Dear Mr Kumar Thanks for clarifying and we can now trace your wife’s service. We thank you for your review in which you give 1 star and attribute this to professionalism. You will see from the reviews on google and allagents.co,uk that we receive very few negative reviews from landlords so we are super disappointed to see this. You have not stated why you feel our professionalism was lacking, so for the record we clarify that our relationship with you ended when an already heavily discounted “fully management contract” was ended by you whilst still retaining the quality tenant M & M Properties had installed for you. At no stage have you questioned our professionalism during or after our management aside from your google review. Your property was let under our Milton Keynes promotion that ran in 2019. This promotion was offering a very low management fee in exchange for a tied in period of management. You ended this to save on management fees and paid the contractually agreed cancelation fee. We are sorry if this has prompted you to leave your review but we stand by our position and wish you every success with your tenants over in Milton Keynes. If your tenant does leave in future we would be very happy to provide you with our find only service at a discounted rate for your next tenant. Thank you for your feedback.

Viewed the property was in contact with them at least 7 or 8 times was given false information. This is the second time I have been let down they did not refund me my fees I paid so lost approx £580. Would not recommend. Stay clear they are really rude too.

Dear Joy, thank you for your comments however we believe this review is an old review as we have no record of your name on our system apart from 2019. As you may or may not know the Tenant Fee Act of 2019 states that fee's are no longer due by tenants (after June 2019) for applying for a rental property so therefore we believe your review is an old reiew from many years ago. You would not have paid fee's to M&M Properties after June 2019. Prior to the Tenant Fee Act of 2019 your fee’s paid would have been non-refundable should you have failed a reference process or withdrew from an application prior to move in. We rented for 10 years in London before moving to Leighton Buzzard area, when we rented a property through this company for a year (we moved out last year). We have now finally purchased our own house, thank goodness. As tenants we found we had to chase all the time for responses for maintenance issues; perhaps we were just unlucky as they seem to have a lot of positive reviews, but our experience was definitely not positive. In the 10 years of renting elsewhere (with various agents) we never came across this. In response to the reply from them below ... I do have the correct company - our tenancy was in my wife's name (before we got married)

Myself and my fiancée were due to be moving in to a property everything was going great until the last minute we were ready to move in and then a couple of days before we were due to move in the estate agent rang us and told us that the landlord had pulled out and gave us very contradictibe excuses and were quick enough to get the deposit from us and was so slow to get the paperwork etc sorted out.NegativeProfessionalism

Discrimination comes to mind. This company have not once responded to my enquires and I feel this is directly linked to being open about recieving support through local housing allowance. Non responsive dispite... Available Deposit Offer of 3 months rent Offer of Guarentour if required Offer of Insurance coverage if required Good rental history Spectacular reference Not impressed. We refute your allegation regarding discrimination in the strongest possible terms. The rental market in Leighton Buzzard has been incredibly busy since the release of lockdown by the UK government on the 13th May 2020. We have often received multiple applications for the same property especially in certain property types. It is now a requirement for agents to pre-qualify interested parties in the most meticulous way to ensure footfall and human contact is minimised during the letting process. To this end, we are mandated to ensure that only viewings that have the most likelihood of success (for the tenants and landlord alike) are conducted. This sadly means only showing properties that are in high demand to working professional tenants where our landlord clients have stipulated the same. We are sorry that we cannot help you with your search on this occasion but wish you every success of finding a property in our lovely market town, be it a property we are advertising or another competitor.

AWEFUL COMPANY - AVOID THEM - force you into using their cleaning company to do a professional carpet clean after moving out and take pictures from inches away to justify cleaning costs. Theives. Intimifate people knowing they have just had a baby with company directors threats and trying to force home inspections on a monthly basis. STAY AWAY EDIT*** as they have commented denying this please see attached submitted photos from this company. As you can see the photos prior to moving in are far away and the second set of photos are very close up. Be warned if you rent from these you will need close up photos of dirt as they do!!! absolute pirates!!!

Thank you for your feedback. We replied to the first post you made a few months ago but since google have updated their settings all our responses have been removed. It is disappointing to see your feedback and we take all feedback very seriously. As you are aware the Tenancy Deposit Scheme adjudication that took place relating to your deposit at the end of your tenancy does contradict your comments. The Tenancy Deposit Scheme is an independent and impartial body who adjudicate when a resolution can’t be reach between the landlord and tenant, which was unfortunately the case with your tenancy. I believe that the finalised adjudication by the Tenancy Deposit Scheme was fair for both parties involved. The checkout process is carried out inline with the inventory you were provided with at the start of your tenancy, this included photos. This is the fairest way for the checkout to be conducted and is the same for all our properties. Tenants are entitled to use any professional cleaning companies, our cleaning companies are only used when a tenant has failed to comply with their obligations and aren’t forthcoming to resolve any issues. But I must add that no work is carried out without the tenants being made aware of the costs. Having checked the records for your tenancy, I can confirm that monthly inspections were not requested. To clarify, we do not do monthly inspections on any of our properties as this would be unreasonable. Inspections are carried out either quarterly, six monthly or annually depending on the owners instructions of each property.
