They don't respond to emergency calls. My room was flooded by the person living upstairs. I had no place to sleep.

A Terrible Company. They don't clean or check the fire alarm they have failed to conduct their duties properly. They refuse to send AGM notes they fail to have AGM's and they run the management company without a director so its illegal. AVOID

Sadly zero stars is not an option Seraph have been 'managing' our building for over a year now, having acquired the responsibilities of the prior managing agent. In that time communication is very poor, sporadic and inconsistent. There are outstanding maintenance issues that remain unresolved, a complete lack of attention to residents' issues and no sense of regular maintenance. They have overseen budget deficits and failed to provide explanations for budget proposals to justify the service charge. Serious questions remain

Manages a property that my family own. We are selling, had buyers lined up and Seraph lost our buyers by taking over seven days to answer simple queries relating to our block and I STILL have not had one response. Totally unacceptable. I would not recommend the services of Seraph Property Management.

I would avoid using this agent and especially celestia apartments due to harassment and dishonest activity in their works from personal experience

A company that requires serious investigation. Seraph continue to sting residents with hefty, non-transparent management and service charge fees, and deliver the bare minimum service. Very poor management and an unclear business hierarchy with many off shoot companies charging each other unrealistic costs for basic services. Management chop and change like the weather and pass the buck to increase lead time on issue resolution. Seraph expect you to just live with serious maintenance and H&S problems that you are paying them to fix. Seraph will neglect their responsibilities which have significant impact on communal areas and services. Their AGMs are a complete waste of time - consist of nothing but all talk and big promises. I urge all future business partners to seriously consider the 1 star reviews. Seraph’s replies to the poor reviews listed here highlights their incompetence and resistance to take accountability. The level of “neglect” and untruthfulness in their service is very concerning. RESPONSE TO SERAPHS COMMENT BELOW: If Seraph provided the service I am paying them for to fix a problem I brought to their attention at the beginning of the year, then I would not have to leave such a review.

We’re sorry to hear that you were dissatisfied with our service. All deposit deductions are carried out in accordance with the terms of the contract and are based on evidence gathered at the end of the tenancy, such as the check-out report comparison to the initial inventory. The proposed deductions were communicated to you in writing and you confirmed your agreement before they were finalised. If at any point you had disagreed with the deductions, we would have communicated this to the Landlord and if no agreement could have been reached, there is an option to raise a dispute through the Tenancy Deposit Scheme (TDS), which provides an impartial adjudication service for Tenants before deductions are applied, however, we understand that the charges were agreed upon quickly. We always aim to be transparent and fair throughout the deposit process but if you would like to discuss this further, please don’t hesitate to contact us directly.

I have had the displeasure of having Seraph as a landlord for 5 years. They couldn’t run a bath let alone a property management company. They have been trying to improve their reviews lately by only asking those with positive experiences to leave a review but don’t fall for it they are awful. My block actually removed them for leaseholders but tenants are still stuck with them. Any issues you have as a tenant will take months to be resolved. The staff all have an attitude and no professionalism or customer service skills. They will send you defensive emails which don’t address the issue at their own pleasure and are always “in training” or at “a meeting” if you try to call no matter the time of day. They should be politicians as it’s rare you get a straight answer just get fobbed off or misinformation. All the new nice people don’t last or quickly develop these bad habits unfortunately. They do substandard and cheap repairs and arrange subcontractors that don’t attend and have no respect for your time or property. AVOID AVOID AVOID. Update: I can see that Seraph have replied and have sited one incident which has been on going since last November but that is the straw that broke the camels back and caused me to finally leave a bad review after nothing but stress and issues over the past 5 years. I rented in Swansea for 5 years before that and my landlord managing agent was a 3 star yet I didn’t face half the issues I have with seraph back then! The only time they will be quick and efficient is when they’re putting up your rent.

With respect to your view, we would not have any positive reviews if we were consistently delivering a sub-standard service. We understand that you have spoken to a member of the team today who has explained that there are very few contractors locally who offer the servicing required in your building, but we have again received confirmation that they are attending the building on Monday and will be in touch with you. We will do everything in our power to make sure that they deliver on their promises and we will continue to seek resolution on your behalf.

Incredibly poor service from Seraph Property Management Company. Emailed all of the residents of the estate on 26th April 2025 to advise that their Block Manager, Callum Wall, would be in attendance to reset gate fobs for a gate system that hasn't worked for over 2.5yrs. Took time off work to ensure that I was home at this time and found a queue of residents going down the street. Guess what, Callum is a no show. No correspondence to advise that the scheduled visit was not happening. Receive an email at 4:08pm TODAY stating that the scheduled visit was not taking place due to a lack of response from residents. At no point in the original email was a response requested, and laying the blame of the cancelled visit on the residents is a joke. The email came through AFTER a resident contacted the office to find out where the Block Manager was. We are paying for a service that doesn't exist, and for a company that wants to blame others rather than accepting responsibility for THEIR lack of action. Providing only 30mins to reset an entire estate's fobs (there are over 100 properties) with two fobs per household was wishful thinking in the first place!

Had sewer gas coming out of the shower for a whole year, they did nothing to fix it, nothing to do with the cleanliness of the shower I poured 2 bottles of mr muscle drain cleaner. The trap to stop sewer gas coming up wasn't fitted properly and every time we flushed the toilet it would empty the trap and release the worst smell I've ever witnessed. They said they'd have to rip the ceiling out and we'd have to move out whilst they fixed it. Serious black mould and structural damage to the walls which they wrote off as 'condensation'. The house was also freezing and had drafts all throughout. No insulation, was the equivalent to sleeping in a loft. They never rectified any of this and probably never will. I now live in an amazingly insulated house with no sewer gas problems so hallelujah. Funny how its not supposed to be normal to have such issues but seraph act like it's not their fault and completely normal to live in such conditions. They don't care. Spend more money on PR and lying than helping their customers.

Seraph Property Management are specialists in residential and block management as well as many aspects of domestic and commercial property maintenance. We adopt a personal approach to managing a property and ask about the individual’s goals as well as thinking about the property over the course of its lifetime. Our clients range from individuals with one property through to letting agents that wish to outsource their management as well as freeholders, leaseholders, developers and receivers of rent. We also work with other management companies to take care of their maintenance and facilities management. Our core management team are based in Cardiff, from here they will co-ordinate all aspects of property management including compliance, finance, health and safety and customer liaison. They support our Site Agents or Housing Officers who will visit our portfolio regularly and ensure the properties are being kept to the expected standard, or visit when an issue is raised. They are based in the area relating to your block along with trusted contractors for emergencies and general day-to-day work.
