Easy to engage with & friendly, responsive staff. Kiya in particular deserves a mention for unwavering helpfulness and responsiveness liaising with all parties to get the transaction over the line. Room for improvement in the initial marketing of the property though. Eg there was talk of a video, but only photos were taken. I had to re-write the copy for the area as they focused on what Shirley had to offer, rather than Dickens Heath which was key given the location of our house. A viewing was pushed back a week when they didn’t have staff free to do it, despite us saying we were happy to do viewings - thankfully this came out in conversation and we were able to take the viewing, which led to an offer. We also found it puzzling that they didn’t contact an interested party when an acceptable offer did come in to try and help us get the best price. I had to request this happen multiple times because “it isn’t usual practice to tell someone who hasn’t yet made an offer” and I’m glad I did insist because that’s the person who ended up buying our house and was the best fit. So all in all, we got where we needed to be with great post offer support and it wasn’t a negative experience, but given the fees there is room for improvement in getting the property SSTC.
Worst unnecessary deduction from sequrity amount
In all my 30 years of buying and selling properties my recent experience with the Solihull and Knowle offices combined have been exceptionally poor. Thank goodness they aren’t managing a brewery!! They may now be the biggest on our high streets but they most certainly aren’t the best!! Saddened by the entire sorry state Xact have left me in. Thousands of pounds out of pocket and not moved an inch!! Thanks for nothing!!!
Can’t view any houses unless sold. If you’re a seller. Remember you’re limiting your options with only showing those that have sold. Loosing out on getting better offers. With interest rates at 6%. They should be more open to showing sellers who need to sell. Serious buyers missing out. Consider using another agent if your house is sitting on the market for months. Customer service is poor too. More of a Asda in the estate agent world!

Just wanted to let everyone know to stay away from Xact homes Solihull if possible. Extremely unreliable and uneithical/unprofessional company. Got house offer accepted in July above asking price. Got survey which showed some cracking so sorted a structural survey. Paid almost over a £1000 for them. Just when the contracts were about to be signed. Get an email if you are interested in this new property on the market and guess what. It is the property I am in process of buying. Now put up 20,000 over the price of mine. Where is the decency to call me 1st and talk. Of course legally one can pull out before contract signed but the way they dealt with this matter. Horrendous and unacceptable. Waste of time and money.
We have just purchased a house through the Balsall Common Branch. They are terrible and we have only continued with the purchase because no other suitable houses were available. They issued a Memorandum of sale saying that the vendors would be happy to vacate the property once the solicitors were ready. After the solicitors were ready we were told we would have to wait almost another two months. The agent did not care that the Memorandum of sale was misleading. They did nothing to try to secure an earlier completion date. We have had delayed and misleading information from them. Not nice people to deal with. Avoid this branch like the plague. If you use Exact try the Knowle Branch. They are much better. They sold our house in 3 days and are much more professional and pleasant people.
