Very poor service complained 5 times via telephone about a property and shown pictures , never received a phone call back !!!!!

Very disappointing experience with this estate agent. We enquired about a property in M9 that we were interested in purchasing, but our emails were ignored and we received no reply or call back. When I eventually called them, the person who answered came across as extremely arrogant and unhelpful. We asked a reasonable question regarding the lease, as we have previously purchased similar leasehold properties within the same estate and are familiar with some of the mortgage lending issues that can arise. In particular, many leasehold properties in that estate have a ground rent review every 10 years, which can be problematic for many mortgage lenders unless a deed of variation is agreed. We simply wanted to know whether the seller may be open to resolving this issue by doing a deed of variation before we spent time and money progressing with viewings, surveys, legal work, and mortgage applications. Instead of listening properly or offering to check with the seller, the agent immediately dismissed the question and repeatedly told us to speak to our solicitor. The tone throughout the conversation was rude and unprofessional. As experienced property investors who have dealt with hundreds of agents over the years, this was one of the worst interactions we have had with an estate agent. Potential buyers should be treated with professionalism and basic courtesy. Very poor communication and a disappointing experience overall.

I’m not sure how they’ve had my review removed concerning 10 swan street. I lived there for 18 months, the bedroom ceiling was thick with black, dripping wet mould. I left the house to which they kept my deposit despite the circumstances they had me living in. I can now see its up for sale with pictures showing they’ve attempted to paint over the mould which you can still see. Jackie had a terrible attitude and any issues with the property they werent interested in.

Awful money grabbers Do not use these people to rent They will try and keep your deposit for no good reason. I left the house in a perfectly good condition (confirmed by the landlord) The review they left of the house was awful made out I’d left it in a tip. Also want to charge me a days rent for handing the keys back early when my tenancy ended on Easter Sunday so there was no way I could give the keys back. Even after I gave 6 weeks notice instead of 4. They were closed on the Sunday as it was a bank holiday and subsequently would have been closed on the Monday too. Awful awful people avoid at all costs!!!!!

These reports are carried out by third-party clerks to ensure impartiality. Where there is any disagreement, the matter can be referred to the relevant tenancy deposit scheme for independent adjudication, which we fully support. In relation to the condition of the property, we note your comments; however, our assessment must rely on the documented inventory and check-out process rather than informal confirmation. This ensures consistency and fairness to all parties. Regarding the return of keys, tenancy agreements require that keys are returned on or before the last day of the tenancy. Where this falls on a non-working day, tenants are expected to make prior arrangements with the office to facilitate return of the keys or use our post-box if the office is closed. In the absence of such arrangements, charges may apply in line with the terms of the tenancy agreement. These charges are not intended to be punitive but reflect continued possession and associated costs. We also acknowledge that you provided more than the minimum required notice, which we appreciate. However, notice periods and end-of-tenancy procedures are separate matters and are applied in accordance with the tenancy agreement. We are committed to acting fairly and transparently at all times and always take clients instruction.

Why do Estate Agents feel the need to compulsively lie? This is what I asked myself after there had been no progress since offer accepted and just repeated messages from Natalie that 'the seller had a cold' and 'the seller was on holiday' and 'I was on holiday' and 'it was Easter break so she was busy'. 4 weeks on with no initiated or completed paperwork, turned out that actually, the seller's onward purchase had either fallen through or was simply a fable to begin with. What annoys me so much is that honesty and transparency may have meant we remain in the purchase; instead you lose complete faith in the agent who is meant to be dealing with this. Would not recommend.

Not happy with the service at all was looking at purchasing a property took 3 weeks to get a booking. They let us put an offer in, came back asking for more money, then no communication as to what was going on, this was cash only and not mortgageable. We finally questioned what’s going on and there is potentially movement in the house but they didn’t warn us before and wasted our time. The house also had a huge apple tree in the back garden that would need £5-£10k to remove again no details of this anyhwhere in the listing. Was promised call backs and had to constantly chase. This has now put us off using them to purchase a house

Hello Harleen, Thank you for taking your time to write us a review albeit negative. We booked you a viewing initially at 4/9 at 4pm which you did not show up to. We rearranged this for you 6/9 at 3.30pm, you phoned us on the day to change this to 5pm which we were not able to facilitate at such late notice. You phoned at 4.20pm as you were stuck in traffic and would be another 15 minutes, as we have other properties to sell and other appointments to get to we advised that we couldn’t wait for you to arrive but would see if the seller was able to come home to do the viewing for you. She advised she would be happy to do a viewing for you but was 30 minutes from home, you then advised to leave it so I cannot see how we are in the wrong here, we were at the property at the original time confirmed with yourself.

THEY HAVE BEEN REPORTING AND DELETING NEGATIVE REVIEWS. My partner and I came across a property being sold by this estate agents that we liked. We went for a viewing and all seemed fine until we informed them we have a property to sell and we were told that we are not favourable due to having a chain. This was not the sellers requirement but the estate agents! They proceeded forth the next working day to ask when we would be available for them to come over to valuate our property. I had declined as the cheek of it to tell me I am not favourable but then want to list my property?? Absolutely not! There were a number of phone calls where I was reminded that I am not favourable due to having a chain which urked me every time. In the end we gave the top offer of the guide price and informed this estate agents we are in the position to buy that property without having to sell ours, no information was taken to prove this but was asked for our top and final offer, why would I out bid myself? Then I received a call to inform me that the seller has decided to go with a buyer with no chain, she is not in a rush to sell and has yet to find a property elsewhere near her daughter. Seems all to convievent that 1) The estate agent was already deterring me from the first viewing due to my property. 2) My offer being the top offer was not accepted and apparently the seller's choice. Estate agents are meant to present the information to the seller and that my position to being able to buy the property without selling mine was not presented to her. I sensed foul play from the very beginning, The estate agent informed me that it was difficult to get the lady to list her property and it took time because her husband recently passed away so her daughter had asked her to move near her. The lady is taking her time to find a place but also has an attachment to this property of hers as its her home, her memories, but the estate agents did not care as they wanted a quick sale. Now I understand why the estate agent has pressed the poor seller to go with a buyer without a chain, they have exploited her and her vulnerability! They want a quick sale before she changes her mind hence the buyer without a chain and not presenting her with all the information of our offer and also makes sense to see how much more we were willing to offer as they wanted to weigh up their commission from my offer and the buyer with no chain. They even called my estate agents to confirm if I have had offers on my property and told me it's so they can inform their seller of what position we are in. It was not for that purpose. They had other information which could have been presented however they chose to say we have a chain it's not sold and go with the person without a chain. Looks like they want their commission very quickly. However she has still yet to find a property to move to and they lied to me that she's found a place and needs a buyer without a chain. Neil had also confirmed on the phone to me that they would rather deal with buyers without a chain as its an easier sale. Meaning those who have a property can not purchase a property being sold by Hillbillys. They also had the audacity to say we intimidated the vendor by attending her address, when in fact she was asked if she would like to know what the estate agents have been saying about her and doing behind her back she did not want to know and that was that. This estate agent is not professional, they take down negative rated reviews, they lie on responses, been around for 130 years with only 36 reviews that too only positives? They took down mine and my husbands review stating it was not genuine when we have had a bad experience with them due to their behaviour.
