Had put in for a few rental properties with Manning Stainton where we had 0 contact from them for 6 weeks. Where both properties had been reduced. After emailing them a few times we received a reply stating they was short staffed. Within 20 minutes we had been booked for viewings. One of which was a property we was very interested in and hopefully looking to take the property however due to Manning Stainton not contacting us for several weeks before the property had since been taken. Very little communication from them

I inquired about a property at least twice and never get back to me, this is every property that I inquire with them never get back to me never ever want to get back to me all because we're on benefits. I will never lose his agency ever again thanks a lot for discriminating me.

All rental enquiries automatically receive our Renters' Guide, which explains our application process and eligibility criteria. I can see on our system we did send you the renters guide on the 12/5 but I cannot see we had any further contact from yourself. We would also like to reassure you that, as a member of Propertymark, we are fully compliant with all relevant legislation and do not discriminate against applicants based on whether they receive benefits. Our affordability assessment is applied consistently to all applicants and requires an income of 2.5 times the annual rent if a single applicant and this is halved if the application is joint, regardless of the source of that income. This is explained within our Renters' Guide. We would also respectfully clarify that I cannot see anything included within your enquiry to indicate that your income was from benefits, so we were not aware of your circumstances, and this did not form any part of our handling of your enquiry. Despite rental property being empty they will not book a viewing. Using lie about the reference criteria not being able to pass. I use goodlord myself and know the criteria. Landlord be aware your house might be empty for a while.

Landlords lose money and tenants don’t know when they can move in. People reply to email as and when they feel like, communication is pretty awful with customers and internally between each other. Doesn’t seem that they really know how to run a business to be honest. Customer service is a joke and I’ve called multiple branches and seems this is embedded into their culture. If they do eventually decide to answer the phone, good luck trying to find anyone who actually wants to help, provide next steps and backup properties. Apparently this doesn’t come naturally to probe for any of the above, you will have to fight a lot to just understand how they’ve decided to run a business and for them to give you a solid answer on anything. Generally an unprofessional agency which I will not be using again. And after looking at their social media platforms it also looks like it’s a sexist company too. I feel sorry for anyone that works there, because generally everyone I’ve spoken to has been miserable and unhelpful. Don’t waste your time, go anywhere else or rent privately. Job will be done quicker and you’ll actually know what’s going on.
