The letting agent Rheann was great and very helpful both in the viewing processes as well as the move in. However the standard the property was left in when we arrived was appalling. Cigarettes, dirt, sweet wrappers under the bed. Dust behind all cabinets and drawers. Dust, dirt and debris as well as unclean windows on the balcony (including a pizza box)
I rented a 9th apartment floor at Regent Plaza, Salford, managed by Qube Residential for two and a half years, and left disappointed on almost every front. The building never lived up to what was promised. The lifts were perpetually out of order, which in a block of this height is not a minor inconvenience. The concierge service we were told to expect simply did not materialise. There was no proper parking provision despite this being part of the appeal when I moved in. Worst of all, building security was effectively non-existent, on numerous occasions unknown individuals gained access to the premises at night and left the communal areas littered with nitrous oxide (laughing gas) canisters. For a managed residential block, that is a serious failure of access control and tenant safety. Reported faults were routinely ignored. When things broke, getting any response was a battle, at one point we were left to live with a broken toilet seat that was simply never dealt with. The communal environment was consistently untidy and unkempt, which only added to the sense that the building was not being properly managed or maintained. To cap it off, the end-of-tenancy process was painful. After two and a half years I was hit with sizeable charges for redecoration and cleaning despite leaving the property in good order. In my view the standard of management throughout the tenancy did not come close to justifying the rent, let alone the exit charges. I would strongly advise against renting through Qube Residential. The gap between what is promised at the point of signing and what is actually delivered day to day is wide. This is a response to your comment Qube: Thank you for acknowledging that the building management was not up to standard; that admission speaks volumes, given it formed a large part of my review. I have to correct the record on the toilet seat. It was reported and never addressed during my tenancy, contrary to what is stated here. I'd welcome you producing the records you refer to, because my recollection,and my own evidence, is very different. The last message I got from Kane Glover on the 27th of February 2024 was: "I have sent this back over to the developers to have a look at this for you ASAP" after a log trail of messages which I commenced through email on the January 30, 2024 when I realized nothing gets done on fixlo even after months of complaining which started with power tripping off when I turn on the Towel rack (which was also never fixed) . You never addressed the toilet seat so where is the evidence that you 'made me aware' that the toilet seat will not be fixed . Just own up to the fact that you need to do better as a company and stop trying to cover up your imcompetence. I have all the evidence and records if you are ready to take this up. I'm glad I've left that place, I would advise anyone planning to rent from you guys to pay attention to the 1 star-ratings, Most of the issues I complained about is consistent with other users.
Trust me—don’t use them. Shane Cooper was late to the viewing, and when he finally arrived, he’d forgotten the keys and had to go back to get them. I still decided to proceed with the apartment because it was new, but then—just two days before the move-in date, after contracts had already been exchanged—I was told they could no longer let me move in due to further reference checks. Absolutely ridiculous.
have been extremely disappointed with the conduct of this letting agency during my tenancy. Despite there being no court order and no breach of my tenancy, I received repeated messages pressuring me to vacate the property and referencing legal costs in a way that felt intimidating. An agent also attended my property without prior notice or my consent, which was later confirmed in writing by the agency themselves. Communication was inappropriate in tone and, at times, conducted via WhatsApp rather than formal channels, even after this was challenged. I have since had to raise a formal complaint and seek advice regarding my tenant rights. I would strongly advise other tenants to document all interactions carefully and ensure they understand their legal rights when dealing with this agency.

QUBE are a bunch of unprofessional, inexperienced workers with no respect for the tenants they’re putting through hell. I lived in Adelphi Wharf for 4 years & this is the rubbish I had to deal with on a daily basis. No FOB’s, had to enter & exit via the roller car park shutter doors after work Flooding in the car park Flooding/poor plumbing in hallway/carpet Cockroaches entering apartment frequently during summer Spider infestation and no clean up, my partner & other tenants express severe anxiety and arachnophobia No access to electrical room (Required as per contract), countless days & nights without hot water, heating or electricity because of this Parcels stolen no access to cctv Random entering & setting up shop in foyet & disrupting Drug dealers entering premises dealing, consuming drugs & litter the aftermath Strangers entering our apartment due to miscommunication from Dreams which were apparently not on our floor which was stated on our viewing Dreams tenants disrupting past 22:00 with music & chatter noise & banging on walls (Contract violation) Police raids due to unsafe short term tenants Avoid this company AT ALL COSTS!
If it were possible to give zero stars, I would. The standard of service has declined significantly, with little to no response to issues unless chased repeatedly through the portal, emails, and phone calls. I would strongly advise avoiding any properties managed by Qube and Xenia.
