They were efficient and helpful. In particular Andrew guided me as to how to best request my creditscore and manage payment of deposit in parts, once we had viewed the property and it was clear that the offer and tenants seemed a good match. I would happily use this firm again when needed.
I had a very bad experience with Pernilla Johansson who was supposed to be the middle person in an offer I made for a flat. It felt like I was bargaining in a ill-reputed bazaar in the middle east. It took whole 2.5 days to hear about a decision on the offer. She took whole days to update on progress. I messaged and call her several times without any reply. The at the end of day 1, the offer supposedly was rejected, next morning she said it was back on the table, then off again. By day 2 I had already lost interest and was looking somewhere else. That lack of professionalism has no place in England. A second agent Romi Borthwick was unresponsive as well when trying to confirm a date/time for viewing. A full day without reply and then only 1 hr before the viewing was due she finally replied (by which time of course I already had other viewings booked). Total waste of time. I have already secured a new home with another agent. I went to see the flat, next day we had an offer accepted and shook hands. That is how professionals do it. John Payne are time wasters, so save your money and time and book with a serious and respectful agent instead.
Our experience with John Payne Greenwich, specifically with the agent Chief, was one of profound dishonesty and unprofessionalism. From the intial viewing, we were met with conflicting information regarding interest in the property. Different agents provided wildly different figures for the number of viewers, ranging from "17 in one day" to a significantly lower number. This immediately felt like an attempt to create false urgency. Despite initially being told they wouldn't take holding deposits until all offers were in (to avoid "many refunds" – a telling statement in itself), we were pressured into paying a holding deposit very quickly after expressing interest. This push, coupled with their earlier comment, now seems to hint at their willingness to act illegally by potentially taking multiple deposits. After paying our holding deposit, communication ceased entirely for a full day. We were then informed that another offer had been accepted, directly contradicting their assurance that our offer would be prioritised because we had paid the holding deposit. When I called for an explanation, the agent's account was incredibly muddled and evasive. They initially claimed another holding deposit had been taken, then quickly backtracked, admitting this would be illegal under the Tenant Fees Act 2019 – a fact I had to highlight. This interaction alone exposed their profound lack of transparency and integrity. The entire process felt manipulative and deeply dishonest. We are still awaiting a clear and honest explanation for these actions. Based on our experience, we strongly advise extreme caution when dealing with John Payne Greenwich. UPDATE: We have since secured a flat with Conran and they have been excellent. I would urge customers to use their service if you are looking for a place to rent in Greenwich!
An awful customer experience from Acorn: -a week into my new flat and no hot water or heating (not working boiler) -took them countless emails and 3 days to change a non-working lock -sub-par cleaning as the flat had cobwebs, dust and countless dirty fingerprints on the walls from previous tenants. All of the above is evidenced with photos and emails. Honestly avoid at all costs to save yourselves the stress and hassle.

Property advertised with over inflated room sizes and overall sqft, misleading potential buyers. This was pointed out to them with evidence demonstrating the real size of/ dimensions, but didn’t take immediate action to address and were resistant. Would not recommend.

Poor experience letting with John Payne further below. Edit - 2 years later, I have had a steady tenant via Conran Estate agents and would highly recommend them over John Payne. — After advertising my property at the suggested rental price, very few viewings took place (at most, 1 per week) and I received an email asking whether I wanted to sell the property instead. The property was immediately available but was not let out for months. Avoid if you are hoping for a quick let. Edit - by comparison the new agents arranged 15 viewings from mid week and by Monday I had 5 rental offers, confirming that there was something wrong with how John Payne’s team was handling this property. Edit following response from John Payne: to be clear for anyone consulting this review, there were no specific issues that were particularly unique to me or which were unknown by John Payne prior to instruction. I only say this to avoid other potential landlords from wasting their time as I know that relied upon the positive reviews online and pro-activity of the local team in securing the instruction, but everything fell flat after that. I find it telling - with the benefit of hindsight - that most of these positive reviews experienced by others are for sales and from tenants and not from landlords looking for tenants.
Terrible estate agent in Greenwich. My boyfriend and I were interested in viewing multiple 2 bedroom terraced houses in Greenwich Cutty Sark and near Greenwich Park and it was impossible to get a viewing for the properties we were interested in despite being newly listed on Zoopla & Rightmove My partner had called and emailed trying to arrange a viewing and he didn't have any luck. I then tried 4 days in a row to arrange a viewing to be told "there's no on in the letting team to do this for you". No one from the Lettings Team ever came into contact with me or my boyfriend. At this point I decided to visit in person as we we were still trying to get a viewing. There's one male and he said he was Sales and not Lettings and tried to explain to me that this estate agent is shortstaffed. I'm very disappointed that we have been ignored and were not able to view some stunning properties in an area we love. Just going through this process wouldn't make me want to buy a property from this estate agent. Also FYI as a potential customer / client is not my problem or issue that you are short-staffed and don't have the capacity to arrange viewings due to having a small lettings team. Hire more people - there's plenty of people who would want to work for you and stop taking all the commission and profits. Greedy incompetent estate agents in Greenwich
Terrible. Had to get out of contract after 6 weeks due to woeful number of viewings, zero feedback unless chased by me, no interest at all in the vendor relationship. and they were recommended to me! so disappointed.
