AdM know the market very well, quickly secured a number of viewings and obtained a very good price for my property
Excellent service from all members of the team. Kept up-to-date with sale progression and helpful advice to enable successful outcome. Highly recommend.
Tom, Gemma and Michelle on the sales team were all very helpful with my recent flat sale, despite the difficulties presented by the current pandemic.
We dealt mostly with Gemma and Tom, who were so helpful, friendly and supportive and in my view went the extra mile to ensure our sale and transition went through as smoothly as possible.
I would tag this agent as poor and is well deserved. The 2 stars are earned for the slightly above ceiling price achieved, but there is much more to earning the full 5 stars than just the sales price…... they loose stars because of; From the very start, the overpromising and a typical estate agent sales pitch and iPad presentation. Very smarmy and over the top. The sales person said we would have contact with him for the entire process of the property sale and also he said, we aren’t like their competitors. He said “with competitors you’ll speak to the main man to start with but then have to deal with anyone who answered the phone and we’re not like that”. It transpires they do exactly that… we never spoke to him again or received any emails for the entire 6 months it took to complete. The agent who showed buyers around our property blatantly lied as our Ring cam footage picked up her repeatedly saying to potential buyers that we had a south facing garden. We didn’t and not close. The progressive/ progressions “team” or as it turns out, one person, loved to state her 30+ years experience but, if there is anything out the norm (which there wasn’t) was met with “I’ve never experienced that before”. You also get the strong feeling that they support the buyer more than the seller (who is actually paying them) to keep the sale going, showing lack of support for you the seller. Overall a poor service with staff that are reactive instead of proactive and that give off the typical estate agent vibe. I would never recommend them. FYI their “standard” 1% fee that “everyone” is asked to pay, is negotiable. If they don’t agree to a lesser fee, go the competitor nextdoor. They also try and charge you on top of this fee for AML checks that they want. Other agents cover this (I’ve checked). If they want it, pay for it. You’ll be paying for this again with your solicitor.
I contacted Kings Estate Agents after seeing them advertise that they were actively looking for properties to sell. I asked if they would represent my home, only to receive a haughty email to say that my Property didn’t reach The calibre of the kind of property they wanted to market and they were at capacity only wanting to focus on premium properties. I found this both surprising and disappointing. My property is a well-presented two-bedroom ground floor conversion with off-road parking in a desirable central Tunbridge Wells location, and Kings regularly market similar properties. To make matters more confusing, the very next day I saw them advertising on Facebook asking for more properties to sell. I completely understand that every estate agent has the right to choose which instructions they take on. However, I was left feeling disregarded and that my property wasn’t worthy of their time. A more considerate and transparent explanation would have gone a long way. Unfortunately, based on my experience, I wouldn’t recommend them.
We met several estate agents during October / November 2025 with a view to putting our house on the market and taking their guidance on pricing and timing. After an impressive sales pitch we decided to go with Alan de Maid in Locksbottom. Things moved quickly with agreement signed and then photography arranged, pricing and timing we took their full advice, that is where things started to go really slowly and wrong. From the moment of signing the contract onwards i often had to chase for updates, I was only looking for a weekly chat or email just to sense check where we were at as obviously we had our eye on properties we wanted to purchase too. Often waiting 2/3 days for a reply or returned call, plenty of promises given every conversation and loads of examples of what else they are selling to assure us the market is moving. After 8 weeks with one viewing I suggested a price reduction and asked their view on the level, they said good idea and suggested a new price I accepted and away we went with more promises the viewing would materialise. In the end we had just the one viewing in 12/13 weeks, the family came back twice in a week but opted for another property just before Christmas so not a single viewing in January or February. Even getting any meaningful feedback on that was incredibly hard. Overall it has been a hugely disappointing experience and one I will regret, so many assurances given that things would improve and so little activity. It felt like they were desperate to list the property to hit in internal targets but once they called their client list it just sat on rightmove with no other action. I had to chase to get it shown in their window and for some reason they were unable for the whole contract period to show it at the correct location on their website. No doubt this is not representative of everyones experience with Alan de Maid as they have been around a long time but it is ours, at no point did we do anything other than agree with every aspect of the process and listing that they reccomended so on this occasion it is on them.
