URGENT READ if you are thinking of renting from London shared. First off let me state that the rental industry in London is PREDATORY and London shared is no different. first they will con you into a one year contract despite agreeing to 6 months or even 3 months in the first place (ya they short term and it is NEGOTIABLE) . I am not the only one they have done this with, after talking to other houses I have found no less the 5 other cases in which they have attempted to force their tenants into long term contracts despite agreeing to otherwise. Please if you are renting at London shared have a lawyer look over you contract ! It’s worth the money and make sure you demand a break clause after 3 months if not sooner ! Learn from my mistake they WILL try and get one over on you. Because I didn’t understand the contract and didn’t understand what a break clause is (despite being verbally explained to what amounted to a full on lie ) I fell victim to this scam. Second if you have an insane tenent who makes your life and the lives of others in your house miserable they will not help you even if this other roommate resorts to full on violence. They will request you deal with the police and the police will tell you without being there to see the actions they can and will not help you . Because there is no way to really know these people you are living with I highly recommend you have nothing of value in your room and also video record any and all strange behavior. LONDON SHARED WILL NOT INTERVINE WITH OTHER TENENTS NO MATER THE ISSUE EVEN IF ILLEGAL ACTIVITIES ARE GOING ON IN YOUR HOUSE. Third they have a massive problem maintaining their houses my house alone was INFESTED with mice the entire time I was there . I eventually gave up keeping food outside the fridge all together as they invaded our rooms and the entire household. Their attempts to “help” us with the mice where beyond infuriating one of which was to just throw unopened packs of rat poison around the kitchen. These people will get you to do reviews for their properties before you even have time to settle in so that you boost their credit before knowing what’s really going on . I highly recommend you approach this company with caution and don’t bother taking names since the majority of their employees don’t last long enough at their company to do anything productive . In the 3 months span I was there I talked to over 4 different people about the same issues . PROTECT YOURSELF this company is not in your best interest. Update: I actually just saw this response from this company (two years later hah) and would like to inform you that it is not accurate. Be smart about your decisions and do your research when you choose to live abroad.
I am a tenant in a houseshare that is managed by London Shared. Whilst they did a good job earlier on, their standard is now very unimpressive, terrible at answering in a timely fashion to emergencies, which lead to bad health and safety issues. Dishonest too as they often try to pin on current tenants issues that have been ongoing for a long time with the house. A lot of people barge in at all time with very little or no notice which is very inconvenient especially during the current Covid crisis.
Review this company after you have lived with them for a while. Sales process was great when I moved in. However as soon as I moved in I was told I would be paying a c. £200 damaged toilet charge plus repairs to a leaky ceiling. I hadn't even moved in. I emailed explaining and LS did then remove. The whole experience the other housemates had was nothing short of a nightmare to the point everyone just wanted to get the hell out. This toilet for the record had quite the history of playing up. About a couple weeks before I was due to move out, the same time toilet broke again. As expected, Shared blamed all tenants (again one hadn't even collected his keys!), tried to extort money once again. After much back and forth LS realised they had no case and dropped the charges...but boy they tried. The house was notified that all further toilet breakdowns would be treated as separate.... despite this thing clogging or breaking plus 3 times. After the first incident, I wanted to enact my break clause as soon as possible based on being an objective observer of that case. Kitchen had a wine fridge that despite multiple requests to fix nothing came of it. Kitchen had no freezer, just a large large fridge unit that looks like it's separated into two. The very small freezer was down in the basement. When asked if they could supply additional they said no as property was taken on face value...like I'm going to go around opening up fridge doors... Room had seen better days, stains all over the thread bare carpet and cracks in the window. Appreciate this was taken at face value, but your competitors (Lyvly for example, who I would recommend to any reader wholeheartedly over this company) offer superior rooms for similar prices. Having said all that...the kitchen layout and design was just fab, hence I am able to give 1 star rather than 0.
Would never use London Shared again, terrible from start to end. Still not received the deposit back, 6 weeks from leaving and made to live without shower facilities for 28 days. They also let people into your room without 24 hours notice. The standard of clean is terrible at check in and check out. They also charge you for repair works which are the landlords responsibility and have breached several areas of their tenancy agreement and housing laws.
Cancelled my viewing 50 mins before because I didn't see a text they sent earlier in the day to confirm, though I had accepted the calendar invite. I had left work early and they didn't bother to call or chase me on the day after the text, just assumed I wasn't coming and cancelled it wasting my time and money.
Be wary of the good reviews, they push for them when you move in... I have never dealt with a company that so consistently delivers rude and poor service. I got lucky and had a recently renovated house with good housemates so ended up staying for 2 years. When i did have issues, maybe 5 or 6 times, EVERY single time it was a terrible experience. They took to bullying tactics to try and force us to pay for something we didn't have to (something DPS agreed with), they were rude, went to every extreme not to pay/fix anything and were slow at responding. I have never felt it was necessary to write a review until I dealt with London Shared.
Understand that when you rent with London Shared, you are dealing with a company. So that means that they are as inflexible, money-grabbing and unsympathetic as most corporations. From the get-go, I was met with several lies including being told that I would be able to lock my bedroom door and was even given a key for the door on start of tenancy which did not work. The reason for not being able to lock your doors is due to "HMO licencing" which says absolutely nothing about there bedroom doors not having a lock. I was pretty much fobbed off whenever I tried to mention this. There was a full week where I could not use my room due to redecoration and the decorator not turning up and also not tidying up after himself, requiring me to miss the start date of my work. That is £250 of not being able to use the facilities I paid for and £500 of income I could not receive due to having to push my job start date back. London Shared were unsympathetic and not understanding, and did not offer me any form reimbursement for what was a very stressful move to London after a few months of being homeless. Not recommended, especially if you're looking for a place to call "home". This was an expensive period of my life which was made far more stressful than necessary.
London shared offers nice houses at a markup for connivence. However the internet they provide is the cheapest option and at most times barely useable in a house of multiple occupancy. They do not notify you when people come to the property. There customer services is poor and only available 9-5 Monday to Friday if you can actually get them to pick up the phone during that period. When searching for a property with London shared the estate agent became irritated at the fact I wanted to view multiple properties, and she was only available in the middle of the day during the work week to take me to see these properties and on two occasions had booked her next viewings after mine with not enough time to view all the requested properties. House wise it was a nice spacious house and the house mates where all good, kitchen was poorly stocked.
Honestly, stay away from London Shared! I have been living in one of their houses for almost a year now. The house itself is beautiful, it's actually the one in the cover photo, but the service around getting issues fixed (eg. dishwasher fixed) is absolutely appalling. It takes weeks, if not months to get anything fixed and when you call them up they always have some kind of excuse and can be rather rude! Since I have been here, the average issue resolution time is over a month. I would certainly suggest looking elsewhere before you sign on any dotted line with London Shared....
I wish i could give 0 stars. I used londonshared to help me move to a fully furnished flat in London hassle free whilst in the middle of my uni exams. This was far from what happened. 1. Had a box room in the house and was paying the most rent. This was apparently due to me not negotiating hard enough, but there is a difference between getting a few pounds off and getting ripped off (others had fully living room-sized rooms) 2. The room on the pictures are taken from when the room was freshly done. This is not how it will look when you move in. Walls will be filled with hand prints and carpets disgusting (despite apparently been professionally cleaned). 3. Nothing will work or will break soon enough. During my stay our WIFI was not working for a full 7 months I was living there despite numerous calls to Londonshared and ‘attempts’ to fix. Our heating, freezer, shower and cupboard doors broke during 7 months. 4. 6 month break clause: be careful with this. You cannot move out in December no matter when your break clause is so will be roped into staying another month 5. The team would be there before you sign your contract/when you forget to pay your rent, other than that they completely disappear. I wish I would have taken the time to consider my options before choosing londonshared. I would have saved a LOT of money and stayed in a much better house. The time saved did not by FAR outweigh all the issues that occurred. NEVER AGAIN.
