My experience was very different to everyone else which has left a review which I don’t understand …
(Morley branch) Myself and my partner completed application forms to view a rental property on 9/11/2022 (1 day after the property went online). Didn't get a call back from an agent until 14/11/2022 to offer us a viewing. The woman I spoke to tried to arrange a viewing for the following day before 4pm, which I said would be difficult as it was such short notice and I work 9-5. She wasn't very accommodating to this - she said she could do Wednesday but told me 'we have viewings Tuesday and so it might be let by then'. In the end my partner took an hour annual leave to view on the Tuesday without me - they never sent any viewing confirmation and no house number but he found it using the photo. They also never called us to let us know the landlord's decision - it's pretty disappointing having to chase up a rejection especially when the person on the other end of the phone sounds like they couldn't care less. Overall they were slow to contact, had a lack of understanding when it came to viewing availability and lack of communication. We're put off from viewing other properties with them which is really unfortunate as I know they're one of the main estate agents in the areas we are looking in.

While renting property from Manning Stainton everything was fine. Issues started with deposit return. Person who was dealing with the case had lack of professionalism, knowledge and basic politeness. Only when case was escalated to senior member of the staff deposit was returned (1 month after moving out). By this reason only 2 stars.
Let down mainly by two members of staff with a terrible sense of humour. I'd rather just deal with my landlord direct rather than going through these guys but you can't have it all.

Poor experience as a tenant Our experience with Manning Stainton's property management over the 3 years we rented through them was disappointing. We understand that their role is to represent the landlord's interests, but we often felt this came at the expense of treating tenants fairly and reasonably. The main issues we experienced were: - At the end of our initial 1 year tenancy, we were asked to accept a rent increase of £170 per month (21%!) to renew our agreement. Although we negotiated this down to a 12.5% increase, it was still above the local market rate. This left us feeling that the initial rent was set to attract tenants before being increased significantly after the first year. - It took more than 6 months for a broken and dangerous back gate to be replaced and removed, despite us reporting it numerous times. - At the end of our tenancy, £395 was deducted from our deposit, which was a surprise as we had consistently received positive feedback during property inspections. £300 of this was for gardening, which involved mowing a small front lawn, trimming a few shrubs and weeding a paved back garden. We felt this charge was excessive for the amount of work involved, but they weren't willing to accept our counter-offer. Based on our experience, we would not recommend renting through Manning Stainton as we felt that charges and costs were prioritised over treating tenants fairly.
Made an enquiry 10 days ago via rightmove and then via their website and still not had any acknowledgment or even an email back regarding a rental property. Based on previous reviews this seems to be a regular occurance. Looks like their sales team understand customer service but rental team not so much.
Simply Conveyancing does not make anything simple. I would strongly advise others to think twice before using them. They are acting on behalf of our sellers and as a buyer they have to be chased continuously for documentation that should have been sent weeks ago. Our experience has been extremely frustrating with poor communication and total lack of urgency. They hold onto documents that are dated a month ago then send them through to our solicitors, after being chased numerous times. Emails and calls take ages to be answered leaving the Estate Agents, our solicitor and even myself calling them. The chain is only waiting for them, and the lack of responsiveness is wholly unprofessional and does not put the customer first. At no point have we felt informed or reassured by them. Overall, there level of service is appalling. I am aware from reading other reviews that the feedback will be that they are unable to respond to this comment due to potential conflict of interest, however I am compelled to write this review of our awful experience thus far.
Learn from my mistake - please don’t use Simply Conveyancing. I was referred to Simply Conveyancing by Dexters (who get £400 +VAT for the referral). Simply Conveyancing then (without notice after I agreed to the quote) outsourced my case to Taylor Rose (by the way, Simply Conveyancing take £500 + VAT fee for this referral). I received assurances from Simply Conveyancing that Taylor Rose would charge according to the quote I received, but sure enough, they didn’t and it’s cost me several hundred pounds more. When speaking to Taylor Rose about this, it’s obvious that the Simply Conveyancing quote was at best wrong and at worst totally misleading. Having contacted them several times over several weeks, no one has replied to my questions. For what it’s worth, Taylor Rose did a great job. Wish I’d gone to them direct and cut out the £900+VAT in fees taken along the way by third parties - feels like a total sham.
