I have no complaints about the real estate agency itself, the rental process was smooth, and I was able to get all my questions answered. However, the post-rental support channel has many problems. We are experiencing some persistent issues in the apartment, and some long-term tenants report that this is not the first time this has happened. The person they provide for contact doesn't resolve basic issues and now no longer responds to emails, which creates stress and discomfort in our daily lives. I believe that if this channel improved, satisfaction would be much higher.
I recommend Diane! She was very prompt and efficient both in moving forward with the rental process and in responding to emails, and she was extremely helpful and respectful in her friendly and approachable manner. But what happened next was unexpected. After I moved in, I realised that the mattress was cracked on one side, a very obvious problem to the naked eye. Nikki helped me to contact the landlord, but today I received a reply that the problem was found during the pre-inventory check, but they felt that I made it look worse and denied my request for a replacement mattress. I was shocked and insulted. I pointed out what was clearly already a problem now instead accusing it was my fault. I can understand the landlord replying to me that the mattress can still be used due to financial reasons, but I do not accept this baseless accusation. Anyway, it was a real blessing to meet Diane, thanks again.

Throughout my tenancy, I experienced numerous issues with the property upon moving in which were repeatedly reported but either remained unresolved or were only temporarily addressed. These included the heater coming off the wall which posed a significant hazard, no bed mattresses in a property that is advertised as fully furnished hence I was unable to sleep in a property I was paying for until they finally sorted out mattresses for me, persistent drainage problems, foul odours, waste water issues, damaged flooring and floorboards, pest concerns, overflowing bins and waste management problems, and a washing machine that remained unusable for an extended period despite multiple reports. Contractors were sent to the property on few occasions after repeated reporting, but many of the problems continued and required repeated follow-up. The drainage and odour issues were particularly frustrating and had a significant impact on my day-to-day living conditions. The situation became so serious that I felt I had no option but to involve the local council’s Environmental Health department due to the condition of the property and the lack of meaningful progress in resolving the issues. I also experienced an attempted burglary during my tenancy. The development had no CCTV coverage and there were poorly lit areas around the property, which raised serious concerns about safety and security. I emailed the letting agency and they kept shifting the blame on to Xenia Estates. I would email them and cc them in emails however nothing would get resolved. Despite the distress this caused, I felt there was very little support or reassurance provided. Communication was disappointing throughout. I had extensive email correspondence with Bethany Screeton regarding the ongoing issues however she was extremely unhelpful, defensive, often rude and condescending. Rather than focusing on resolving the concerns I was raising, I was advised not to use ChatGPT when drafting my emails, which felt entirely beside the point given the serious property and maintenance issues that were being reported. As a tenant, I expected a property that was properly maintained, safe, and fit to live in, along with responsive management when problems arose. Instead, I spent a considerable amount of time chasing repairs, reporting recurring issues, and ultimately seeking assistance from external authorities. Overall, my experience was extremely disappointing, and I would encourage prospective tenants to carefully consider these issues before renting through this agency. MY RESPONSE TO THE BELOW AS THEY HAVE DISABLED ME FROM RESPONDING: I am somewhat surprised by several statements below by the Qube - particularly as they are contradicted by the documentary evidence I have now included. The provision of new mattresses was not a demand made after moving in. It was an agreed condition of the tenancy, confirmed in writing before occupation. The mattresses were not present when I collected the keys (see attached proof). It is also incorrect to state that the council disagreed with my concerns. Following inspection, Housing Standards formally identified issues relating to ventilation, drainage/odours and raised flooring, and requested remedial action within 28 days (see attached proof) which you did not meet. The comments regarding AI are irrelevant. Whether correspondence was drafted manually or with AI assistance has no bearing on whether these issues existed, I found the attitude of Bethany very unprofessional and disrespectful. Finally, the tenancy ultimately ended by mutual agreement following these ongoing issues and failure to repair them.

I will never use this company to rent again. Lived in an apartment for nearly 3 years, I fought for about 12 months with regards to the state of the building (no cleaners because they ‘didn’t have the funds’), a hole in the roof (fire exit in the roof with no glass in it, was told to contact the fire brigade, I did, nothing was done) which flooded the carpet when it rained, and constant theft problems to name a few problems. But upon moving out there was general wear and tear (paint could do with some touch ups and a few dust spots), NOTHING broken or dented. I was stuck with a £417.50 bill at the end of my tenancy including the cost of a new couch and mattress £60 for a new couch, £80 for a new mattress (which should be replaced regardless because health and safety). Took to an independent adjudicator who awarded the entire bill to the landlord so the week of Christmas I’m not only £417.50 worse off, but the £60 I paid to fight this also will not be refunded or taken off the price. Disgusted and furious doesn’t even cover it. Joke of a company.
