Seemed fine but limited availability for viewings, I think they focus on lettings rather than sales
An estate agent like any other. Forget all those "award winning" adornments, all estate agents are pretty much the same. Their aim/s are: 1. Make profit for themselves. How they achieve this: 1. By any means legitimately available to them. Use them by all means, but don't expect them to be in anyway different from any other estate agent. Words they use in their "Our Offering" blurb, like integrity; dictionary definition: "the quality of being honest and having strong moral principles" are next to meaningless if not an anathema to the modus operandi of estate agents. We all know this. If I could find one thing to recommend Cooke, Curtis and Co over any other estate agents it's perhaps that they have a developed sense of irony over other estate agents. Across their office wall they have this line stencilled in large black lettering: "Trust Us We're Estate Agents". A regular bunch of Oscar Wildes, but this, alas, will not keep you warm at night.
The staff needs to get some customer service training. Answering to the customer to a specific question with: " you'll know when I know" is not very satisfying Hannah....
As a tenant I would not recommend- we rented from Cooke Curtis & Co for over a year. The communication was terrible and we were passed on through the company to different people and could never get a full answer when we had issues. When we had maintenance issues, the handy man left broken glass and rubbish for us to clean up. And also didn’t fix the issue which we reported. We weren’t listened to or taken care of at all and felt very mistreated.
I hesitated publishing this review -- generally I'm against posting negative reviews, but given the circumstances to which I have found myself in, I believe it is important to inform others (tenants, landlords, sellers & buyers alike) of Cooke, Curtis & Co's shortcomings as letting agents. My partner and I are only 4 months into our tenancy agreement and pay nearly £3,000 / per month. We’ve engaged a solicitor to assist us in exploring what options are available to us for our particular circumstances, to which I will not disclose the full details of, but some of the issues we’ve experienced during our tenancy include: • Cooke, Curtis & Co withholding information regarding a pre-existing moth infestation. • Cooke, Curtis & Co failing to address the moth infestation (pictures attached), which still persists at the time of writing. • Cooke, Curtis & Co denied our queries around a possible insect problem and were slow to respond / ignored our requests for assistance. • Cooke, Curtis & Co included an additional clause in our lease agreement without our knowledge. The lease agreement was sent via email ahead of signing for review, but it did not include the special clause schedule. The terms of the special clause schedule were set out in an email to us, which we reviewed, and upon attending Cooke, Curtis & Co’s office to sign the lease agreement, the agent assured us that the terms in the special clause schedule were the same as those set out in the email previously circulated to us. Given the agent’s assurances, we did not re-review the special clause schedule as we understood them to be the same, to which they were not. • Cooke, Curtis & Co withholding invoices and proof of work carried out. The above list is not exhaustive and, without jeopardizing my objectivity on the matter, I will refrain from listing out further details. Cooke, Curtis & Co have not been sympathetic, understanding or supportive of the issues which we have raised as tenants and I have never felt so utterly hopeless. I cannot recommend Cooke, Curtis & Co’s services. ——— Updated post (02/07/24): In response to Cooke, Curtis & Co’s comment to my original post (above): - the meeting was not arranged by Cooke, Curtis & Co. The meeting occurred following our visit as tenants to their office to air our grievances over the lack of transparency and action being taken in their capacity as agent; and - I believe most individuals would agree with me when I say taking (now) 5 months to rectify the issue hardly counts as acting as ‘quickly as possible’.
Avoid this company at all costs. Extremely rude treatment of respectable, middle aged tenants. I’m shocked by their invasive behaviour, they are unworthy of anybody’s custom.
Poor poor service! Inventory received months after moving in, on moving in house dirty, grass not cut. During the tenancy, requested works were not carried out. Landlord placed the property on the market during our tenancy and expected us to vacate during sale. The letting team totally ignored us during this time.
