Pretty useless for letting. Had booked in an appointment for a viewing, turned up to the listed property which was a one bed flat to be told I was In the wrong place, they then tried to show me around a single bed room in a shared apartment somewhere totally different. Was promised a follow up call in regards to the property that I actually wanted but I've still heard nothing. Last year we had a viewing with them, they made us wait for 50 minutes before turning u. Poor.

Very poor customer service, always have to chase them and at the end you still need to get to they agency to get it sorted. Always promise, but never kept promises. Hopefully others have a better experience with them!

I spent an horrible year thanks to Abbotfox. They managed to break the law ending a joint tenancy without our consent. They are so unprofessional and they refused to solve the mess they created after terrible new tenants moved in.

They are quick with arranging a viewing, however when I visited the apartment I immediately acknowledged that I wanted to rent the apartment. After that, nothing at all was communicated by Abbottfox. I had to chase them for at least a week to get a response, once I got a response the apartment was already taken by someone else. Terrible and unreliable service...

Please avoid these scammers at all costs. These people lure international students into the Rose Lane property and provide no support whatsoever during the tenancy with regards to the problems associated with the flat. During my experience, I have made numerous complaints regarding the mould and damp issues in the apartment, but none of these were passed on to the landlord. Moreover, the mattress in the property was filthy and disgusting. On top of all this, they will eat your deposit to repair and clean the property, once you vacate it. Their management is extremely poor and any time you call them for help or support after moving into the property, they are unavailable. My advice to international students or people from surrounding areas to stay away from such scammers. Most of the good reviews given here are by their own team members. So please do not get fooled by the good reviews.

These guys are absolute jokers. Paid them to find us tenants for three flats in Norwich. On three separate occasions (and despite complaining after each one) they gave someone else’s bank details to the tenants. At one point, they emailed me on the Monday to ask for the correct bank details, and although I replied within minutes of receiving the email, they sent the wrong bank details to the tenant on the Tuesday. They never return my calls, and although I’ve submitted a formal complaint to the manager two times now, I’ve been met with radio silence. I would avoid Abbot Fox in the future.

Please read..for your own good. + PHOTO I wish that I could go on negative stars for this review. Completely useless "property managers". All they say on the phone is " Ok..we will take care of it" and forget about it when the call ends. We had a heating problem close to winter which should be marked as urgent. They fixed it after 4 months. We were promised a clean house , we just found a unusable washing machine / fridge / microwave, because of all the mold ...blood and dirt that were inside of them.(they didn't replace them...we had to rent our own. Dirt ..blood and coNdoms in a house that was " professinally cleaned". We had to pay for cleaning ourselfes. The landlord wanted to increase the rent suddenly ..which is not allowed ( breach of contract). They didn't in the end.But it was pushed on us a lot. Our contract ended and we got the house cleaned and garden trimmed. We left the house in a much better state than the one we found it in. The landlord said it's still dirty and the garden is not groomed. So he can charge us money from the deposit. A lot more things happen but I'm not going to waste hours writing a negative review. I don't want to hear about them ever again. PS: They usualy post old photos of the houses where they look brand new. But they actually look way worse once you get there. Terrible Estate Agents

This title is not an understatement, I have never has the misfortune to receive a service from a group of people who are so incompetant. They send threatening emails and call us every month claming rent is overdue when in fact the rent is not due or we have all already paid. They feel that they can take advantage of students. We made a complaint about a vital thing missing in the house last September (it's now March) and having emailed them almost 20 times between us they still haven't got round to fixing the issue. Every staff member I've dealt with has been unhelpful and has not responded to emails. As soon as there is an issue with us (supposedly) they will call you up and harrass you, but when you have an issue with them, you can almost gurantee that it wont be sorted.

Never has such incompetence been arranged so well into a neat little company for all to be abused by. Abbot Fox lacks so many essential qualities that letting and sales agencies need as a base requirements. For example, the lack of communication between staff members is exemplary of those usually deaf and dumb. Additionally, the website is as outdated as "the running man", except far less entertaining and considerably more irritating to master. The properties on the website seem to display more of what is NOT available rather than what IS available, and the staff are unwilling to help, unless badgered to do so. I have already verbally warded off many friends looking for homes to rent, and would advise anyone considering Abbot Fox to think again, it will more than likely go badly. Apparently according to other reviews on here, as well as many other letting agencies, my view is not uncommon, so I am reassured that the company has let down many other people looking for somewhere to live. Many regards, Abbot Fox, you need to change.
