We have had a property marketed and rented out via Belvoir Lettings of Bury St Edmunds since April 2015. The standard of service has always been very good and the service team are always efficient, polite and helpful and they are very response and efficient at dealing with the tenants of our property. I am very happy to recommend Belvoir lettings to other people seeking to rent or rent out properties in the Bury St Edmunds area. Steve Thompson

So it's just over a year ago that I first walked into the offices of Belvoir, having only recently found myself needing to find accommodation within Bury. All of the staff are really nice people, being friendly polite and professional and making the process of renting fairly straight forward. The property I have rented is pre 1870 just around the time of the Queen Anne revival period and was originally the homes for employees of the local Brewery Greene King. The properties are full of character and in need of some repairs here and there, during the summer period (2015) the contracted builders have completed the replacement of the back doors and repainting of all of the windows and doors. In addition to some landscaping of the front public facing communal garden. Service maintenance to Gas, Water, Electricity is always communicated to the tenant so they are able to be at home, alternatively they may use the agents key which means not needing to take time off of work if leave is short. Regular inspections ensure that the property is kept in good order by the tenant however repairs reported as needed by the tenant are not always attended to as quickly as one would like. (In fairness this point does come from someone who was previously a property owner) I suppose the main question is would the tenant recommend Belvoir to friends and family who may need to rent? Overall I would have to say YES!

Very impressed with the level of service so far. Patsy bought the property on my behalf as I was working away from home a lot at the time. A healthy discount was negotiated with the vendor at a time when houses were selling within days. I went for the fully managed service as time is of the essence, given my profession. A tenant was sourced and a contract drawn up within a couple of days of Completion and since that time, I have received regular reports on condition and any problems have been sorted out promptly. Well done guys - keep up the good work!

We’ve just moved out of a house let by Belvoir and have to say I wasn’t happy with the overall service we received from the team. We’ve felt that the communication from Belvoir was quite strange (asking to come over and view the house to ‘confirm it had 2 bedrooms and a kitchen’??) and at one point we even felt threatened. Two stars given because moving in was an easy process at least!

After reviewing the correspondence, I can see we tried our upmost to cause as little disruption for you and your family as possible, to which you were very accommodating, so thank you. As you will be aware, we are not the managing agent for this particular property, therefore the purpose of our visit was to be able to provide an up to date market valuation given the properties current condition and presentation as oppose to confirming the number of bedrooms and configuration to which we were already aware. Finally, to hear you felt threatened by a member of staff is incredibly alarming, and a serious accusation I will pursue. In no way shape or form is this something that should or will be tolerated. We had a frustrating experience with Belvoir Bury St Edmunds. After signing a tenancy agreement and paying £1927 for a 1st November move-in, we were informed just three days before the move that repairs due to damp/mould would delay our move by 4-5 weeks. This caused significant disruption, as we had given notice to our current landlady, packed, and arranged everything for the move, including all utility bills. The next day, we were told the repairs would actually take three months, and the tenancy agreement was cancelled with just 48 hours' notice. We had a fully signed tenancy contract from both sides. Despite their offer to "prioritise" us for future listings, no follow-up occurred. It was clear the issue had been known earlier but was poorly communicated. While they refunded our money promptly, the stress and inconvenience were avoidable. I wouldn’t recommend Belvoir Bury St Edmunds based on this experience.

As discussed, the property was experiencing issues with dampness. Before marketing the property, we undertook extensive drainage work, which we believed had resolved the problem. The property was then redecorated, and we were confident it was in suitable condition. Based on this, we proceeded to advertise the property and agreed to let it to you and Daniel. Unfortunately, just days before you were due to move in, the dampness reappeared. It has since been identified as rising damp, requiring extensive remedial work, including replacing the kitchen, and redecorating. These works are now complete. Allowing you to move into the property in this state would have been both morally and legally wrong, but we deeply regret the disruption this has caused to your plans. I am aware a member of the team spoke with you as soon as these works were completed to offer you first refusal, but we appreciate you have now found your new home. We hope you have settled in well! Don’t bother using these guys if you actually want to view the property. We applied 3 times over the last couple of years for the same property. All 3 times we were booked in to view only to have an email last minute saying the booking was cancelled and the property went to someone else. Although I understand properties need to be filled asap, the issue I have is that this company doesn’t offer you a fair chance of viewing the property you want. What is the point in even giving us an appointment to view if you won’t honour your own appointments. It’s just bad business practice which leads to bad reviews like this. We will make sure we stay clear of this company in the future. * response to director. It seems it is unacceptable for a business owner to lie as well. You’re staff wouldn’t listen and kept interrupting on the phone which is extremely unprofessional and it is extremely unprofessional to lie about is swearing as well. I’m glad this experience has happened though because at least we can avoid unprofessional businesses like yourself.

I understand your frustration and completely empathise given your keen interest in the property, unfortunately, our viewing slots operate on a first-come, first-served basis and once we receive proceedable applications, we are instructed to take the property off the market. For this particular property, we had to notify many others of cancelled viewing slots because of a successful application. I apologise again for your experience.
