amongst all the bad property agents In London Madley excels as one of the best when it comes to false promises and lies. They have really perfectionised that art of deliberate miscommunication and keeping the customer in suspense while asking for more money. Tried to see the boss several times to clarify things but he had always just left the shop. Bad luck. But you managed to get a 4.5 rating here. So many happy customers? Well done indeed. You are a proud example of your profession.

We don’t see how the type of situation you are describing could arise in our business and I am sure as you can imagine, having the number of 5 star reviews we have from so many happy clients wouldn’t happen if Senior members of the team were not available to quickly deal with any issues should it be required. ***The review is about the letting branch and their landlord Jose Pizarro*** These guys make you lose faith in humanity. I rarely post reviews, specially negative ones, but I feel it's my duty to warn other potential tenants so they're not mislead and lied to the same way we were.These guys will get you at the checkout. My wife and I checked out from one of their managed flat (which is own by local chef José Pizarro). And had to keep up with dishonest and very poor behaviour from the managing agent Tonte Douglas. They kept almost £900 from our deposit claiming £50 for a light bulb (everything was working when we left and we left plenty of spares) and another £50 for shelves units which are in place and apparent in the checkout report! The list goes on. The managing agent said that it was more of "contribution towards the wear and tear" and they "cannot give the full amount back regardless". That explained it. Their "plat de resistance" was £288 for the checkout report which they didn't validate with me, it was deducted from the deposit. The same company quoted me £102 for the exact same work (I made sure to confirm given the large discrepancy). The undisputed amount was returned over 35 days after checkout after continuous chasing. All of this while we had to put up with the broken balcony door/window for almost 4 months. We stayed in the flat for almost 3 years and made significant improvement which went completely unnoticed. Now we're going into formal dispute. What a shame... I appreciate that most of the push back comes from José Pizarro himself but Madley Property should have done much better and stood up for the right thing. We should have taken words from some contractors about Mr. Pizarro’s greed and lack judgment in paying people their due. I really cannot understand how he can be in the restaurant business while being on the opposite side of common sense and generosity.

FRAUD warning! This agency together with a fraudster landlord D.T. at Ability Place building stole our deposit of 2500 pounds. They collaborated together as the agency kept the deposit instead of transferring it to an independent company. Save yourself from what I had to go through! You can see below how they are bullying me to remove the review. They are threatening me over email and phone all day today. Avoid at all costs!!!! Scam with fake reviews from fake accounts. I've reported them to the Police.

Posted 12th March This review is fraudulent and completely dishonest. We do not manage this property and as the tenant and the landlord are unable to agree on an amounts we MUST transfer it to the TDS so they can carry out their arbitration process. At the end of this process the TDS will decide from the evidence the tenant and the landlord provide (not us) and distribute the deposit accordingly. This is the TDS policy and we must comply with it. We have requested that the reviewer remove this review ASAP as it completely false and misleading. A company that refuses to take accountability, doesn't play fair when it comes to negotiations between the landlord and the tenant, refuses written proof and has no idea about customer service and/or how to communicate. My advise will be to NOT deal with them - this company is toxic and you will regret it. This company circulates memos that tells them the sales staff are better than the 'spikey haired c***s at Fo*****' What else can you expect? DO NOT DEAL WITH THEM I see others have shared a review about Tonte Douglas at the company - I have had similar, if not worse, experience with him. I escalated to Jamie, the head of the company, who hasn't responded. Matt, to my surprise, has completely ignored certain salient points in my email, and has completely come back on the defensive. My advice - do not deal with a company that pretends to be about the customer, but really is not.

Absolutely no support. edit - the agency decided to share amounts and direct addresses on a public forum - you can see how they respect your privacy. Which linked to my name are personal information which is irresponsible even trying to defend yourselves. As they are getting money from the landlord any dispute after you leave will let you wishing you had gone with someone else. No support, limited responses... The usual - as soon as they have their money - they are uninterested in helping. I would recommend finding another agency to do your dealings. And even as a landlord, there are online platform far cheaper (and since they don't manage the property - you will definitely save money and time). Very dissapointed. If all goes well they seem to be good but in any actual dispute the will drop you to the ground. I wouldn't trust them with anything. T.

The worst agency I ever had to deal with! Unfriendly, not helpful and still has not followed up on maintenance requests. Conveniently forgets to follow up on emails, lost our keys before handover, ... the list is long...

Left us without hot water for a month, kept sending plumbers who couldn't fix the issue. Then attempted to take full deposit at the end of the tenancy because they hadn't bothered to cross reference with the check-in inventory. Flat mouldy when moved in despite it being our one special condition in the tenancy agreement.

Kyle, we are very disappointed that you have left us such a poor review. Whilst we are aware that you went some time without hot water, we feel it’s very unfair for you to claim “we left you without hot water for a month” we worked very hard to get the water fixed for you and this would have happened a lot quicker would you have allowed access when we needed and also not delayed us by ten days whilst waiting for a response due to you being away. We also feel it should be beard in mind that the water fault complications were in large part due to you turning off the supply to the tank and not informing us or the contractor you had done so. It should also be known that the landlord and contractor compensated you fully for this delay. With regards to your deposit, we did not try and take your whole deposit! We discussed the deductions with the landlord, proposed them to you, you were unhappy so we negotiated an agreed amount between you and the landlord. This is the Agents role. Please bear in mind none of the deposit goes to us! Given the way you acted as a tenant we are not surprised you have left such a negative review despite the many hours we spent working on issues for you. We wish you the best of luck none the less!

Lackluster property manager - initials TD. Shaved off a significant portion of my deposit without credible reasoning. Sloppy, unprofessional service. Was also pestered during my tenancy by someone beginning with the name LW - used my apartment as a showhome. Disappointing.

Biggest crooks i know! Struggled to get my deposit back after renting a flat from them. Had to submit a claim via the deposit scheme- 6 months later i got my deposit back in full! Madley were trying to charge me for everything from cleaning fee's to damage to the property. The property was professionally cleaned after i moved out and the damage they were trying to charge me for existed when i moved in, luckily i had photo's to back my claim.They made it extremely difficult to get my deposit back- they are petty and will try to claim your entire deposit after you vacate any of their properties, massive waste of time because you have to involve the deposit scheme to get your deposit back. Do yourself a favour and stay away from Madley.

Dear Mr Mawami, it's extremely disappointing that you have aired this completely false report about our company 2 years after removing the furniture that you decided you could store in a landlords property without permission whilst you were in Canada. Your tenancy ended on the 17th of August 2015 and you did not remove your furniture and belongings from it until the 5th of September 2015. Nor did you clean the property when you did finally remove it nor would you pay the rent for that period. On the instructions of our client/your landlord, we requested deductions from your deposit to cover these costs as per the terms of your tenancy agreement, you did not agree with those and disputed them via My Deposits as per the normal practice in such matters. The adjudicators from My Deposits then awarded our client/your landlord £309 for missing items and the cleaning of the apartment. So you did not get your deposit back in full as you claim. What you have claimed is completely false and intentionally misleading and should you wish, we will publish the contents of the adjudication decision from My Deposits here as proof of that and as you know, this will show how false your statements are! The problems you experienced were solely due to your breaches of the tenancy agreement and lack of respect for due process. The strength of our positive reviews on this site and numerous others is the proof of our good practice and level of service we give to tenants, landlords, buyers and sellers.
