Our experience with RMJ has been extremely poor. First issue was valuation- we stated what we needed , (based on comparables in our area) We raised concern with price it was going to be marketed due to the price we needed, however trusted their expertise, all low end offers initially. We were told that our seller was under pressure to move, we were surprised to have our offer accepted as was aware that there were many offers on the property all in different positions ( we also had an inkling our offer was going to be accepted by comments made to us). To note - we were not proceed able buyers. It then took 13 days for our home to go into the market, despite me chasing (we had a 14 day cooling of clause in our contact) . According to RMJ we held this up because we refused to go ahead with the professional photography we were being ‘strongly advised’ to use after several times of telling them no. Pushing us to accept offers -2offers received- at the bottom end of scale, Nancey was basically pushing us into accepting these. We refused. Our property had been on the market 1 week. Nancey very abrupt and rude on these phone calls. After refusing the offers Nancey then called me to say she’d spoken to the house we were buying, and they had kindly offered to deduct money from the sale price. Could we now accept one of the offers on the table. Whilst we were extremely grateful for this reduction, we were still not where we needed to be; they were fully aware of this. We felt like we were backed into corners constantly throughout this process. We never asked for this reduction. We were prepared to pay what we offered; so we’re extremely grateful by this kind gesture from our seller; although we had a very strong feeling something wasn’t adding up. After trying to get this revised figure in writing, we finally did after a week of chasing - was no conditions attached to this reduction. We then accept an offer on our home at the price we were happy with. Only problem was, our buyer had his home on the market. So wasn’t proceedable at that moment in time ( we was in a worst position as when our offer was accepted we wasn’t even in market!) Reece then started advising us now the reduction in value was based on us received x & x on our home. I advised this was never the case, and nor should our seller know our offers on our home that’s confidential. Reece started back tracking saying it was now based on us having a proceedable buyer. Nancey tells me the house we were buying was going back to market; I was utterly shocked, I then spoke to the seller directly who advised they never agreed to a reduction In Price! Despite it being put to us,that the seller was the one to have offered to reduce, the seller told me that she was told we could not afford our offer! And could they reduce the price! to say we were shocked was an understatement! The seller told Me how it unfolded from their side and this made sense. When I called Nancey out on this, Nancey basically implied the owner was getting confused (an elderly person involved). instead of taking accountability and owing the situation and admitting a huge mistake has happened. we, to date have been told numerous versions of this how this happened. Thankfully all documented in emails. The current story from rmj is the seller did agree it but unfortunately wasn’t recorded on the system or an instruction was never put in place; however this has been done now🙃; I have asked how can conversation now be logged when it never happened! Strange how this was done after us complaining and losing the property too. Unprofessional, unfair and unjust comments about our buyer, because they door knocked a property to register their interest and they had a SO property to sell. This is just a VERY brief’ summary of our experience with RMJ. We are currently going through the motions of the complaint procedure. My advice would be if you do use RMJ; record everything in writing, every single call! Only positive was Freya was very helpful and friendly!
Sadly we didn’t have a great experience with Robinson Michael & Jackson. We understand that sometimes the process of buying a house is out of everyone’s control but we had negative experiences with the Assistant Branch Manager and general team throughout our failed purchase. Callum was very helpful throughout our viewing process, however when trying to communicate and negotiate with our seller via the assistant branch manager, we were met with rudeness. We were kept in the dark for 3 months before the seller eventually pulled out, costing us £3k in searches and fees with absolutely zero help from the agents following this. The assistant branch manager made this whole process very negative, was pushy, rude and didn’t have our best interests at heart. The communication following the seller pulling out was ridiculous, being called the same day by other staff asking how our search is going and how we’re getting on looking. We’ve since purchased a house through Haart and had amazing experience. If we look for a house in the future we would avoid this branch and not recommend to friends and family.
Completely rude and unprofessional sales chavs, sorry girls. Practically try to force you to receive marketing contact and argue on the phone with you like they’re talking to their mates, all because I didn’t want to give my personal email address and gave a telephone number instead. Refuse to contact sellers to let you view a property unless you give your entire life history to them because they want the commission.
I recently had a profoundly disappointing experience with Robinson Michael Jackson's Strood branch, which has compelled me to write this review. The level of unprofessionalism and misinformation I encountered was not only frustrating but has also had a tangible negative impact on the sale of my property. The main issue was the inaccurate information communicated to potential buyers about the structure house. The agents falsely stated that banks would not lend on the property. This is blatantly untrue, as I am currently with Santander, who had no issues with lending. Even after admitting to spreading false information, the agency seemed to think such practices were acceptable. Further exacerbating the situation, Robinson Michael Jackson made decisions on my behalf without my consent. They withheld and declined offers, directly contravening the terms of our contract. When I sought to terminate the contract immediately due to these breaches, they unreasonably refused, further prolonging my ordeal. The unprofessional conduct didn't stop at misinformation. The rudeness I encountered from their staff was astonishing. It's one thing to deal with incompetence, but quite another to be treated discourteously by the very people who are supposed to be facilitating a significant financial and personal process. Most distressingly, their actions have devalued my property. The spread of false information and their mishandling of offers have not only delayed the sale but have also likely decreased the market value of my home. To anyone considering using Robinson Michael Jackson in Strood, I would strongly advise reconsidering. The lack of professionalism, honesty, and basic courtesy I experienced is unacceptable. The damage they have done to my property sale process is considerable and something I am now having to rectify through other means
Where to start.. The most dishonest and unprofessional estate agent. Calum wouldn’t not book a viewing with me as the place was apparently sold. Then I found out from seller that the property was not sold and that seller didn’t receive any offers either. It was lots of hustle with them.. They killed it when they told us to collect the key from seller not from their office. I deal with developers and estate agents on the daily bases but this was an EXPERIENCE.
The real stage agent " Claire" very unprofessional, How can you except and offer before all the all inrerested parties viewed the property? Especially as we I form we are cash buyer!
Utterly incompetent! Buyers and sellers beware. Between Nancy, TJ, and Harrison, I have never dealt with a more incompetent group of estate agents. These fraudsters will lie about offers, make up offers to raise prices, not pass on and withhold information. Absolutely ridiculous, steer clear, will not deal with these people again. Their rude on the phone, pretend not to be in the office, terrible with communication. I'd definitely not sell or buy through them.NegativeQuality, Professionalism
