I will never use this company to rent again. Lived in an apartment for nearly 3 years, I fought for about 12 months with regards to the state of the building (no cleaners because they ‘didn’t have the funds’), a hole in the roof (fire exit in the roof with no glass in it, was told to contact the fire brigade, I did, nothing was done) which flooded the carpet when it rained, and constant theft problems to name a few problems. But upon moving out there was general wear and tear (paint could do with some touch ups and a few dust spots), NOTHING broken or dented. I was stuck with a £417.50 bill at the end of my tenancy including the cost of a new couch and mattress £60 for a new couch, £80 for a new mattress (which should be replaced regardless because health and safety). Took to an independent adjudicator who awarded the entire bill to the landlord so the week of Christmas I’m not only £417.50 worse off, but the £60 I paid to fight this also will not be refunded or taken off the price. Disgusted and furious doesn’t even cover it. Joke of a company.

We encourage every tenant to challenge these when they believe that there has been a disconnect in responsibility. We appreciate there are two sides to each dispute, but there was a large amount of cleaning and more than a fair share of avoidable repainting in this instance. On this occasion, due to how the property was left, the independent adjudicator from Reposit awarded the landlord their full costs, considering how much they had to spend to return the property into the high quality, clean condition it was received. Regarding the wider building issues you experienced, these related to the responsibilities of the building’s management company rather than your landlord. Throughout your tenancy, both Qube Residential and the landlord raised these concerns repeatedly with the building managers, but unfortunately several residents were affected by the withdrawal of services in this development We wish you the best in your next tenancy.

Do not live in Silkhouse Court! Mismanaged property and Qube do not do their job as agents representing the landlord to communicate your issues with them and to chase the property management company about repairs as the leaseholders agent. Simply tell you it's not their problem and to talk to Xenia Estates who manage the building (even though as a tenant you have no legal relationship with them and your contract is with the landlord who's contract is with Xenia). They hide behind layers of bureaucracy and don't care about their tenants. They have lied and fobbed me off on many occasions. Refuse to give me contact details of my landlord. Lied on the check in report of the condition of the property. They give keys to contractors to let themselves in to the property without asking permission which is ILLEGAL. We've had contractors come in when we were away (which we did not give permission for) and not lock the door after they left

Avoid, avoid, avoid, complete time wasters. Whole experience was bad from beginning to end. I went through the process of applying for a viewing on their website. On the form, evening slots were available yet when I spoke to them later, suddenly they didn't do evening viewings. I was forced to use my only remaining afternoon of annual leave to set up the viewing and I clearly requested that if anything changed and the apartment was no longer available to let me know in advance because I live in a different city and have to travel in. I called on the morning of the viewing to ask if it was still on and they said yes, of course. It was only when I arrived at the property that someone called Helen messaged me on WhatsApp to say the viewing was cancelled. I'd lost over 20 pounds for my train ticket and lost my last afternoon of annual leave for nothing. This lot have zero respect for their customers or for your time and are completely unprofessional. They expect you to drop everything to accommodate to them but then don't give you the common courtesy to respect your time. Do not trust them.

Hi Eve, I am sorry that you feel this way. Viewings are subject to availability and our opening hours are clearly displayed on our website and our marketing materials. I am very sorry that you had to take leave to visit Liverpool and the property you wished to view. The property in question, received an application after you had made the phone call that morning and Helen called you at the earliest opportunity to advise you that the property was no longer available due to the application. As you had not answered, Helen sent you a text message but called you when she noticed that you were typing in response, to offer you an alternative viewing at a different development. I can understand you must have been frustrated as you had travelled with the sole purpose of viewing this particular property, however the market is very active at the moment and an alternative was offered for you. As such, I do not believe that we have acted unprofessionally and feel that your comments above are unjust. I wish you the very best with your search for a property.

I rented Silkhouse Court through them, the agents gave me the best marketing but after moving, all blame was shifted to Xenia, lifts were broken for 9 months, building was unclean, gates were broken and parcels were stolen. I had asked these questions before I rented and was given no honest advice, and no help with after you rent with them. no consolidation, not happy with them.

Waited 15 minutes after the agreed time for a viewing as well as rang the agency and number given by the sales manager only to have the phone put down and my call ignored multiple times. Sales manager blatantly lied to say his colleague was waiting outside the whole time. Don’t appreciate wasting my time when I have agreed to take the time off from work. Unprofessional service.

Qube residential manage silkhouse court. Absolutely horrible management. Both Lifts stopped working on 3 sept. I was told they are working on it. I said I don’t see anyone working to which they said it’s because they are working on the inside … then we were told expensive parts need to be shipped from abroad …. Then that work would start on 8th October. No work has started and now there is a notice of lifts being decommissioned. Since most of the apartments are owned by companies not individuals …. No one cares about the tenants and there is no accountability at all. Frequently there are issues with water and security, if we raise it we are told landlord ain’t responsible it’s xenias job. I don’t have contract with Xenia so why would they update me. Constant lies on part of xenia and qube residential can simply shrug its shoulders and say not my problem . Just avoid !

I don’t even know where to begin… we moved in March 2023, and all we have had is constant issues where our concerns are constantly being ignored. When we moved in on the first day, they had said they had a cleaner round… however the floors were filthy, the counters and tables were disgusting… there was a dirty sock on the kitchen smoke alarm (as we guess previous owners were smokers). Bulbs blown in bathrooms, handle completely off on shower door, we had no blinds, cracks all along the walls where the plaster has blown, the whole apartment smelt of smoke and cigarettes (even inside the fridge and showers) Both bed bases were completely broken in, there were old clothes of previous tenants under beds. Suppose to be a furnished property but the toaster and kettle did not work and was in horrid condition, as is the beds like I mentioned and the couch. The cupboard where the water tank is, has awful water damage on the ceiling and the tank from a previous leak… This was on the first day we moved in, it took almost 6 months for us to get blinds installed, we are still waiting for somebody to come and sort the water damage out… in fact we are waiting for a number of things to still be resolved yet we have heard absolutely nothing… The communication and lack of urgency this agency has to care for their tenants and properties is beyond me. Yet have the cheek to increase the rent? It has been an experience from hell, in a building that’s absolutely falling apart because just like the agency, the building management are not in the slightest bothered about the security and safety of those living there

Never rent with them. Central building in Liverpool is massive joke. Property management company is almost non existing on going issues with main door not fixed, lifts are not working for months, pipes burst and major leak occurred and no one is to ensure fix. Avoid avoid avoid their properties
