I rented a flat for just under two years with Preston Baker. The positive aspects of my service from them were: 1. They got the paperwork sorted in very quick time, over the Christmas/New Year period. 2. They were understanding and non-judgemental when we said our reason for moving was eviction by a rogue landlord. 3. Installed a new carpet throughout before our moving in. 4. Friendly, upbeat staff. Some negative experiences: 1. Being inspected once every three months for "structural issues". Was really inconvenient. 2. Slow response on some things that needed fixing, however generally prompt if the email was marked URGENT. I believe PB have made improvements on this since. 3. I complained when someone wanted entry to the flat without the 24-hour notice period. While this did happen after I had given our notice to terminate our occupancy, the contract was still binding. My complaint was met with a "well you are moving out soon" response and a promise to chase up what had happened. This wasn't followed up, so a week later, I called again to ask what happened, and there wasn't an explanation nor apology. 4. The £60 check-out fee is a joke. What other industry charges you to stop using their services without a breach of contract? If I wasn't on the verge of homelessness, I wouldn't have agreed to this in the tenancy agreement. Overall, no better and no worse than other lettings agents. Fees comparably similar to others. Would be happy to use their services again.

I was recommended to Preston Baker and I'm delighted with the service and support I had from them. The brochure for my house sale was highly professional, with very high quality photographs, and I'm sure it helped my property sell very quickly. The approach of the staff was superb, professional, knowledgeable, friendly: Jodie was very helpful getting the process moving, and Karen was marvellous at keeping me up to date with the sale and answering queries. Karen Preece was great at keeping me informed throughout the purchase of our new house. Although not working for me, as I was the buyer, she was great at providing weekly update calls and also helping move through the slow conveyance (as it always is!)

Sale is close to completion now. Karen Preece, our Client Care Manager, provided good communication between all parties, and aided in the process of contract exchange following an agreed sale. As with every house purchase, progress could have been faster, but that's the way the system works and isn't a reflection on the competency of the agents. Prospective sellers: beware of tagged-on 'extras' such as Right Move premium listings and video highlights sold after engaging the agents to sell the property.

Karen in the York branch was really helpful with weekly updates and a no nonsense approach to problems that came up. Really good when our chain collapsed - very quick to react.
