STEER CLEAR AT ALL COSTS 3rd letting agent I've used in Canterbury and definitely the worst, disgusting lack of care for tenants, horrendous customer service, refusal to return deposit without legal time frame, consistent breaches on contract in other areas, they automatically assign you to Spark energy, handing over personal details without consent. Complete lack of communication, always the clients expected to do the chasing and monumentally slow at resolving any issues that arise.

Useless staff. We went for a showing 18months ago. They were late. We chose the flat before they arrived. Didn't need them. We get a charge for admin of £550. We've since moved and are waiting on our deposit 1month after the move. The landlord has even gone to them to ask for release of deposit. Each time I call I am transferred then fed a promise. "We'll call you back' 'I'll send you an email right away'. Not one promise followed through. Useless and expensive staff and company.

Abysmal service. The student accommodation I moved into was full of problems. The cooker was smoking each time it was used, the fridge freezer didn't work, the shower had no hot water running through it and the furniture was dirty. I had to call Mann Lettings every single day, multiple times a day, for weeks in order to get these basic repairs carried out (of which none were mentioned in the inventory!). They don't call you back when they say they will and claim not to be able to talk with the landlord, which is obviously not true. I also had to raise a dispute to receive my deposit back, which Mann Lettings were very unhelpful with, and so I would avoid this company at all costs.

Abandon hope all ye who seek to do business with this useless firm. After nearly two weeks of trying to arrange for one of their agents to come and view my house I have simply given up. Whether their staff are merely inefficient, indolent, incompetent or just feckless I shall never know until someone deigns to call me back. They may be brilliant estate agents, I have no way of determining whether they are or not, but I do know that they are hopeless communicators.

The WORST agency I have ever dealt with. Never get call backs, never get email responses, NO MANAGER, no one is ever aware of anything, no information is ever recorded on their system, extremely difficult to speak to the right person, they always say, 'leave this with me and I'll do it today or in the next couple of days'... months later... NOTHING! IF you are looking for an agency and want to have peace and not robbed.... DO NOT GO TO MANN COUNTRYWIDE !!

The worst agency ever, do everything you can to stay away and look for another agency especially within Canterbury. I would suggest, Abode lettings, Locate, Sanderson and Student Tenant as, when I used Abode lettings it was the best experience ever and the transparency was amazing however, for Mann lettings it was the worst experience and unfortunately I am still trying to recover my £420 deposit.

This is the worst company possible. Over the past two and a half years, I, as a Landlord, on the 'full management' service, have had to chase Mann up and constantly pester for information promised; feedback and quotes for work. The term 'full management" is derisory as they do not 'manage' it at all. The staff change continually; they seem to have a call centre, so you do not have the same staff 'on site'. Only now I have tried to call the office in Newington to hear a recorded message saying the office is now closed and that their opening hours are 8.45 am ...... It was 9.30 am when I phoned.......... I could go on and on. If it be needed, the worst proof of their incompetence is that my lovely tenants who would always inform the company of little problems, in order to get them resolved before they became big ones, have become so exasperated by the company, that they decided to take the financial risk and break their tenancy early. Their main reason? You've guessed. The problems with Mann. They would stay in for 'no shows' of workmen; repeatedly ask for someone to come and deal with a problem etc, - all to no avail and at considerable inconvenience to themselves. At no time over the past two and a half years did I have the consistency of dealing with the same person. A constant stream of different people, none of whom seemed to know the property well. i was constantly told 'oh she/he has left the company'. Do no use them.

I opted for full management of my property. Earlier stages of the contract was fine and smooth but payment was always late never on time. Then when things broke down in the house, i had replied to their email and told them to go ahead with certain repairs and take payment from the rent. After 1-2 months I get complaints that no repairs was done. After this everything went downhill. The repairs needed stacked up and on top of that I received an email from the lettings telling me that the tenants weren't paying and they apparently were doing 'all they can' to get the money. Outstanding arrears went past £2000+. Meanwhile I was still paying for repairs. I went to their office several times but they weren't helpful at all. Calling them also served no purpose as they would divert you to one manager to another so they would tell you the other is busy or away etc.. Having contacted the tenants, I was told that the lettings weren't helpful to them at all and that they were never in contact much and always late. Since the tenancy was near the end I had no choice but to end the contract and forfeit the outstanding arrears to get my house back. Also the house was is shambles when the tenants left, the kitchen top was nowhere to be seen, the conservatory table and chairs was gone, roof of the garage damaged. All this seemed intentional as I had originally sent the tenants a letter that we will take them to court for the outstanding arrears. However what annoyed me was that the lettings didn't inspect the house when the tenants left, so now i have even more repairs to deal with and pay for. (To post this I had to give 1 star, take a guess what i'd give them otherwise.) OVERALL THE LETTINGS WAS VERY UNPROFESSIONAL AND DISAPPOINTING.

We have had problems with our house since moving in 4 months ago. Firstly when we moved to the house it was filthy everywhere and rubbish all over the place and mound growing in some places. The TV that came with the house was broken when we arrived despite them promising to fix it multiple times. The shower was leaking through the roof which seems to be the only thing which they have fixed. The downstairs shower is still leaking and the handles which were blu taced on have now also came off. We have rang multiple times and they always say they will call back later that day but are yet to actually ever do this. Edit: The house was far from a little dusty when we moved in. There was things left over such as wooden and stone slabs which had to be removed by your contractor (so I don't know how you can say it was just a little dusty), rubbish under tarpaulin and filthy stained bed covers and matress left behind. We never even had outside bins when we moved into the house and had to wait over 2 months for these to be supplied. We have tried being very patient waiting over 4 months for these problems to be resolved. You did come to view the property and my housemate was told here that the problems would be fixed within a week; since then we have been calling for updates but are constantly being told we would get a call back within an hour but this 'call back' has literally never happened.
