TLDR: I advise avoiding Belvoir Sunderland estate agents due to their invasive practices, unresponsiveness to maintenance issues, frequent and inconvenient inspections, rude communication, unorganised staff, and dishonest management, all of which lead to a lack of privacy and constant hassle for tenants. Do you like invasive landlords or estate agents? Are you looking for uncooperative, rude, and obnoxious workers? Do you seek an agent who prioritizes the landlord's pocket over the tenant's safety and comfort at home? Then Belvoir Sunderland is for you! Belvoir Sunderland (or perhaps it should be renamed "Connardsvoir Sunderland") is by far the worst estate agent I've ever had the misfortune of dealing with. I have reported multiple maintenance issues, which have gone ignored and unanswered. Even their contractors who have visited have raised issues with them – but still, they remain unanswered. When I first moved into the property, the agents conducted yearly inspections (normal, right?) only to randomly start giving three-monthly inspections, quoting the "tenancy agreement," which is a multiple-page document of very ambiguous conditions that they exploit to no end. As you'll see from other reviews, they will organise contractors, inspections, and viewings at the most inconvenient times and will not negotiate or compromise in any way, shape, or form. Any communication from them (today, I received five emails, two missed calls, and one voicemail, all while I was at work and unable to respond) is rude, curt, and obnoxious. The nosy staff they send to do inspections make unsolicited comments about your decor style and furniture choices. They are extremely unorganised, and often have three or four separate members of staff contact you about several different issues at the same time without communicating with each other about it. The staff will not cooperate unless you threaten ombudsman action. The manager will give you blatant lies, claiming that the literature on their public and published website (which is accessible for all to view and enjoy) does not exist. Their phonelines are frequently down and they become uncontactable for multiple days. There is absolutely no privacy or the right to enjoy your home without frequent hassle when you rent with this shambles of an agency. Steph Harrison and her team are an embarrassment to the name of estate agency, and I am extremely excited to leave this property that they manage. I will be sure to avoid any fraction of Belvoir forevermore. If I can give you one piece of advice if you're looking to rent, it would be to avoid Belvoir at all costs for your own sanity.

Very cold and bad attitude without any patience, if you are a foreigner, please be careful to call the agent here, the terrible service might ruin your day.
