disappointing experience as tenants. began smoothly until after we moved in. From then, we experienced slow response to repair requests, door coming off hinges left unfixed and simply latched in place, kitchen cupboards falling apart. property had been vacant at viewing and freshly painted so had hoped it would be well looked after. At approx 5months into tenancy we had our first flat inspection, where we pointed out the various minor issues that needed fixing and agent agreed to push through repairs that had been left ignored. Soon after, we received a no-fault eviction notice as landlord wanted to refurbish the kitchen. Agency were unsympathetic and unhelpful throughout the entire process, with very little transparency. Upon moving out, we noticed mould on various items that had been stored and not frequently used during our short tenancy. Property rented by Mr & Mrs Pickering, in West Port area. Please avoid.

Hi Myrtle, I’m sorry to hear that you were disappointed with aspects of your tenancy. We always aim to respond promptly to maintenance reports, though some repairs do require landlord approval, which can occasionally affect timescales. Our team did their best to be helpful throughout, but I appreciate that your experience still fell short of expectations. The notice you received was a no-fault eviction issued at the landlord’s request — this decision was not made by the agency and our role in such circumstances is to ensure that such notices are legal and implemented professionally and according to legal requirements. Your feedback will nonetheless be shared with our team to ensure we continue reviewing and improving our processes where we can. Many thanks, Matt, on behalf of the team at ELC Sales & Lettings

We recently tried to rent a one-bedroom flat in Edinburgh for just over £1000 per month through ELC Sales & Lettings as a couple, both working full-time. Despite having a solid rental history and no issues in the past, the experience with ELC was deeply frustrating and unnecessarily stressful. Firstly, ELC does not handle referencing in-house. Instead, they rely on a third-party service called Let Alliance, which uses an automated AI system to assess references. There are no real people involved in the process, meaning your actual financial situation including bank statements, payslips, or proof of affordability is completely ignored. In our case, the system rejected us for not meeting income requirements, even though we would no longer be paying rent at our previous property once we moved, a key detail the automated system failed to take into account. Even more concerning is the fact that ELC asked for a full deposit to be paid before referencing was completed, and well before any contract was signed. This is not a standard practice with most reputable agencies. Now that the referencing has failed, we are having to wait 2 to 5 working days just to get our own money returned. Throughout the process, we found ourselves constantly chasing ELC for updates. Communication was poor, and the entire application process was far more stressful than it needed to be. There was no personal touch, no support, and certainly no flexibility or understanding of real-world circumstances. In short: Impersonal, AI-only referencing. Deposit required before referencing. Poor communication and support. Time-wasting and stressful process. Never again. I would strongly recommend others to avoid ELC Sales & Lettings and save yourself the time, stress, and frustration. There are better, more professional agencies out there who will treat you like a human being, not just a data point in an algorithm.

Hi Aiga, We’re sorry this experience was disappointing. For clarity, all tenancy applications are assessed by an independent third-party referencing provider using verified financial and employment checks. These checks are carried out entirely independently of Edinburgh Letting Centre, and referencing outcomes are determined by the provider’s own verification criteria. Where information can’t be fully verified, the application will not meet those criteria and cannot proceed. Holding deposits are always returned in full when an application does not progress, as is the case with your deposit which has already been returned in full to you. Because referencing involves personal data, we can’t share specifics publicly, but we’d be happy to explain our process privately. Please email miles@edinburghlettingcentre.com or matt@edinburghlettingcentre.com, and a senior team member will respond promptly. Kind regards, Matt Ross on behalf of Edinburgh Letting Centre

Rude, unprofessional and incompetent. Wouldn’t recommend ELC’s services to anyone. Incredibly disappointed with our experience.

Don’t know why they have such good reviews. Contacted 4 times to arrange a viewing and never once received a response albeit an automated reply telling me they’ll get in touch.

Not a great look for the company when the company branded car is being driven over the speed limit and tailgating people who are driving at the speed limit. Is anything really that urgent at 9:15am on a Sunday morning?

Hi James, Thank you for bringing this to our attention. We take concerns about road safety very seriously. Our employees do not work weekends, and we are currently aware that our company vehicles are with the service garage and not in use until Monday morning. We absolutely do not condone any dangerous or inconsiderate driving, whether by our staff or others using our branded vehicles. We will pass your comments directly to the garage to ensure this is looked into. We do hope you'll consider removing this review, as our Google page is intended to reflect the service we provide to our clients. However, if not, we will be requesting that Google review its relevance under their content guidelines. Kind regards, The ELC Sales & Lettings Team

0 if possible. Attempt to tie tenants into contracts and not helpful in the slightest.

Hello Kevin, Thank you for your feedback. We’re sorry to hear you were dissatisfied with our service. To clarify, tenancy agreements in Scotland are regulated by the Private Housing (Tenancies) (Scotland) Act 2016, which sets out legal obligations for landlords, tenants, and letting agents. The Private Residential Tenancy (PRT) is the standard lease agreement, and we are legally required to follow its terms. Having reviewed your case, we note that your request involved removing yourself from a shared tenancy. Under Scottish law: A joint tenant cannot unilaterally exit a tenancy without agreement from all other tenants or the landlord. Remaining tenants must either find a suitable replacement or agree to cover the departing tenant’s share. As the letting agent, we must conduct the necessary referencing checks on any incoming tenant before approving a replacement. This process requires coordination between multiple parties, and while we strive to facilitate it as efficiently as possible, responses from tenants and landlords can sometimes delay progress. If you’d like to discuss this further, please feel free to contact us at 0131 510 7051. Best regards, ELC Sales and Lettings

Well where to start… Viewing and prior to keys was excellent. Since getting the keys only word is shitshow… got the keys and inventory was 1week/2 weeks late as well as certificates for safety. Not hot water, no heating and now power. Scottish power came to do a bypass on meter to sort heating but still no hot water. This has been reported however with landlords having 24 hours to fix this and this is not resolved nearly 12 hours later… I would not recommend and this is my first property and ultimately enough to put me off renting for life. No the greatest of experiences.
