispute with the cleaner you employed. We simply can’t let a tenant move into a flat with a dirty toilet, shower, oven and greasy kitchen cupboards. I’m sure you can understand. Kind Regards, Team Qube

The initial team who dealt with us were really quick and friendly but, unfortunately, once your deposit is paid and your contracts are signed it is all downhill from there. Please avoid at all costs. Qube, and the particular landlord we had to deal with whilst at Bridgewater Point in Salford, were incompetent, lazy and ineffective thereafter. Qube boasts of their “fantastic development” in an “ideal location”; however, we and many other residents within the block have experienced countless issues - such as broken windows within apartments, faulty white goods, as well as cars being keyed and broken into each night and thefts. There are many other issues which are well documented on the residential Facebook group made by disgruntled residents and I would advise anyone to avoid Qube like the plague.

The independent adjudicator agreed that the small cleaning fee that the landlord charged to your deposit was fair and we’re all bound by their decision as previously agreed. We believe your issues that were reported were dealt with appropriately and we’re sorry to hear there were other issues that you failed to report until the deposit-return stage. This company simply shouldn't be operating. They're not only mis-managing their properties with serious issues - like not having lockable main entrance doors with no security for 6 months. They're great at passing the book to the building management company on any issue, ignoring the fact that it's them we are renting off. I will also be reviewing that company also, Xenia Properties LTD as they are utterly useless and should not be operating either. Aside from this and many other issues, including the state of the apartment we moved into (mess left everywhere from builders ect) they have also given a mostly false review of the property at the end of tenancy. They didn't give us the legal notice before entering, claiming 'they knew the property was empty.' This is not an excuse and we could have had confidential things lying around. We have now been charged £290 by 'Reposit.' They are a 'scheme' to avoid if you can also, as they make their money off charging extortionate amounts for tiny repairs. The total should be at least half of that figure. Qube simply have no regard for their tenants and only care about profiting with very little input. If you're a renter, please avoid these companies. Their standards are so low It's very surprising this is allowed in the UK.

We directed you to building management every time you incorrectly reported one of their issues to us and helped you quickly and efficiency the few times you had an issue inside your property that we could control. Of course when your partner then confirmed that the property will be empty for a month and we could book viewings whenever, we used that information to schedule visits at the property. Reposit is a policy that you chose to take out to secure your tenancy, they are a legitimate, separate company from Qube who do not charge for the works you mentioned, they recover the funds you owe the landlord. You were provided with all of the invoices for the cleaning and damages necessary, after allowances for fair wear & tear that the landlord paid for. There is no profit for Qube or Reposit in this work and you were welcome to dispute them with our landlord but you chose not to. Team Qube

Absolutely awful!! Things in the apartment have been falling apart since we moved in, despite it looking very fresh and new. Our ventilation system does not work, our windows do not open, we have mould growing on the window sills. Our bills rival the price in rent. Qube property management refuse to adhere to your access needs if you're disabled. You'll only get a reply if you outline your case for active discrimination. Instead of helping you they just find new ways to blame you and wipe their hands of it. Their contract lengths are predatory. We're 6 months into a 12 month contract and I've NEVER been treated so appallingly by a landlord, or company who represents the landlord. It's been awful and I can't morally recommend you go with Qube to anybody. Currently in the middle of seeking legal recourse to attempt to get out of a crumbling apartment and predatory agency. Additionally, never before have I had to seek help from a union to help me navigate around these issues. Just appalling.

We manage our properties to the best of our ability but sometimes there are things outside of our control that cause delays; in this case the builder’s refusal to honour your landlord’s warranty on their ventilation unit after months of us chasing on their behalf. A specialist repair for this issue is required and has been arranged with yourself as you know by the manufacturer. You chose a property without opening windows and also experienced some normal teething issues for a brand new property. We fiercely deny any claims of discrimination but also understand that these can be subjective so we apologise for any misunderstandings you have experienced. You chose a 12 month contract when 6 was also available and we have outlined your options when it comes to exiting your tenancy early. Charged us over £400 after leaving our flat. There were some very fair cleaning charge in there but also a £90 charge for a shower head that fell off the wall in its own accord and £140 for painting. We only were there 6 months and did nothing to cause damage to the walls. Don't think it's fair that we have to foot the bill for: A) Shoddy workmanship B) Because the landlord fancied a new lick of paint We had the option to dispute the charges but it would have set us back an additional £60. You get what you pay for I guess.

Your deposit charges were in line with the TDS’ guidelines and there were allowances for fair wear & tear and landlord contributions (your landlord covered twice as much of the painting cost that you did - £280). We sent you evidence of this and explained why you must pay what you were charged for as per the clauses you agreed to in your tenancy agreement. For example there should not have been so much painting needed after only 6 months, we agree with you here, but after showing you the inventory and the check-out report you can clearly see the excessive, avoidable marks to the walls and the landlord can only cover so much as wear & tear after only 6 months use.
