Communication with Seraph is a very frustrating process, as in my experience of two years of my property being managed by the company, it takes multiple emails to receive any response at all, and repeated follow ups by the homeowner for concerns to actually be addressed or actioned. When this is as simple an issue as an outside security light not working, for example, it is very disappointing that resolving the issue takes upwards of six weeks. *Please note, the initial response from Seraph is misleading - I was told that the issue of the broken security light was something that could be resolved prior to the dispensation being approved, and was told that a contractor was booked. Over a month later, this is still not resolved. This poor communication is extremely frustrating.NegativeResponsiveness, Value
we rented a house with them as management agency .I have never been treated like that, the agency is trying to claim money form our deposit by claiming that there was further cleaning required worth 150.00 pounds because as stated after their inspection there was dust in the house. We provided evidence of leaving the house in perfect condition and they insist on claiming our deposit money, even negotiating how much they can keep. I advise anyone to avoid booking a house they manage, they are highly unprofessional and have no respect for students and their money .NegativeResponsiveness, Quality, Professionalism, Value
If you are looking to rent under this company, I would personally recommend that you save yourself the stress and look elsewhere. I rented a room as a mature student for 12 months, but even trying to organise renting and moving in was a nightmare. False promises of "you'll hear back within X days" even though you might think they would be eager to secure a contract/sale. Initially, a gas safety appointment was organised via email which was fine, and I let management know that as I am multiple floors above the front door I cannot hear it and can't be expected to wait by the door for the ranged time slot. Gave them permission to give my number to the engineer and told them they would need to bring a property key. After hearing nothing I was told on the phone very rudely how to use a front door properly. After phoning time and time again, it then took a month from moving in for the oven to be fixed which broke within a week of me moving there. Another incident was that the boiler broke in January and I immediately called to get an emergency engineer out as it was -2 degrees. I heard nothing for 2 days so phoned again and they said they would send someone out. I waited another 3 days still with no hot water or heating for me to phone again and find that the engineer was on annual leave and apparently nobody had thought to contact a different one? I spent 5 days in sub zero temps and had no sincere apology. I was also promised an apology when I found they had given a property key to an engineer they had not informed me about and I walked downstairs to find a man in my house who promptly complimented my makeup and outfit. Bless him, he was lovely but as you can imagine it was taken much the wrong way by me on my own in the house. As a final comment, the housemate I lived with had horrendously unhygienic habits to the extent where it was unsafe and unsanitary. I cleaned after him every day out of necessity and called 3 separate times throughout the year to make complaints and to try and make the house more habitable - as it states in the contract about keeping the property to a good standard. Regardless of this, my end of contract summary listed 'light dust buildup' as a concern for my bedroom which I had left in a better state than I moved into. Whilst I luckily was not charged for this I think it is a good indicator for the moral compass and priorities of the company. All that being said, one lady named Sally was an absolute delight to communicate with in regards to organising viewings as they sold the house. She is the only positive thing I can say about Seraph Property Management.NegativeResponsiveness, Professionalism, Value
It is good to say that they do nothing to take care of the work, and the properties they manage. They have mansions in the cardiff bay area that have become a nightmare due to silver fish and many other reasons. And it would appear that they have already received millions of complaints about itNegativeQuality
Do not use this company. Useless and all they care about is the money. They have cost me so much money. They do not communicate, they use a scam maintenance company called clockwork (read the reviews) and they never respond to emails. DO NOT USE THIS COMPANY!!!!NegativeResponsiveness, Quality, Professionalism, Value
Shambles of a company. You expect dubious leaving fees when renting from a student letting company (over £300 in "cleaning" fees for a few scuffs) but this goes beyond that. Seraph PM transferred all of my deposit to someone else and hung up on me when I tried to sort it out. Despite the fact the deposit wasn't released yet I was informed there was "nothing we can do" because it is "policy." They sent an email asking if i wanted my deposit back at 6am (of course I do) and I responded at 10:30am saying I did. Apparently this was too late and now I don't get anything of my deposit back. Seraph-PM assured me nothing illegal/fraudalent has gone on, it is not my place to accuse anyone of illegality (although I see other reviews have done just that.) If you want a day in small claims court, this company is for you... Otherwise AVOID
Currently a residential tenant in one of Seraphs managed properties. So far has been an absolute disgrace. The property was let to us filthy, with used condoms under beds, cigarette ends and bottle caps stuffed down the sofas, which were so badly damaged they had to be replaced. One bed was held up by a plant pot! Not to mention the hole in the floor of the living room- expertly repaired using a blank socket cover! Every maintenance job is completed by the landlords team of cowboys, meaning we have draughty windows and double glazing, poor lock jobs on balcony doors and flaking plaster where repair jobs were half completed. The flooring is wonky in places and bouncy in others, with cracks in the walls from structural issues. After a 4 month complaint process, managed to get a token amount of rental compensation, hardly making a dent in the amount of stress this has cause us. A massive round of applause to the worst letting agency I've had the pleasure of dealing with.
We are disappointed to see your review, as we are under the impression any issues are now resolved. If you feel this is not the case please contact us on 02921671444 where we would be more than happy to help.
So after one year under Seraph property management i have come to the conclusion that this "company" is not even close to being considered as amateurs in the business. Extremely unprofessional in the way they conduct their business. Communication is almost non existence. They only ask for the rent and never reply to any queries and ignore every technical issue that appears with the household! The stuff seem to be indifferent to anything you tell them. I have been asking them to come and fix my boiler since the beginning of the year. My flatmate used to live at the same property the past year and he had this problem with this "Company" as pre mentioned for the whole year! As a result, I never had proper shower for the first 6 months of the year, with water either being extremely cold or extremely hot! It was when i decided with my flatmate not to pay them for 3 months. Immediately after waiting 3 months they send the plumber to fix the problem. In general it was a very uncomfortable experience staying in their property and "cooperating" with them!
