Update: I was redirected to speak to Andrew and spoke to him this afternoon about my experience. He took the time to apologise and explain exactly what had happened in this scenario as it was just a case of bad timing. He was very understanding and sympathised that I was a first time buyer and gave me some great advice! Cancelled my viewing with less than 2hrs notice because an offer had been put in, but updated rightmove and their own website 9hrs before my viewing was scheduled for. You would think they would cancel my viewing, explain the situation as to why and THEN update their websites!! Won’t be looking at any properties with this agents as a first time buyer. They have shown they care more about getting their fees in the bank than customer service.

Good morning Jodie. So sorry to read of your experience and the short notice you received. Our Operations Director Andrew Schofield will be looking into this and would be happy to discuss the situation if you would like to email him at andrew.schofield@karltatler.com to arrange a convenient time. Once again please accept our sincere apologies.

Pretty much what you expect.

Rather pushy keep calling us to say do you want to sell your house. We have told them twice if we are in the market to sell we will call them but no one obviously takes any notice

Hi Proclean, I'm sorry to hear your experience with us hasn't been what you hopped. I will be sure to forward you feedback over to our Wallasey team.

My experience of buying property with karl tatler has been upsetting to say the least. They have no loyalty if you have not sold with them.Twice over the last 5 years .On the first property we offered on,we offered the full asking price to the vendor he accepted we rang them they accepted ,then called to say no they had advised the vendor to go to bids from more people. The second some years later we had offered the full asking price , it had been under offer for three months we had sold our property . We were so excited, awaiting solicitors completion .They rang to say someone had rang with an offer over the asking price .They said it was at their discretion to do so .we were left with a£1000 solicitor fee. They are unscrupulous I wouldn't recommend them to anyone.

Hi Loretta, We’re very sorry to hear how disappointed you have been, particularly having missed out on two properties and having incurred solicitor costs. We completely understand how upsetting and frustrating that must have been. Unfortunately, I’m afraid this would be the case with any estate agent. Once an offer is accepted, we do put exclusivity in place and work towards progressing the sale, but ultimately, until contracts are exchanged, any party who has previously viewed the property is legally entitled to submit a formal offer. When this happens, we are legally obliged to advise our client, the vendor, of the offer. We will always make them aware that accepting a further offer is against our best advice, particularly where a sale is already well progressed. However, the vendor is our client and, if they choose to proceed with another offer, we are legally required to act on their instructions, whether we agree with their decision or not. In most cases, where a sale is well progressed, the vendor will choose to continue with the existing buyer. Unfortunately, this is more a consequence of the way the property buying and selling process works rather than an error or failing on the part of Karl Tatler. We are following the correct process and have done so throughout, but we are genuinely sorry that the outcome has left you feeling disappointed, particularly given the costs and inconvenience you have incurred. We appreciate this offers little comfort given your experience, but we would also like to reassure you that this process is not influenced by whether a buyer has sold their own property through Karl Tatler. The same process applies to all buyers. We’re very sorry that, on both occasions, the outcome has not been the one you had hoped for, and we wish you the very best for the future.

Don’t waste your time using Karl Tatlers, I had to give 1 star as I couldn’t leave any less. Don’t believe a word they say! Lead you up the garden path with false promises of sales & figures they can never achieve. Then when you see the light and ask to cancel there services they become as awkward & threatening as possible.

We're very sorry to read your review and disappointed to hear that you feel this was your experience with us, as it certainly isn't the level of service we aim to provide. We take great care when carrying out valuations and base our advice on extensive research, including comparable sales, current market conditions, property size, condition, location and buyer demand. We also discuss this evidence during our appointments so that clients understand how we arrive at our recommended asking price. Whilst property valuations are based on professional experience and market evidence, they are not an exact science, particularly in an area such as Wallasey where property styles, sizes and values can vary considerably. The market has also experienced significant fluctuations this year alone, influenced by changing interest rates and wider economic factors. It is never our intention to raise unrealistic expectations or, as you've suggested, ‘lead anyone up the garden path’. We pride ourselves on providing honest, evidence-based advice, even when it may not always be what a client was hoping to hear. As the market leader for property sales in Wallasey, New Brighton and across the Wirral, we believe our commitment to realistic pricing and honest guidance is reflected in our results. We're also sorry to hear your comments regarding the cancellation process. Having reviewed our records and listened back to the conversations, we cannot identify any threatening language, but we're sorry if this was your perception, as that would never reflect the standards we expect of our team. If you would like to discuss your concerns further, please contact our Managing Director, Andrew Schofield, at andrew.schofield@karltatler.com. We wish you every success with your sale and thank you for taking the time to leave your feedback.

I have some additional needs and, while the staff member I initially spoke after initial silence, said she would “do her best” to relay these to the viewing agent, the tone felt curt and as though I had caused annoyance. The phone was then loudly slammed down, which I found distressing. Although another member of staff was somewhat more empathetic in further call, comments such as “I don’t know what you want me to do” did not feel particularly supportive or customer-focused. This is disappointing because my experiences with the West Kirby branch have been excellent. I asked to share feedback and there was no escalation route provided so I’m hoping that by sharing feedback here you can reflect on the impact even if it was unintentional. A little empathy goes a long way and without prospective buyers you have no sales

Waste of time, they never bother getting back to you. I went into the Moreton branch last year asking about a flat local to me and they said they'd put my details down but it was the Wallasey branch who would deal with it. A few weeks passed and still nothing so I went into the Wallasey one and was told the viewings were full but if it didn't go then they'd contact me. Once again, nothing. It was on Rightmove for about 2 months after that before it finally went! I enquired on Rightmove about another property and applied twice within a week asking for more info and to view it and you guessed it, nothing. Still to let though 3-4 weeks later! Useless company and if I see their name attached to anything I don't bother wasting my time now

Hi Francesca, I am aware your enquiry was made for a rental property, and the current lettings market is extremely challenging. We have a very limited number of properties becoming available while receiving hundreds of enquiries each month. If a property is currently tenanted then viewing arrangements have to be made via the current tenant which creates delays in arranging access and confirming viewing slots. When we are finally able to arrange viewings, these have to be allocated on a strict first-come, first-served basis due to the volume of demand. This means viewing lists can fill very quickly, and we are not always able to respond individually to every enquiry as promptly as we would like. That said, we completely understand how frustrating this must have been from your perspective, and we are genuinely sorry that your experience with both branches left you feeling this way. The current situation is largely due to a significant increase in demand for rental properties combined with a notable reduction in the number of landlords and available homes on the market. Please accept our apologies again for the inconvenience caused. Kind regards, Karl Tatler Estate Agents
