Absolutely awful when vacating day light robbery.Appartment left in far better condition than on arrival
The most useless estate agents I have ever been in contact with. Was dealt with by Ewan Macphee, who was extremely unresponsive, unhelpful, wouldn't call, and was unprofessional. Had to repeatedly email to get a response from him, although he never replied to my last email over a house I was interested in. As a landlord of multiple properties in Macclesfield, I would not recommend any landlord to use this agency. They marked one of my properties "let" as soon as someone showed interest and did not show it to anyone else. The "tenants" pulled out two days before the tenancy was due to start on 18 March when the lockdown was annouced. With no signed agreement and no deposit this let a huge fianancial void for me. Then when a new tenant was found they refused to carry out the inventory on the day of the move in, the inventory was done 2 weeks before move in and did not reflect the condition the property was let. Had a terrible experience with this business several years ago. We rented a property only to find out part way through the tenancy that the landlord hadn’t been paying the mortgage (which wasn’t BTL) and we had to leave before the tenancy ran out as the property was in the process of being repossessed, when I challenged why they hadn’t carried out even the most basic of checks on the landlord I was told nothing to do with me. Northwood completely washed their hands of the situation and refused to even refund any of our fees even though the Director Ewan agreed to do so. No integrity whatsoever. We paid for Belvoirs fully managed service when we rented out a property in Macclesfield. During that time, Belvoir failed to tell us about alterations made to our property, including the tenant fitting a breakfast bar, moving wardrobes, damaging furniture and fitting a shower. They lost a key to the property. They charged us for changes made to the property by the tenant. When I raised a complete with the Property Ombudsman Richards response was to send a threatening email. As an aside, the property ombudsman is paid for by letting and estate agents to self regulate the industry. They have no legal training and are very limited in what they can do. You may want to raise a case with the property ombudsman as an initial step as part of the process before taking legal action. Reviews for Belvoir Macclesfield fall into 2 camps, 5 star reviews and many 1 star reviews with no middle ground. I know which ones I am more likely to believe. Avoid! do not use Belvoir Macclesfield.
