My dealings with Lovelle's were absolutely fine through-out the whole process, very happy with how they took pictures and the listing online however on moving day me and my partner felt very pressured to move under almost impossible time scales and were told false information about the buyers wanting to be in and not being happy when this was not the case.

Where to start. Read other trust pilot and Google reviews. Lovelle's Gainsborough have a habit of fabricating other buyers and bids. Weren't prepared to provide redacted proof of other bids even after sale agreed (which doesnt affect gdpr and can reasonably be done). Raised price slightly and miraculously the other buyer disappeared, no mention of checking any other competing offers or if the other buyer wished to respond etc. Clear dishonest estate agent tactic. Not the only one who has experienced this. Constantly messed around throughout the process, they then informed me it had to go through auction after the sale was agreed and at no point before was this mentioned, even though the auction t's and c's did not apply to me as I had viewed the property prior to the auction and only contacted the estate agency. Agreed to this anyway as after standing my ground again miraculously the auctioneer informed me he could "manipulate" the t's and c's of the sale to suit us even though this was just saying more money for the seller. Worst experience of estate agent from start to finish. Instead of trying to help both parties come to resolution they just insist that the greedy seller has given them instructions so there's nothing they can do. After the seller has had a year of trying to sell the house, she has now had 2 sales fall through and constant relisting of the property because she expects everything on her terms the same as lovelle's. When will they learn. Appalling.

Hi Kevin, Thank you for taking the time to share your feedback. We are genuinely sorry to hear that you felt frustrated during the process, as we always aim to provide a transparent and supportive service to both buyers and sellers. We do just want to clarify a few points for accuracy. Providing detailed, redacted proof of other bids is not a standard industry practice, nor is it a legal requirement. We maintain strict compliance with GDPR and privacy laws. Our fiduciary duty is to our client, the seller, and we are obligated to communicate all offers honestly and follow their precise instructions regarding the terms of a sale. The seller is fully within their rights to change the terms or accept a different offer if contracts have not been exchanged. We appreciate this can sometimes lead to disappointment, but this is a matter of legal and professional obligation rather than choice. Regarding the auction process, this was introduced at the seller’s request, and we relayed their instructions as we are required to do. We understand this may have felt unexpected, but we continued to work to find a solution that both parties were comfortable with. We are pleased to note that after the weekend, the sale is now back on, and the verbal feedback given to us was that you have been grateful for the assistance provided throughout this transaction. We genuinely hope the remainder of the process moves smoothly for you. If you would like to discuss anything further, we would be more than happy to speak with you directly. Our aim is always to support our clients as best we can.

Showed interest in a property for sale, with board outside only after we put a bid in we were told it was auction of which lovelle agency pocketed 5k through their auction front Patinsons. No way will I accept a change to auction again like this it is not the behaviour one expects. Very poor. Having reviewed the response from lovelle director i can now confirm that the 5000 pound plus 1000 pound vat were real as shown on the invoice sent to me and copied to them by their pattinsons colleagues. However if this is incorrect as they say send the money back to me. Their brochure and listing mention nothing about auction neither does it inform of potential extra fees. Only in their contract received after our bid shows this . The orginal bid was outbid by 500.00 i asked where did this bid come from the answer was from another site. Which I found spurious. Not enough transparency. When i stated that if by 12noon on day of close our bid was not accepted or outbid we would not bid again. Full stop . The mysterious counter bidder suddenly vanished. Again warning bells. Their auction process is not for me it rings to many warning bells. Not enough transparency. Further to this the property transaction was lacking a document to make it a clean sale. So how can you sell a property which is not in a package ready to be sold if it was an oversight, why? This reeks of amatuerism if not bad practice. Further to Lovelles response of using my email to Bayley dated at a very early stage, in the process and was pre the problems that were realised using this email as a form of defence is a very poor and now i realise typical form by Lovelles response to a credible complaint.

Thank you for your feedback. I would like to clarify some details regarding our listing and the auction process. Our listing for the property clearly states that it is being sold by secure sale through an online auction, with a starting bid of £40,000. The details specify that this is a transparent online auction, allowing potential buyers to make informed decisions. Additionally, our partner, Pattinsons, reaches out to interested parties to provide a legal pack and thoroughly explain the process, including the requirements before any commitment is made. As for the fees, Pattinsons takes a non-refundable reservation fee, of which we do receive a portion, but it is not £5,000 as you mentioned. This fee structure is part of our collaboration with Pattinsons to offer sellers an effective sale method. We apologise if there was any misunderstanding, and we appreciate the chance to clarify. We will be in touch today to discuss this further. Please feel free to reach out if you have additional questions, and we’d be happy to assist. Update - We have attempted to contact you on a couple occasions now to discuss this further. However i am aware that the following email was sent by yourself to one of the staff members in branch: Bayley Thank you for showing us around the property at 15 High Street, you are probably aware by now that we were successful with the auction. To that end and with a view to the future and further aquisitions in and around Gainsborough, would it be possible to have a meet for coffee to discuss a working relationship has we found your honesty refreshing.best times for us are Friday after 4.00pm or Saturdays anytime or any evening for a drink. Best regards Royston and James Matthews.

Submitted a pre application form which said I'd be contacted. Few days passed and I called, and was then sent another form, that I completed, and told I'd be contacted. Never was. All round waste of time!

Dear Victoria, We are very sorry for the delay in responding to your review, however we have taken some time to investigate this matter thoroughly. We are sorry to hear that you are disappointed in our service and communication. After further investigation we have found that there had been no viewings arranged on this property because of ongoing works. Georgia the Tenancy Manager tried to call you and email you on the 27th May in order to discuss this further with you. The number we have been given for you is a digit short so i feel this is why we may be unable to get through to you. If you would like to contact us to discuss this further then please so feel free to call us. Again, we are sorry you feel this way.

Wouldn’t recommend at all! Poor service as a landlord during our contract with them and now after trying to request paperwork which the Manager Sarah has confirm via telephone was “never sent” the company are trying to charge us £100! I have rang 2 other Lovelles branch’s and they don’t have a fixed price for this so it’s clearly Gainsborough taking advantage and trying to make yet more money out of people! Any landlords looking to rent I highly recommend Martin and Co - proper estate agency - professional and helpful!

Put an offer in on a lovely property, completely kept out the loop, felt like an inconvenience when I called about the four day waiting on an offer we had put in, no emails, no phonecalls to explain why we were waiting so long.NegativeResponsiveness, Quality

Dear Mrs Bromley, We are very sorry for the delay in responding to your review, however we have taken some time to investigate this matter thoroughly. We are sorry to hear that you are disappointed in our service and communication. After further investigation we have found that it was communicated to you that there was a delay in the vendor making a decision. An email was sent to explain this situation to you and to advise we would be in touch once we heard further. We apologise if you felt like this wasn’t communicated well and have taken your feedback on board. Should the property happen to become available again, for whatever reason, we will most defiantly be in touch.
