I was a tenant in central Winchester with my two children for 4.5 years. All was ok until it was time to leave. I was supplied with a genuinely shocking exit report which consisted of nothing but extreme close-ups of minor imperfections and general wear, as well as of faulty items that were meant to have been (but never were) replaced by Martin & Co themselves. I took the case to the Deposit Protection Service who found overwhelmingly in my favour, and the vast majority of my deposit was eventually returned, as thankfully I’d taken plenty of photographs, which proved quite clearly the flat was cleaned to ‘an extremely high standard’ - that quote direct from the DPS report. The behaviour of the Martin agent throughout was dishonest & mendacious - the whole exit report situation is an absolute scam: designed to cynically part the tenant from their own money. Future tenants BEWARE. Take as many photographs as you can and don’t be intimidated by lies and gratuitously false reporting. If I’d had more photographic evidence I would have got even more back - I was charged for dry cleaning and specific rehanging of curtains that were in fact completely replaced. Simply breathtaking dishonesty. I could go on. And I will, but not like this - I’m taking my case to the Rental Ombudsman. As I say above, tenants BEWARE.

I was a tenant (with my two children) at a central Winchester property for four and a half years. When we moved out we were presented with a deeply cynical exit report (solely) of extreme close-ups of structural defects and accused of having not cleaned the property. This was simply untrue - the flat was cleaned to a high standard and when I complained to the Deposit Protection Service with overwhelming photographic evidence, they strongly concurred, granting me significant monies - I'd have received significantly more had I been able to provide more evidence. The conduct of the property manager I had to deal with was fundamentally mendacious & dishonest throughout and I'm now taking my case to the Rental Ombudsman for further investigation. I found the whole experience upsetting and unpleasant - such conduct from a well-known letting agency was entirely unacceptable, and I would HIGHLY recommend any potential tenants reading this make sure you take as many photographs as you can at the beginning and end of your tenancy, to protect yourself against such fraudulent behaviour from Martin & Co. Beware.

The reason that you received the detailed photographic report that you mention, was because we use third party, independent inventory clerks to conduct; Photographic and written Inventory – the day before move in Photographic and written check-out – the day after end of tenancy This is deemed the fairest way for end of tenancy property condition to be evaluated and is the Deposit Protection Service’s preferred working practice. The checkout report, included the following in its summary – it was for these reasons that professional cleaning was required. It may be that if you engaged your own cleaners that they unfortunately let you down. ‘The property does not appear to have been thoroughly cleaned in advance of exit or regularly ventilated during the tenancy. There is mildew spotting visible throughout to all walls, and this is particularly noticeable to areas around windows. Heavy mould spotting is present to the lounge curtains. The dishwasher has a considerable amount of mould and a strong odour present inside. There are large areas of scale build up in the bathroom and en-suite. Mould marking is present to the edge of the bathroom door. The property would benefit from a professional deep clean in order to return to the same cleanliness level described at inventory’. When we moved in, the mirrors weren't put up in the house and a couple of them were smashed, there was no TV, desks or bins- as the contract stated we would have. We had to buy the kettle and toaster and we had hardly any fridge space, the washing machine and dryer were placed in a hazardous place, these are just a few of the things that we weren't happy about. As a student I wouldn't recommend it.

Hi Simran, I am sorry to read and hear of your dissatisfaction. Further to our recent telephone conversation and as you were aware, you originally rented your house from another company. Your house was sold to our landlord, during your tenancy. Just prior to your tenancy the property was subject to a substantial refurbishment and new House of Multiple Occupation licence from Winchester City Council, a new EICR electrical safety certificate and gas safety certificate, so you can be assured that there is nothing hazardous about the property or any of its appliances and that they have been thoroughly checked for your safety. Checking our system, I note that on purchase of the property, becoming aware of the absence of study desks and chairs in each room and a microwave, our landlord supplied all of the above. Thank you for your feedback - sorry the property did not meet your expectations and hope our service once we became managing agent was an improvement for you and your housemates. Demand more money while threating to let the house to someone else then after paying put the price of rent up before moving in and still haven't given refund from money after cancelling agreement. Terrible communication and Customer service

Possibly the worst estage agent in Hampshire. Crap at looking after a managed property and they seem to think it's OK to put rowdy noisey students in. Slamming doors foul laungage and filth piling up. Look forward to a to let sign with Martin and Co on. Enyojy the noise and crap you'll get. They are crap at looking after the garden. See pics....

They have cut the grass. I had to clear up after them and now the knott weed looking plant is spreading into my garden. Can't wait to sell and move away from this shambles of a student let. I live next door to a business and the property is owned by the printers copyman. Of course I'll never consider using Martin and Co.

Having used various lettting agents around the country this is by far the worst letting agency. From the first day I moved into the property, they have not checked it properly and the hot water and heating supply was not turned on. When asked about this, their technician wanted to charge me for having to visit to set it up. I had to raise that this was their responsibility in order not to be charged extra. They brought a dirty washing machine which apparently was taken out of the property initially to charge me extra in the final rent. The property was very superficially clean, kitchen was sticky. They do not provide all the necassary information and they try to get as much money as possible from a tenant, their paperwork for contract renewal is not communicated to the tenant by the required date that they have supposed to set as notice periods and althought they do not clarly state that it is not permitted to extend a tenancy contract by a week or so which is something that other credible letting agents provide and rather they want to charge you fully the month's rent. The overall service to tenants is very poor as other tenants have also stated and does not deserve even one star. I would never recommend this letting agency to anyone I know. The landlords are by far the worst too.

Dear Mandy, I am very sorry to read of your dissatisfaction. Checking the independent inventory inspection for the start of your tenancy, it reports that, ‘the property is in excellent order throughout and has been professionally cleaned’. This inventory was signed by you as accurate and accepted with one annotation, a mark on a carpet. In such a situation please let us know of any issue so we can get a cleaner back for you. Checking our maintenance log I see that on your move in day, your boiler was switched off. Our Property Manager sent a boiler repair man, who switched the boiler on for you, at no cost that evening. With regard to the washing machine, the property was offered for rent without a washing machine. As you requested a machine, the landlords bought and supplied a machine. This machine was used, apologies if it was not clean on arrival. With regard to your end of tenancy, notice to end, counts from your rent due date. Under your AST tenancy agreement, your rent months run in calendar months from rent due date, rather than the day you advise intent to leave. If any of us can assist further, please let me know. I would not recommend renting through Martin and Co, from the beginning they've been completely disorganised and seem to be lacking any initiate. When we moved into the property it had been cleaned very poorly, even though it had apparently been cleaned twice professionally, and required us to re-clean it. We were told the property would be unfurnished but upon moving in we found that the property was partly furnished which the letting agent apparently had no knowledge of. The solution was for my partner to spend a whole day dismantling furniture to store it in the attic. They never reply to my emails when I have questioned mould that was written in the inventory and we have been blamed for the mould after an inspection even though I had emailed and queried the mould from the get go. I currently have 4 emails sent to them that have never been replied to. We have also been told off for leaving "clutter" out for a viewing as the house is up for sale after only being given 12 hours notice of the viewing - which is illegal. I've been nothing but disappointed so far and they've caused me a lot of unnecessary stress. We are currently looking to buy and are actively avoiding any houses for sale through Martin and Co because I no longer trust their organisation

As per our telephone conversation of this afternoon, thank you for ensuring the bin bags go out overnight on Wednesday for Thursday collection and not before. This avoids mess for neighbours and and is appreciated. I can not recommend renting through this agency if you can avoid it. They are currently refusing to release my deposit because they can’t get hold of the landlord. It may seem like a small thing but they are also proposing to charge me £60 for a missing thermostatic radiator valve when one was never fitted - I would have had to have drained the heating system and re-plumbed the radiator to have removed it!!!! They also refused to complete an online reference for a new tenancy unless I paid them £25 first - an online form of about 4 check box questions, as well as £60 to send me a letter to sign to extend my tenancy. I’ve never felt compelled to write a google review before and I appreciate that letting agencies generally have pretty poor reputations - this company is an example of why.

With regard to deposit processing approval; Agents always have to have landlord and tenants approval prior to deposit release. I am pleased to see that your landlords have approved your deposit release and it has been actioned. It transpires this was just the control cap, which our handyman has supplied free of charge. With regard to renewal and referencing fees, I fully appreciate that such fees are unwelcome. Presently such fees are the norm in the lettings industry until tenant fees cease when the law changes in June 2019. Our fees are advised in the terms of business that we issue at time of tenancy application. We benchmark our fees regularly and keep them amongst the lowest in the city. Terrible service. Lied about the fees and added 25% on after we paid the deposit. Charge an excessive hourly rate for cleaners after check out.

Dear Steve, Sorry to read of your dissatisfaction. With regard to fees, the additional fee requested was the checkout fee for your end of tenancy inspection. Landlords pay for the inventory at the start of tenancy and tenants pay for the check out at end of tenancy. Apologies if that was not clear. With regard to cleaning, the inventory noted the property as professionally cleaned throughout at the start of your tenancy. The independent checkout report noted the property as needing full professional cleaning including oven cleaning, to return it to the same condition as at start of tenancy. The charge from the cleaning company was competitive among local contractors for a full end of tenancy clean. We check these costs regularly.
