I rented a flat from them. They were nightmare with my check-in. - The tenancy started on 26 April 2022 - The end-of-tenancy cleaning was booked on 26 April. I don't regard it as a 'minor delay'. It was instead a mistake - No one told me about the situation - As it was clear that I could not move in on 26 April, I moved in on 27 April - The quality of the end-of-tenancy cleaning was not good. I reported them (Kathrine Popiol) with pictures. They ignored my report Below are the things that I have not received proper explanation yet: - Nithiya emailed me to meet the inventory clerk at the concierge at 11 am on 26 April for the inventory and check-in - I waited until 1 pm and eventually found out that the clerk had left the property around 10:10 am Now they are torturing me with my check-out by scrutinising the quality of the end-of-tenancy cleaning done by a professional cleaning company I arranged. I'll update this review with the outcome. Update (6 June 2023): On 2 May 2023, I had to pay the cleaning company another £145 for their emergency revisit and carpet cleaning service. I wish JLL told me about the carpet cleaning beforehand. But my struggle was not over. Now Kathrine Popiol insists that they cannot fully refund my deposit and hold £100 by stating that 'I am proposing to refund the deposit less funds for the bill which has not been generated yet – the client requires me to hold back funds (£100 only) as guarantee'. By simply calculating, the bill would cost approximately around £7.59. I told her that 'why can't you simply send me an invoice when you receive the final bill?', and here's the reply I got. 'As discussed before the calculations you have presented to me are not guaranteed and we do not know how much the bill is going to be until it is received. I am more than happy to proceed with £100 to be held back on account and refund full balance as proposed a number of times before. I appreciate you have good payment history but this is my final proposal.' £100 deposit will be held for such a small amount of bill, and now I need to track that £100 in September.

I rented a place with these agents at Thomas tower im Dalston, and they lied with the landlord that we lost their keys for the inventory check out. The irony is the missing key is photographed in the balcony door in the inventory report! they also said we lost their 2nd letter box key but there was only one to begin with and it states theres only 1 in the check in report. The landlord also said the door lock was broken and they had to replace the door lock, along with a broken shelve in the bathroom. again lied when the inventory report doesn't state they were not broken in both check in and check out and only show silverfish killer powder due to the infestation at the flat which is hard to clean off. Also they said the extractor fan filters were missing when the photos of the check in and check out report shows the same extractor fan. Im not sure what the landlord is going to buy once he realise theres nothing is missing. The inventory said the flat was unclean but the landlord said he had a cleaner come on for £50! Im sorry but a deep clean isn't £50 if that flat was that dirty. I would hope landlords clean in-between tenants as a standard practice and not rely on tenants cleaning. I would advise anyone to not rent a place with these agents who cant even organise a check out inventory correctly with a company who's competent enough to write and take photos of the flat on check out. Then not be able to spot errors in the report, or read the report side by side properly.

As many comments have already noted, avoid JLL. Expect them to hold your deposit after the check out report for no reason. Plucking charges from thin air. Weeks have passed with no indication of the deposit being returned. The service is all well and good when they want your money, but when they need to return your deposit it is a different story. I would suggest all tenants to leave a review after you have your deposit returned. Very unprofessional

When I chose to do business with JLL London, I thought I was dealing with the globally known firm, not a franchise office that does not keep with the standards of JLL. Beware of this firm, they are very sloppy in how they do business and have highly risky and suspect business practices. STAY AWAY FROM THIS AGENCY!! They have no integrity and do not have any principles or morals on how to do business. Stealing from deposits for little scratches on the wall that were reported during the inventory, finding any possible excuse like finger prints to take money from the deposit. I'd recommend you deal with more honest agencies, plenty of them in LondonNegativeProfessionalism

STEER CLEAR of these professional crooks who conduct highway robbery for the landlord. They will try to deduct inflated and unsubstantiated amounts from your deposit. They bank on the fact that most people won’t take court action against their fraudulent claims. Their tactics are unsuccessful attempts to delay and debilitate, knowing full well that what they are committing is fraud. They have horrendous ratings on Trustpilot. I wish I had paid more attention to the Trustpilot reviews before engaging with this agency. I recently moved out of one of their properties after hiring professional cleaners and leaving the place spotless. They booked a third party to conduct the checkout, who attempted to note every item of fair wear and tear he could find, including fingerprints on the entrance door doorknob (how did he think he got into the property in order to conduct the checkout?). For every item of fair wear and tear, which is under the landlord’s remit, they attempt to bill £50, even for a scuff mark on the wall that was documented during check-in and for what they claim as loose skirting in the entrance door, of which the sealing was reported throughout the tenancy as as a violation of fire safety laws requiring requiring walls, floors, and doors of purpose-built maisonettes or blocks of flats to hold back flames and smoke for a minimum of 30 to 60 minutes. I hired professional cleaners and left the apartment spotless, and they now attempt to bill you for a recleaning if they are capable of finding a speck of dust anywhere in the apartment. I have nothing but pity for employees of this agency, that they have diminished themselves so much that they are incapable of doing something useful for a living. People who are so incompetent that they have to conduct highway robbery from honest tenants and who constantly pass the buck to anyone else that is not them because they are too incompetent to earn an honest living. I am now taking legal action against their fraud to recover my deposit, against which they claim unlawful deductions.NegativeResponsiveness, Quality, Professionalism, Value
