I recently had a profoundly disappointing experience with Robinson Michael Jackson's Strood branch, which has compelled me to write this review. The level of unprofessionalism and misinformation I encountered was not only frustrating but has also had a tangible negative impact on the sale of my property. The main issue was the inaccurate information communicated to potential buyers about the structure house. The agents falsely stated that banks would not lend on the property. This is blatantly untrue, as I am currently with Santander, who had no issues with lending. Even after admitting to spreading false information, the agency seemed to think such practices were acceptable. Further exacerbating the situation, Robinson Michael Jackson made decisions on my behalf without my consent. They withheld and declined offers, directly contravening the terms of our contract. When I sought to terminate the contract immediately due to these breaches, they unreasonably refused, further prolonging my ordeal. The unprofessional conduct didn't stop at misinformation. The rudeness I encountered from their staff was astonishing. It's one thing to deal with incompetence, but quite another to be treated discourteously by the very people who are supposed to be facilitating a significant financial and personal process. Most distressingly, their actions have devalued my property. The spread of false information and their mishandling of offers have not only delayed the sale but have also likely decreased the market value of my home. To anyone considering using Robinson Michael Jackson in Strood, I would strongly advise reconsidering. The lack of professionalism, honesty, and basic courtesy I experienced is unacceptable. The damage they have done to my property sale process is considerable and something I am now having to rectify through other means

Where to start.. The most dishonest and unprofessional estate agent. Calum wouldn’t not book a viewing with me as the place was apparently sold. Then I found out from seller that the property was not sold and that seller didn’t receive any offers either. It was lots of hustle with them.. They killed it when they told us to collect the key from seller not from their office. I deal with developers and estate agents on the daily bases but this was an EXPERIENCE.

Upon receiving your online inquiry to view the property, we promptly reached out to you on the same day. A viewing was offered for the upcoming weekend, but you informed us of your unavailability. Subsequently, the property garnered multiple offers from other viewings, a development we duly communicated to you. We continued scheduling viewings for the property, and you were subsequently booked for a viewing. It was beyond our control when you chose to directly communicate with the owner instead of continuing the conversation with us. Between the exchange and completion stages, the owners informed us of a mutual agreement between you and them regarding the direct arrangement of keys, given your close proximity. Had we been aware that you preferred to collect keys from our office we would have gladly accommodated your request. The real stage agent " Claire" very unprofessional, How can you except and offer before all the all inrerested parties viewed the property? Especially as we I form we are cash buyer!

Utterly incompetent! Buyers and sellers beware. Between Nancy, TJ, and Harrison, I have never dealt with a more incompetent group of estate agents. These fraudsters will lie about offers, make up offers to raise prices, not pass on and withhold information. Absolutely ridiculous, steer clear, will not deal with these people again. Their rude on the phone, pretend not to be in the office, terrible with communication. I'd definitely not sell or buy through them.NegativeQuality, Professionalism

Rubbish service as a tenant they fail on numerous occasions

Where do I start. I wish I could give this company -10 stars. As a new landlord, I commissioned this company to secure a tenant. Before paying them, I explained to the branch manager that I was a new landlord and so I will need a level of support throughout, in terms of answering questions I may have- they said yes of course they will support me. After I paid them (overcharged me btw), they treated me like I did not exist. When I called the branch, they spoke down to me and told me that if I want them to answer my questions I need to pay them. I was so disappointed because I had 4 other estate agents to choose from and I chose them because they said they would offer support, but I suppose they tell you anything to get your money and once they get your money - you are disposable. Secondly I asked them not to place a letting board on the property for several reasons. 2 days after the let was agreed, there was a letting board on the property - what made it worse - it stayed there for approximately 7months despite asking them to remove this on numerous occasions. 3rdly, I said to them that the tenant they chose was quite rude at the viewing and then he asked to change the terms of the contract to suit him. So I asked RMJ to find another tenant who is happy with the standard terms. RMJ couldn't be bother to do so because all the paperwork and checks had already been done, and so they insisted on me keeping the tenant. It turned out that the tenant was a tenant from hell as my gut feeling was telling me initially - he stole my work equipment, damaged my house and stole my door. RMJ did nothing to assist, they would not even answer any of my calls, emails or questions - they insisted on me paying them or using their fully managed service - they were so cold, rude, uncaring and callous. I would encourage all landlords to stay clear for your own sanity. For the amount of money I paid I feel this was a complete and utter waste of money - I would feel much better if I had donated all the money to charity! I have now managed to find a much better estate agent - Paramount Lettings and they have been extremely supportive and I ended up paying less that RMJ had charged. Paramount offers value for money, I wish I had used them the year before because it has been a year of complete headache with Robinson Michael & Jackson. ***RESPONSE - Kelly we both know your response does not have an ounce of truth in it. What you have written in your response is what you should have told us when you visited us last year, before you took our money, so that we could have made an informed decision and used a better estate agent. But don't blatantly lie to us to gain our money and then leave us in the deep end when issues arise. That is what annoyed and frustrated me the most. Can you imagine how stressed and anxious this situation made me, especially when your company shut me down how many times when YOU personally promised to provide support?? Your team would not even listen to me, no even to take the lettings board down. Your team would shut me down at the very instant I ask them a question - I was not asking you to get involved - these are completely 2 different things. I have had to get guidance from other estate agent like HAART and PARAMOUNT who both were was very helpful and instrumental. You really do need to look into your service levels because it is currently at ground 0 and this is not even an exaggeration, it is based on my experience. I think there are learning points to be had here, instead of being defensive - the first one is - dont make promises you can't deliver.

After looking into your comments and our system you chose a let only service which as you know as part of our contractual agreement we are unable to get heavily involved in any discrepancies between tenants and landlords during the tenancy as the terms and conditions you agreed too. I understand the team spoke to you and your tenant throughout the tenancy and helped as much as we possibly could but again I am sorry if you felt that this was not enough. We offered to upgrade you to the fully managed service so we could take the stress away and could mediate between all parties involved to rectify the situation so both sides were happy during the tenancy but this was declined. I am more than happy to have a discussion with you directly Nicky to go over any other concerns you have but if not, we wish you all the best with your new agent and thanks again for your comments. Arranged property viewing and was told i have to show my mortgage in principle, which i sent by email. Following receipt i was told to speak to Robinson Michael mortgage advisor and i declined because i already have mortgage agreed with NatWest. I was then told that viewing cannot be arranged. I find this unprofessional and disgusting. Why do i have to use your mortgage advisor before i can arrange for viewing. No one should release their confidential mortgage details to this estate agent because they are looking for business.NegativeQuality, Professionalism
