Our tenancy was transferred a year and a half into our tenancy. During the tenancy we were misinformed about rent amounts and repeatedly told we owed when we didn't. Once we had left, claimed an unreasonable amount on damages (done by previous tenants and events out of our control) on the deposit which has taken 6 weeks after the tenancy to resolve.

Strict and stiff moving in conditions , disappointing moving out and good treatment in-between! Stringent conditions. They insisted to add my wife as joint tenant and to carry out a separate credit check for her although I am the one paying all the rent. Strictly asked for a proof that I was moving out from the previous accommodation before accepting my application. I obviously wouldn't risk giving a moving out notice to the previous landlord and being homeless before securing my new accommodation! The tenancy period itself was 6 months of good interaction with Belvoir team. They were cooperative and very helpful. Unfortunately, the process of moving out of the property was a painful experience as they took unfair amount of the deposit. They purported the required fees were for professional cleaning and change of the bulbs, professional cleaning of the carpets. We definitely left the carpets cleaner than how we received it (it was full of hair and my wife had to clean it again). The only fault is that my wife spent a lot of time and effort cleaning the apartment before moving out for them to say simply it is not a professional cleaning and take 140 pounds for cleaning and 90 pounds for the carpets+60 pounds contractors fee to do the work. I feel really sorry my poor wife wasting her effort. They didn't even make any effort look at our inventory feedback which we sent with photos proof. They asked us to pay for a cracked fridge door that we reported in the beginning of the tenancy. It wasn't until I sent them a reminder of the feedback and a photo proof when they accepted. They asked again to pay for replacement of light bulbs that wasn't working and we reported in our feedback. Shockingly, when I sent them the proof they amended the required fees for cleaning and bulb replacement from 135 to 142!! My advice for anyone would be: 1) Take photos for every thing and report when moving in. 2) Take photos (again) for every thing before moving out to prove your effort 3) Don't waste your time and effort cleaning things and get a professional cleaner to do the job 4) If you discover a defect in the carpet hidden under furniture after the reporting period, don't change the position of the furniture and keep it hidden. ( our 2nd fault was changing the position of the sofa exposing an old burn mark that they considered our fault.

Annoying to get maintenance issues sorted - their procedure wastes time as you're not in contact with the landlord. We lost half of our £1200 deposit for no real reason. Make sure you take photos of every issue when you move in or you will be charged for damage you didn't cause.

Be careful they add on a lot of administration costs and give you less deposit back.

Rented a house a few years back for 4 years. The lady who worked in the Leicester branch in town was always so foul, rude and awful that we nicknamed her Ursula. Repairs or contacting the Landlord always seemed too much trouble, requests took ages, the general attitude of the people on the phones stunk! Thank god I now pay a mortgage and not someone else's anymore but to be fair i think most letting agencies are the same, absolutely rubbish!
