Not worth the 4.8 rating. They are nice at the beginning but they were very dishonest and one-sided. Avoid them if you can.

Hi Manny - sadly you didn’t leave the property as agreed and the owner has claimed from your deposit. You have the option to dispute this with the independent dispute service, TDS, which is a free service if you don’t agree with the owners view, but you haven’t yet done so yet. We have reminded you a few times to start your dispute. Please do this as we would prefer your concerns to be addressed correctly and fairly.

My experience with DC Lane, a property management company that I would strongly advise against dealing with. Their communication and customer service practices are extremely poor, and they have a tendency to prioritize profit over tenant satisfaction. Here are some key points to keep in mind if you're considering doing business with DC Lane: Prompt Reporting of Damages: Document any existing damages upon move-in and report them immediately. DC Lane has a history of ignoring or delaying repairs. Maintain Your Own Inventory: Keep a detailed record of all your belongings. This will be crucial in case of disputes or property damage. Persistent Communication: Be prepared to follow up on your communications multiple times. DC Lane often takes weeks or even months to respond to inquiries. Set Clear Boundaries: Establish clear expectations and boundaries from the beginning of your tenancy. Be firm in your communication and do not tolerate neglect or disregard of your concerns. It's important to note that your deposit is a significant financial investment. DC Lane might and will withhold deposits, even for minor issues that might not nesssarily be 'out of your control' I urge you to proceed with caution and consider alternative property management companies. Your peace of mind and financial security are worth it.

Dear Elliott. DC Lane have been trading for 5 years, and in that time, we have received 104 Google reviews in total. Of those 104 reviews only 5 of them are 1 star, and 97 are 5 star. All of the negative reviews come from the same group of individuals - those being tenants whose Landlords have made claims against their deposit due to them leaving the property dirty and/or damaged with significant costs to put right. Your review adds another to that small group. Over 600 tenants have left homes arranged by us in that time, and less than 1% have been unhappy. We do not profit from arranging remedial works needed to get the property ready for the next occupier. All security deposits are fully protected by the DPS so if you do not agree with the charges your Landlord has claimed, it will be looked at by an independent adjudicator and the funds will be distributed on their instructions. Others can indeed read our reviews and make a decision if they would like to use our services. To those reading, all we would say is – Tenants, do enjoy your stay and please treat the property with the same respect you would your own - and to Landlords we will protect your property if tenants don’t.

Do not use. They provide inaccurate information, bully and make threats, resulting in me removing my previous review. Now that the case has conclude and the property redress scheme found in my favour i feel i can pit it back up. They lie about condition of properties and put up in accurate photos, dont do due diligence and then make threats of legal action when you complain. If you do use them, make sure you see the property several times so you dont have to go through what i have. However where possible use someone else and convince anyone you can to use someone else

Dear Andrew, Just to correct a few points to allow readers a balanced view and to draw their own conclusions accordingly. We remain very sorry that you weren’t happy with the property at handover. This underlines the importance of viewing several times before proceeding. We as agents do not regularly visit property once sold STC and aren’t aware of any changes in condition. Conveyancers recommend a final viewing prior to completion as there is no way to know whether damage has occurred in the period between initial viewing and completion. We haven’t seen evidence of damage either. As you were unhappy and we didn’t agree we were at fault, we used the ombudsman service of which we are members to adjudicate. After review they suggested an informal early resolution agreement. We both accepted this - meaning there was no formal finding, and no admissions of error from either of us. On our part, it was commercially sensible to conclude things at this stage rather than expending further time, and we felt it was better for everyone involved. We believed you had added 2 reviews on google about this event and you admitted both were associated with you. As we had said in our replies to them, our issue was not the initial review - We support the concept of reviews because as with us, good businesses have a high proportion of 5 star reviews. We felt that the addition of this second review was malevolent of you at the time and we asked you to remove one of them. They were both removed just prior to the adjudication, perhaps so that they didn’t prejudice you. All this said, we are glad that the matter is now resolved. For our part, in future we’ll stress the absolute importance to buyers that they must be diligent and make the effort to arrange a final viewing every time.

If i could give 0 stars I would. I lived in a property for over a year (year contract) reported problems, some were solved, most weren’t, i’m surprised that I even had to report these issues as they should not have been issues to begin with. Electrical problems that was not solved, water bill was raised because we can a leak under the property, this was not solved even though we reported it. We moved in with bugs in the fridge, a leaky sink, serious mould that affected my health, I reported this and they told me to ventilate the property in December. The vents were fake and glued onto the wall, extractor fan was also fake. These people are not helpful. In the end, we had no choice but to seek help from the council, seek information on our rights and leave the property. They told me to leave the property as I found it and I took that seriously. They weren’t happy with how we left it, funny that. Avoid this agency if you can. Simply my advice. I now live happy in my new property and am great friends with my landlord. I don’t want a reply from them, simply giving my experience to help others.

Dear Kira - We understand you aren't interested in a reply, but for completeness and to allow others to reach a balanced view, we thought we should drop in a short note. We are sorry you didn't enjoy living at the property and you felt there were maintenance problems that werent dealt with. It's true that there were fake 'vents' stuck onto the wall of the living room at a low level made to look like air bricks. I checked our records and they have been there for many years, we think even prior to the current owners time. The cooker hood was a recirculating type often used where the cooker is not on an outside wall. The Landlord kindly allowed you to have pets at the property and sadly we did have to replace the carpets after you had left as they smelt very strongly of cat urine. Glad to hear you relationship with your new Landlord is very good.

Huge lack of professionalism. During a merger of two companies my application was put to the side even though month in advance and deposit sorted. Now because of them taking too long the owner wants to proceed with another application. Avoid if you can !

My experience renting with DC Lane was not the best. The place i lived in was barely habitable. The landlord offered next to no help or solutions for my problems with the place. Mould, stenches from the bathroom drains and from the toilet because it wasn’t sealed properly, improper heating, and leaks from the flat above being a few of many, many problems. DC Lane didn’t do anything about it either, even after many phone calls and emails. I feel as if I was taken advantage of because i am young and wasn’t educated about the rights i had as a tenant. This shouldn’t be the standard of a so called 5 star letting agency, they should be more wise about the landlords they associate themselves with and make sure that they’re keeping their properties up to standard. Not only because it’s what’s right for their company and tenants, who pay good money to their company, but because its the right thing to do in general. Take this place with a pinch of salt.

Before you chose the flat, we did explain to you that we don't manage the maintenance side and that you would need to report problems directly. In this situation we are unable to have works carried out even if requested by a tenant. We always kept in contact and passed any reports on. We have discussed the issues you raised with the owner and he doesn't agree with you on all of the maintenance issues you mention. We do appreciate your relationship with the owner broke down and we did everything we could to help. We successfully negotiated both the full return of your deposit and also the waiving of your last months rent by the Landlord as a gesture of goodwill. We're disappointed to have received your review as we put in much effort to provide great service to everyone, even when circumstances are difficult.

When we first approached DC Lane to rent a property from one of their landlords, everyone was so professional and friendly. A year on and our opinion has definitely changed. I didn’t realise there was a difference between “Managed by” and “Let by”. Well our property was a “Managed by” property which essentially meant once all paperwork was signed and keys handed over, they didn’t want to know. The flat itself was outdated and the windows were single glazed and horrendous. The communication with the landlord was near impossible and the deposit was “Held by Landlord” instead of put into a deposit protection scheme which lead to being EXTREMELY difficult to even get our deposit back. After texting the landlord every day for seven days, we FINALLY got our deposit back. I just felt completely unsupported by DC Lane and did send a lengthy email addressing the issues I had experienced with their landlord and didn’t even receive a acknowledgment of this. Myself and my partner are now looking to buy a house but safe to say we will be looking at OTHER more helpful estate agents.
