I rent out multiple properties and have never used them since my first experience. My property was relisted with a board without my knowledge or authorisation. When I asked why they’d done this, the reply was “it’s what you wanted, isn’t it?”

As a letting agent working on behalf of a landlord, we have two objectives. Firstly, to keep the landlord and the property compliant with all current legislation. Secondly, to maximise the return on the landlords property investment; of which one way is to let the property as soon as possible following a tenants notice to minimise any void period. Our policy is to contact the landlord immediately a tenant gives notice to leave to discuss the situation, however, if we cannot contact the landlord within this time frame, we will remarket the property. Your name does not appear in our lettings database so either the property to which you refer is under a different name, or you have not used our services within the last 5 years so I cannot investigate this in any detail. I am still bewildered as to how we receive a 1 star review when all we have done is to try and re-let the property as soon as possible.

Hello Amie. we've checked all of our records and systems and you don't come up as a tenant, an applicant, a landlord or any other status within our business. We do have someone with the same name as you as next of kin to an applicant who pulled out of a tenancy application because they found something else but we are pretty sure that's not worthy of a 1 star review so that can't be you. If you could shed any more light on why you gave us such a poor review, we'd be very grateful. Thanks

Had real trouble with PP when they took over from Birchover managing my property. Very poor communication (except for the spam mail shots). Had a leak in the house and it took them a week (A WEEK!!) to ring me to get my approval for a plumber to go in. It should have been the very next phone call they made. Then took a month to finally sort out. They constantly miss quoted prices - they never tell you that VAT will be added so they are 20% higher than they quote over the phone (*read the small print will be the excuse) but it's just fibs... the prices they quote sound ok until you get the statement. Very slow at paying the money into my account - it now takes over a week from the tenant paying.... Want to charge ME for putting a new tenant on the agreement???!! (adding a name to a piece of paper and printing it out, charging £50 +VAT - which they will also charge the tenant). Just rip-off merchants. Going to use a more professional company instead. May 2021. I unfortunately had to refer Professional Properties to the regulatory body, The Property Ombudsman with a number of complaints, including the inaccurate details on PP's response on Google. The Property Ombudsman found in my favour in respect of every single one of my complaints made, and have ordered PP to pay me compensation (which has been paid promptly). My complaint was never about getting money out of PP, I simply wanted a refund for the time they didn't manage my property, I shall therefore be donating to Shelter to help those that are not fortunate to have a home. The whole thing has been extremely stressful and distressing, not helped by PP's Trump-esk reply to my complaint. I think it speaks volumes about the type of company PP is. Now much happier with the new agents who treat me with curtesy and respect.

Hello Mrs Durston-Smith. I'll try and be brief with my reply, however, I will respond to each point that you make. We took over the management of your property in January 19 ( 20 months ago). Looking at the notes and correspondence in out very detailed audit trails , you have threatened to change agents 4 times, including in this review, yet here we still are. If we are as incompetent as you say, why haven't you given formal notice? With regards to the leak - I'm assuming that the 'week' includes the 5 days it took for you to contact us after we called and emailed to discuss the quote we had obtained the next working day from the issue being reported. All of our correspondence (fees, quotes etc.) clearly state that VAT is part of any amount payable if it is appropriate and I assume by the 'small print', you mean the Landlords Terms of Business sent to you on 17th October 2019. Your rent has always been paid over to you within your Terms of Business and, again, we have detailed audit trails to show this. The fee that would have been charged to you for putting a new tenant on the agreement was actually for referencing the tenant (which has to be done in accordance with the terms of the Rent Guarantee policy) and not for 'adding a name to a piece of paper' (by which you mean the Assured Shorthold Tenancy agreement, a 16 page contractual agreement that protects you from any breaches of the tenancy). The charge to the new tenant would have been made as this charge is deemed to be a 'Permitted Payment' under the Tenants Fee Act 2019 (details of which were sent to you in one of the landlord update emails we regularly send out) - 'spam mail shots' you referred to them as in your review. As it transpired, no new tenant was actually added to the tenancy so neither of these charges were payable. I would not usually reply in such detail but if someone leaves a review of this nature, especially one with such blatant inaccuracies, I feel obliged to respond as such.

Have been waiting over 2 months for a return of a deposit on a house we moved out of in june. It is almost impossible to get hold of anyone and they keep making excuses for why our money hasnt been returned

Terrible company, terrible attitude, terrible service and all round poor. Now a year down the line of leaving our previous rented house, 'Professional' Properties, had forgotten to inform the council that we had moved out and therefore they are trying to put liability on us to make the arrears in full with the council. Council have been contacted and have agreed that the liability is with Professional Properties, the company needs a serious overhaul in staff. DONT MAKE THE MISTAKE OF RENTING WITH THESE.

Hi Declan - at least you have the bottle to leave your full name before posting an incorrect factual review!! Firstly, the responsibility to inform the local authority that you have moved out is YOURS, as detailed in the letter sent to you on 17th July 2018. Secondly, the contract for payment of council tax is either with you or the landlord and never the agent as the agent neither rents or owns the property and a council would never 'agree' that the liability is with the agent.

Very poor, after renting a property with this letting agency it's safe to say I won't be using them again, on moving into the house I noticed slight damage, stains on carpets and redecoration needed to some parts of the house as well as some items left behind by previous tenants, this was all recorded on the check in inventory, on moving out after the 1 year tenancy I was expecting my £750 deposit back, not the case, they claimed for the damage, redecoration and the removal of items that was already noted on the check in inventory, they wanted £300 of my money to fix these existing defects, they went as far as to use a higher quality camera on the check out inventory in an attempt to make these items look worse, thankfully the deposit protection scheme saw this and awarded me the amount for these items back, £750 deposit paid, £680 returned, only item they managed to claim for was £70 for "cleaning" even though I left the property in a cleaner condition before moving in, I guess the higher quality camera they used on check out was the decider, hopefully unprofessional properties and the landlord will use the same camera in future when taking pictures and learn to look at their check in AND check out inventories better as the DPS made them look like complete idiots, avoid this agency and their sly tactics at all costs. ** In response to PP reply, No inaccuracies at all, I'll explain why : 1. It is your responsibility as an agent to report any damage or defects to the landlord and ensure these are rectified BEFORE a tenant moves in (this included a faulty oven, toilet lever and shower), you DO NOT ignore your own check in inventory or fail to notify the landlord of these defects which you have clearly done, you then proceeded to handover the check out report with the same defects STILL failing to notify the landlord making you both look complete idiots. 2. You have clearly used a higher quality camera on check out and I'm willing to post the pictures on here to show this so another potential tenant doesn't fall victim to your antics, I was at the property the night before check out cleaning and saw the condition before I left, I have a copy of both YOUR check in and check out inventories stating the same defects which makes your comment about co-tenant attending check out irrelevant, your own "facts" that are on paper with pictures, I strongly recommend you change your practices, notify all your landlords of any defects so that you avoid any future embarrassment from the DPS.

Hi Anthony. A few inaccuracies with your comments: 1. Firstly, you state that "they claimed for the damage..." as an agent, we take instructions from the landlord on what he/she wishes to claim for from the report provided. The ADR process comes into play when there is a dispute between landlord and tenant and NOT agent and tenant. 2. We did not use a 'high quality camera' to do the check out. We use inventory software to prepare the reports on an ipad and all photos are taken on the ipad whilst the report is being prepared - both ingoing inventory AND outgoing checkout. Looking at our records it appears that it was not you who attended the check out but your co-tenant so perhaps you shouldn't really be blamed for getting this particular fact wrong. This obviously means that the 'higher quality camera' was NOT 'the decider' as to the cleanliness of the property.
