we had a viewing booked and no one turned up, once we called up the staff were very rude and not helpful at all.
Very disappointing experience with this estate agent. We enquired about a property in M9 that we were interested in purchasing, but our emails were ignored and we received no reply or call back. When I eventually called them, the person who answered came across as extremely arrogant and unhelpful. We asked a reasonable question regarding the lease, as we have previously purchased similar leasehold properties within the same estate and are familiar with some of the mortgage lending issues that can arise. In particular, many leasehold properties in that estate have a ground rent review every 10 years, which can be problematic for many mortgage lenders unless a deed of variation is agreed. We simply wanted to know whether the seller may be open to resolving this issue by doing a deed of variation before we spent time and money progressing with viewings, surveys, legal work, and mortgage applications. Instead of listening properly or offering to check with the seller, the agent immediately dismissed the question and repeatedly told us to speak to our solicitor. The tone throughout the conversation was rude and unprofessional. As experienced property investors who have dealt with hundreds of agents over the years, this was one of the worst interactions we have had with an estate agent. Potential buyers should be treated with professionalism and basic courtesy. Very poor communication and a disappointing experience overall.
Not happy with the service at all was looking at purchasing a property took 3 weeks to get a booking. They let us put an offer in, came back asking for more money, then no communication as to what was going on, this was cash only and not mortgageable. We finally questioned what’s going on and there is potentially movement in the house but they didn’t warn us before and wasted our time. The house also had a huge apple tree in the back garden that would need £5-£10k to remove again no details of this anyhwhere in the listing. Was promised call backs and had to constantly chase. This has now put us off using them to purchase a house

Unfortunately you cannot leave less than 1*. Chancellors Lightwater are truly the most unprofessional company I have ever had to deal with. As a seller the marketing price was agreed upon, we were then badgered into quickly signing into a contract on the back of being told that they had a buyer who wad really interested in the property and wanted to view immediately - Needless to say this buyer never viewed the property ( Ploy perhaps to get us to sign quickly?? ) Property is then photographed and sales literature generated but 20K below the agreed asking price, we then challenge Chancellors on this and was advised that all would be OK and that interested buyers would offer in excess - really why would anyone pay more than he advertised price? We had been advised by Chancellors during their sales presentation that all the agents in the Lightwater office are local to Lightwater and have a great knowledge of the area, hence they were the best agents in the area for selling. Well the Open day arrived and we were advised that 5 couples were interested. The agent hosting the open day didn't have a clue of the local area, he had trouble finding the property and more so didn't have any knowledge of the property, which resulted in him knocking on our neighbours door and asking them - how completely unprofessional? Furthermore when potential buyers were asking him the price that would be accepted he was saying the value that was 20K below what we wanted. Basically Chancellors took no notice of our expectations and are only driven for a quick sale. Their Management is non-existent their work ethics are non-existent. Fortunately after raising our concerns in the form of a Formal Complaint we have exited from their contract. Please do take on board our experiences and give careful consideration before signing up with this unprofessional outfit.
If I could give 0 stars I honestly would. AVOID AVOID AVOID! THEY SCAM YOU! They tell you things you want to hear and do not deliver! What happened to no sale no fee? It’s been 2 years since we put our place on the market. They told us if they could not sell they would not charge us. Now they are sending us threats of legal action if the invoice is not paid. Super incompetent and do not know what they are doing. Do not buy or sell through them! Run as far as you can otherwise you might get stung with their scam next!
Absolute disgrace this firm Ryder & Dutton and a terrible way they treat people - they have no respect for the people who provide their employment and living - we agreed to buy a property for the full asking price and which was confirmed and agreed in principle but only 3 days later then learned from a third party Not Ryder & Dutton that the property had been sold to another buyer without any call or correspondence or communication of any kind - whilst it is appreciated it’s not final until contracts are exchanged manners cost nothing and the decent thing was to make contact to explain what had transpired but NOTHING so shame on you Ryder & Dutton and your MD Mark Manning needs to consider training skills for his management teams !! also buyers and sellers should consider other agents in Middleton as their first choice don’t get caught!!
Very un professional approach as they didn't turn up for a viewing. Not even a message or a call to apologise or reschedule.
tried to view 2 properties (cash buyer). 1st one in Dec I had to cancel the viewing and asked could I rearrange. The answer was ' so you want to cancel' so I gave up. 2nd property Feb I asked to view and told they 'don't do Tuesdays for viewings', that was the only day in the wk my son could come with me. The property was less than 1/2 a mile from the office. It was a 1 bed house. Asked the girl to check with the manager and told again no he wont do Tuesdays. I went in the shop to complain explaining I knew there was no viewings on it, no interest and here I am seriously interested and the 2 girls sat in the office said Michael would contact me on his return..still waiting. Now the property is no longer on the market.
As first-time buyers, we had an extremely frustrating experience with this estate agency. From the start, communication was incredibly poor. We were kept in the dark about important developments—specifically, the sellers pulling out of a property they were interested in. Shockingly, we weren’t even informed until they had already pulled out of a second one! Despite being reassured multiple times that the sellers were committed to moving, this clearly wasn’t the case. Whenever we called for updates, we were constantly passed around and promised callbacks from the person handling our case, which never happened. We had to chase them repeatedly for even the simplest of updates, and getting a response to an email was nearly impossible. After waiting patiently for six months, the property was eventually taken off the market, leaving us feeling like our time and hopes had been completely wasted. Overall, the lack of professionalism and communication made this an extremely stressful and disappointing experience. I would not recommend this estate agency to anyone.
