Whilst property valuations are based on professional experience and market evidence, they are not an exact science, particularly in an area such as Wallasey where property styles, sizes and values can vary considerably. The market has also experienced significant fluctuations this year alone, influenced by changing interest rates and wider economic factors. It is never our intention to raise unrealistic expectations or, as you've suggested, ‘lead anyone up the garden path’.
