Lived at the Manchester Bowes street residence for 4 years. The flats are nice relative to other flats in Manchester, although the price has gone up and up over the years. I was glad to leave in the end. The flat isn't without issues, most notably noise from above flats due to thin ceilings and issues with hot water. The area itself is of course a bit rough. Ringley themselves used to be a lot better, but they've went down hill. It was very difficult to get anything sorted in the later years, and they were extremely inflexible with the contract. Unfortunately for them that'll change with the renters rights, and rightly so. Most of the 5 star reviews are not genuine as the people that work there get paid for every one, so will try to convince you to leave them.

Cant say much for Ringley. However, our cleaner Maria who cleans the block (Dartford) is very kind and always does a great job. 5 stars for Maria

My initial review mentioned that Josh has been great so far with quick replies. This was before we moved in. Since moving in, numerous issues have not been resolved and emails have been ignored or replied to after weeks. Can do much better to address tenants concerns. Overall unprofessional service.

To begin with, working with Ringley was great, the property is nice and the journey to get the property to let was good. Everything was digital which was useful as someone trying to get the property while I was travelling. However when I got to the property, I found that the heating did not work in the living room and the internet was deactivated. These were solved with some urgency, though there should not be anyway that the property ended up like this before I got here, and they had 2-3 weeks of the property being vacant before I started the rent. I have ended up with issues surrounding car parking that still exist 20 days after the rent started, with no resolution in sight. Overall, it seems like there is an urgency to get people into the rental properties and the problems they encounter have no real processes and timely resolution.

Addendum: of late, June/July 2021, the service has been extremely poor. Sloppy administration, mistakes in correspondence, queries unanswered; communication becoming more and more remote. Hopefully their fees will decrease to reflect this severe decline in service?? Very professional company - as always one gets what one pays for and Ringley gives good value.

The management team themselves are struggling with the most basic tasks . I can appreciate that sometimes errors can occur due to low attention to detail or high workload, however speaking to the other leaseholders I understand that this company has a norm to not respond to emails for weeks or ever. This is the case even if the requests are of top urgency and cause financial damage to leaseholders . We pay over 12k gbp per year in service charges so a basic acknowledgement of the request seems like a reasonable expectation .

I have to revise my rating for Ringley property management from 5 down to 1. While we did have a competent manager at one point in the past, for the last two years, it has frankly been a disaster. A roof leak issue has not been resolved for approximately *5 years* now. Our current manager appears to check emails once a month or so. A leak into a downstairs flat that was reported to them was therefore unaddressed for a month, and kept getting worse. Any issue, if dealt with, takes forverer. Avoid.

Ringley is supposed to be managing the residential part of our building, which is unfortunately owned offshore and managed in favour of the business renters. We pay them a contract to keep our service charges in line by checking the billing. Over several years, they have failed to act. If you are looking for an agency to manage your residential building, I cannot recommend them.
