The worst company I've ever dealt with (not just letting agency, COMPANY in general). Gave us a flat which was disgustingly dirty, just to send a "cleaning company" (a very rude cleaning woman) who spent half an hour talking on the phone and complaining about having to come and clean the flat on a Sunday. She somehow managed to make the flat look even dirtier (if possible!), even though she only stayed for an hour. The inventory was done 2 weeks after we already moved in, cleaned everything by ourselves, unpacked and furnished the flat with our own furniture. We never signed the inventory because they added furniture that was ours in it and put everything down as excellent condition and clean (clean because we cleaned it ourselves). Whenever something would break and we would contact them, the person responsible for our tenancy was ALWAYS on holiday and our issues were NEVER solved during the tenancy. We were purposely late to pay our rent one time and they immediately started emailing and calling us for the rent (funny, isn't it?). Just before the tenancy ended, we decided to extend the contract for another 6 months so we paid £90 for a contract renewal which we never received, so we decided to cancel the renewal and just move out. Just before moving out, we had viewings with only the new tenants and no agents (!!!) so we had to show the flat around and answer questions as if we were working for Belvoir for free!!! After the tenancy ended, we left the flat cleaner than we got it and with their permission, we left our furniture in the flat for the new tenants free of charge (furniture worth over £150), just to be told that the flat is not cleaned and we are being charged £410 for cleaning services and repairs. After disputing all these with evidence, they decided to only charge us £195 and told us to be happy that they waived off £120 charge for removal of furniture (which they were happy to keep in the first place!!!). After asking for a refund of the £90 for the contract renewal which never happened, we were told that if we already paid and decided to cancel, they can't refund us the money. So we asked for a proof of this as we never signed a new contract. Only after writing a formal complaint to some of the higher managers of Belvoir, we received our deposit back (minus £195) and we finally got the £90 back for a service we never received. Jason sent us an email apologizing for all the issues we encountered, but I am sorry to say that this doesn't help after all you've done to us. I DO NOT RECOMMEND THIS AGENCY TO ANYONE, but if you decide to go with them, please make sure to take pictures of any dirt and damage when you move in and email them to Belvoir. Make sure to have everything in writing because at the end of the tenancy they will try to get as much money off you as they can! Luckily, after 1st June, all agency fees will be banned, as I don't understand why we paid £400 (!!!) to Belvoir for. EDIT: We have just been called today by Amit who started to shout at us about the fact that we left 1 star reviews! UNBELIEVABLE how the head office looks at all these horrible reviews, but no one would move a finger to reply to all the people they ripped off!!! These people have no shame whatsoever! Don't worry Amit, I'm sure more 1 star reviews will come.

Only gave 1 star as it's the lowest possible option. ... To cut a long story short , if I was a landlord I wouldn't even let these guy manage my dogs kennel let alone a property! I'm currently in a rented property of 6+months with electrics that were last tested in 1996 and still on the old consumer unit (with the old black individual fuses) the property (rented) hasn't got a single smoke alarm which has resulted in them sending 6 different contractors round which all do they same come in take a look and leave and never to be see again and as for the rest of the house ..... Well I'll leave it upto your imagination . Landlords and Tennants I would avoid Belvoir at all costs!
Stay away from Belvoir. I was once disappointed with my experiences at two other letting agencies. But Belvoir has exceeded all my expectations with their terribly abysmal standards. They do not care for tenants, and most definitely do not seem to take pride in their jobs. If you are not prepared to pop in to the office to personally supervise their work, you're better off fixing up the apartment yourself. Once you hand over the rent, all those smiles will turn into frowns. 10 months into moving in and I still do not have a signed inventory list, pre move-in maintenance issues are still left unattended. It even took months to get a broken bed replaced. And everytime I check, the property manager has changed because the previous person left the job. Seriously, choose another agency. ANY other agency.
Rented a property with Belvoir Manchester for 18 months and it was the worst experience I’ve ever had with a company! My bedroom window was smashed from the outside and it took the 5 months to get it fixed. This was during the winter period and I slept in freezing conditions. They didn’t care! They are terrible communicators and casss just seem to get passes around. There’s no one contact for you. I often had to go in face to face to get any answers! They’re rude, unhelpful and should not be trusted! Don’t give them another penny. They need closing as they’re letting people down! Absolute disgrace!
An agency adept in the art of promising everything yet delivering very little. My application process was filled with contradicting and often downright incorrect information, and most of my complaints weren't met with even an excuse, much less an apology. I also paid for a complete farce of an inventory which listed everything as in excellent condition, including appliances that don't work and furniture that is quite literally falling apart. I use the present tense because after a month of unreturned phone calls and repeated chasing, most of the issues reported either when I moved in or earlier still aren't fixed. I'll consider changing my review if these problems have been addressed soon, but I'm not holding my breath on that front. Oh, and be wary of the positive reviews on here - Belvoir strongly encourage tenants to make a Google review when they first agree to rent the property, before any potential problems can arise.
Never responds to maintenance issues. Waste of time and money!
Worst agency that I have ever used. Think twice before you sign anything with these guys. I'd give zero stars if that was possible.
