Faking reviews to improve their score. Consistently unprofessional. Terrible phone manner. Other Belvoir Franchises admit to being embarrassed by their poor customer care. Feels like a group of friends set up an estate agents for a laugh. Every encounter with them is painfully incompetent, I wish I had listened to advice and not used them. Truly, truly dreadful people who don’t care about anyone.
Beware of falling in trap from one of the worst letting agents in Manchester. Very unprofessional staffs and only intention is to rip off their tenants pockets. We had a horrendous experience of 2 yrs of stay in of their properties in Salford. They will never listen to tenant issues during the tenancy period and when you move out they will impose the issues on you with irrelevant reasons. Unless you take cleaning service from them they will anyway charge you cleaning charges and that too a huge amount. Try out other letting agents in Manchester as there are lots more.
Belvior properties have proved to be the most incompetent business I have had the displeasure of dealing with. Most unfortunately they happen to be the business in charge of my living conditions. I was forced, despite 5 plus phone calls per week, to live without heating in my flat for 5+ months. Finally, after with-holding rent, they allowed me to live in a flat with heating. For only £400 a month! At least I saved on the electricity bill ey. But I must say, it has been a character building experience. While living in student lets I was stupid enough to think that having access to a hot shower every morning was normal. but now, thank god, I have learnt over the last 11 months that in reality paying good money for a city let only means location. Forget heating, hot water, a working extractor fan in either the kitchen or thewindowless bathroom. I've learnt that the vinyl is in fact supposed be hanging off the cupboards, it's a trend right now. But mostly, I've learnt neither belvior nor the useless contactors they decide to use are to blame and this level of service must just be how it is.......... While I can't lie and tell you the employees are not polite, they are. But I really urge anyone reading this to avoid this letting agent and go elsewhere, there are hundreds of incredible properties in Manchester. Similar to the one I'm moving into, they had me at hot shower. Ps they only got one star because you have to click at least one to post
Send strangers to your house with unannounced viewings. Painted over mould and weren't told until we moved in. The flat is also for sale and that information was also withheld until we had signed the tenancy agreement. As final year students, we've had them trying to organising multiple viewings a week, causing constant disruption and invasion of privacy, quite often booking viewings and not even showing up or communicating that they've been cancelled! Refused to carry out repairs that were promised during the viewing, eventually did after weeks of hassle. Actually received verbal abuse from Kashif when approached bout the matter. Terrible treatment of tenants. Avoid at all costs.
I would give 0 stars if i could. I can't be bothered to revisit the memories of my time with these estate agents but just trust me, save yourself the hassle and go with someone else...anyone else. From day 1 we got there and they didn't even have our keys, then we walk into a filthy flat with infestations inside it. We slept on dirty mattresses. We had no heating over winter. I could go on but I would rather leave that all in the past. To top it off they tried to charge us £1300 for a variety of charges, some of which we ended up having to pay (all of which had been made up by them). What a nice leaving gift! Anytime you have an issue they will make it as hard as possible to contact them. I won't give any names but the man dealing with our deposit was just a nasty piece of work - he knew we didn't do the damage (from the evidence we provided) but just wanted to take as much money as he possibly could.
Maintenance non-existant, I had to fix major issues - including a major electrical fault - in the flat by myself while "contractors" of some sort failed to ever appear when arranged. Contacting anyone relevant to your issues was difficult and when not talking face to face customer service was bad. At the end of our tenancy the building was closed due to issues unrelated to the agency. They claimed they have access to the building and that they could do the move out check after I leave. This proved to be wrong and we are still in the process of getting our deposit back trough the TDS as they were unable to enter the flat and actually lost the keys after I returned them. They tried to blame this on me and actually demanded me to return the keys. Surprisingly after I proved I had been at the office they never got back to me or apologized. They never replied to TDS with any reason to withold our deposit. All in all it seems the company is your run by people who actually have no clue of their legal obligations and did very unprofessional mistakes throughout our tenancy.
If I had read the reviews before giving my month notice I would surely not give a try. First I was supposed to move in into one property then ended up with a different one, was advised the flat would be fully furnished, which wasn’t. Had already a toilet leaking, heaters with problems and I haven’t been a month. Unless is your last chance, do it. I am too peaceful to be dealing with people like this. I’ll surely update my reviews if anything changes, but for now, terrible! Stayed 3 Weeks without a dinning table (which the flat was supposed to be fully furnished) and now I still have to get the table together. Furniture is very cheap and the team not professional. I only feel bad for myself for doing such long term tenancy agreement, PLEASE DONT DO THE SAME!!!
Giving Belvoir 1 star seems too much.. One of the worst letting companies I have ever come across. The staff were all consistently rude from the day we started with them. We had constant issues and we were always told to put it in an email which was subsequently ignored. Their properties are old, and they do not take steps to help when you have a leak or no hot water. Their furniture is all low quality and breaks easily. They are out to make money off of you. The staff are rude, unhelpful and unprofessional. There were hidden charges in our contract - £120 to make a claim to refute outrageous charges. I would HIGHLY RECOMMEND avoiding Belvoir at all costs!! Worst company, such terrible service, will never let from them ever again. So sad and disappointed with the insanely bad service.
Honestly I've never dealt with the company that's worse in my entire life. When we first moved to our flat at 303 Barton Place it was disgusting shockingly dirty. Sticky counters, mould in the bathroom, pee stains on the toilet, hair everywhere. From then on the nightmare began. Inventory was done 7 days after we moved stating how clean the flat was - obviously after we'd cleaned it. We were constantly ignored if there was an issue with the flat - broken toilet seat, curtains that needed putting up, broken smoke alarm etc. - they never sent anyone to fix anything nor they cared really. When there was time to move out they managed to charge us £195 for smoke alarm (funny enough), curtains and cleanliness, that's in addition to £400 in agency fees we paid them in the beginning. And even though we left £200 worth of furniture in the flat free of charge they simply took it for granted - not even a thank you. When I went there to hand in the keys I had a chat with their branch manager Amit. He assured me that everything's going to change at Belvoir, and that he's looking to improve relationships with his customers and that they won't be blatantly charging their customers 'just to get more money out of them' like they used to. Unfortunately it seems like things are never going to change there. So please, if you are a tenant looking to rent a flat in Manchester avoid them at all costs - you'll save yourself a lot of nerves and money.
This letting agent is by far the worst company I have had the misfortune of dealing with. We should have realised we were in for a bad experience when we first viewed the flat. The person showing the property turned up without any of the keys and left us and another viewer standing around for half an hour while he went and got the keys. The response to any maintenance issues is laughable. When we moved into the property in July 2017 the fire alarm was not working, and this was listed on the inventory. Despite this, it took almost two months, countless phone calls and emails, and being reported to the council to get them to replace the alarm. At the start of the tenancy getting in contact with the property manager was almost impossible unless you surprised her by showing up at the office. If you rang you were fobbed off with some excuse about her being in a meeting or being out of the office – which after ringing 3-4 times a day for a week starts to become slightly unbelievable. It took over a year to get them to call someone out to fix the leaking Juliet balcony doors in both the bedroom and living room. Many of the maintenance issues were never resolved in the almost 2 years we spent at the property – including having no fridge shelves, significantly limiting its use despite being promised a large fridge-freezer when viewing the property, broken light fittings and broken radiators. For us, it got to the point where we felt like there was no more point in following up with complaints as nothing ever happened so felt we just had to put up with these issues. To no one’s surprise, they were equally as useless when we were moving out trying to get the deposit back. In the end, we had to raise a dispute through the deposit scheme as they were refusing to respond only for them to claim a ridiculous amount of money for maintenance issues that we listed on the move-in inventory. Possibly worst of all, when we renewed our contract (unfortunately we were not in a position to leave) we were told in an email that no terms of the contract would change from the original and we had to pay the deposit before the contract was sent out. Stupidly, I took them at their word. However, when going through the deposit dispute it became apparent, they had added a clause to the contract for a £120 admin fee if any cleaning needed to be undertaken at the end of the tenancy. Unfortunately, as there was a bit of dust in the boiler cupboard we were liable to pay the fee.
